BRANFORD , CT — O,R&L Commercial has negotiated a 12,030-square-foot biomed-tech office lease for dermatology company Azitra Inc. in Branford, an eastern suburb of New Haven. Azitra researches skin conditions and diseases and develops medical treatment products. Richard Guralnick of O,R&L represented Azitra in the lease negotiations. Guralnick also represented the undisclosed landlord.

OKLAHOMA CITY — CBRE has arranged a 56,000-square-foot industrial lease at 3100 N. Meridian Ave. in Oklahoma City. The tenant, Made by Influence LLC, leased the space from landlord USA Prop Management LLC. Randy Lacey of CBRE’s Oklahoma City office represented the landlord in the lease negotiations.
NKF Secures 23,000 SF Office Lease Renewal at Newly Renovated Fountain Place in Dallas

DALLAS — Newmark Knight Frank (NKF) has secured a long-term lease renewal at Fountain Place, a 60-story office building in Dallas that recently underwent a $70 million redevelopment. The tenant is Commerce Street Holdings LLC, the holding company for Commerce Street Capital LLC. The company will retain its office on the 27th floor of Fountain Place, which is located at 1445 Ross Ave. in the city’s Arts District. Jim Cooksey, Paxton Cooksey, Garrison Efird and Louis Pascuzzi of NKF represented Commerce Street Holdings in the lease transaction. Atlanta-based Goddard Investment Group owns and operates the office tower, which includes four new restaurants, a dry cleaner, Wells Fargo bank branch, onsite training center, car wash, sundry shop, tenant lounge and an 8,000-square-foot fitness center.
Whitestone REIT Signs Two Restaurant Concepts to Join Parkside Village South in Austin

AUSTIN, TEXAS — Whitestone REIT has signed two new restaurant concepts to join Parkside Village South, a shopping center located at 5701 W. Slaughter Lane in southwest Austin. The two restaurants, Oasthouse Kitchen + Bar and Keepers, will occupy 8,043 square feet and share a kitchen. Local restaurateurs Amir Hajimaleki and Ali Hajimaleki created the two concepts. The Parkside Village South location will be the second Oasthouse restaurant, while Keepers is a new seafood concept. The brothers also operate District Kitchen in Austin, which opened in 2013. Parkside Village South’s tenant roster includes Alamo Drafthouse Cinema, Chase Bank, Orangetheory Fitness, Kumon Learning Center, ATX Bike Shop, Kid Spa Austin and Burger Fi.
PLANO, TEXAS — Paragon Healthcare, a medical firm specializing in infusible and injectable pharmacy services, has leased 67,000 square feet of office space at The Apex Building in Plano. The company will move more than 250 employees from its current headquarters in Dallas to its new offices at 3033 W. President George Bush Highway. Paragon plans to create an additional 75 positions at the office by 2021. Brad Struck, Darren Woodson and Roy Reis of esrp represented Paragon in the lease negotiations, and Susan Arledge of esrp arranged incentives with the City of Plano. Duane Henley of Transwestern represented the landlord, Dallas-based Champion Partners.
Mooyah Burgers Opens New Restaurant at Stonebriar Centre in Frisco Within KidZania USA

FRISCO, TEXAS — MOOYAH Burgers, Fries & Shakes, a fast-casual burger chain based in Plano, has partnered with KidZania USA, an interactive 85,000-square-foot indoor “city” for kids ages 6 to 14, to be one of the featured restaurant experiences within KidZania’s first North America location. The indoor family entertainment center, which now has 29 locations in 22 countries, opened at Stonebriar Centre in Frisco. Brookfield Properties owns the mall. Guests at Mooyah can be their own chefs by creating their own hand-cut fries and real ice cream shakes. According to the Brookfield website, there are more than 100 occupations that children can utilize at the KidZania USA location.
Dilweg Inks Leases with 10 Companies for Downtown Atlanta’s 101 Marietta Street Office Tower

ATLANTA — The Dilweg Cos. has signed new leases or extensions with CIM Group and nine other companies at 101 Marietta Street, a 36-story downtown Atlanta office tower adjacent to The Gulch district. California-based CIM will occupy two of the new spec suites in the office building. Formerly known as Centennial Tower, the well-known chevron-marked building overlooks CIM’s future Centennial Yards, a mixed-use development in The Gulch. Existing office tower tenants DeLong, Caldwell, Bridgers, Fitzpatrick, & Benjamin LLC; Atlanta Dream; Amadeus and The VGM Group have all renewed their respective leases. Softgiving Inc, The Dennis Law Firm LLC, Volkert Inc., IVITA and BlackiNation have signed new leases. Located near Mercedes-Benz Stadium, State Farm Arena, Centennial Olympic Park, Georgia Aquarium, the CNN Center and three MARTA stations, 101 Marietta Street offers 650,000 square feet of space, as well as a conference center with training rooms, fitness center, Revelator Coffee in the lobby and tenant lounge with TVs, pool tables and a kitchen. Construction for another round of spec suites at 101 Marietta Street will commence this month. CBRE is handling the leasing assignment on behalf of Dilweg.
MILWAUKEE — Lou Malnati’s Pizzeria has leased 2,074 square feet at Riverpoint Village in Milwaukee. The Chicago-style pizza restaurant chain will occupy space at 8629 N. Port Washington Road. Fred Stallé of Mid-America Real Estate-Wisconsin represented the undisclosed landlord in the lease transaction.
CHICAGO — Law firm Schoenberg Finkel Newman & Rosenberg LLC has signed a full-floor lease at The 300, an office building located at 300 S. Wacker Ave. in downtown Chicago. The law firm will occupy the entire 15th floor for a total of 15,460 square feet. The lease commences in September 2020. Founded in 1946, the firm currently resides at 222 South Riverside. Golub & Co. owns The 300 and completed a renovation of the 536,000-square-foot property last year. Deborah Frank and Sandy Macaluso of Golub & Co. represented the landlord in the lease with the law firm. Tony Karmin and Corby Marx of Colliers International represented the tenant.
BOSTON — L.E.K. Consulting, which consults with private and public sector organizations, private equity firms and emerging entrepreneurial businesses, has renewed and expanded its lease at 75 State Street in Boston’s Financial District by 15,000 square feet for a total footprint of 78,000 total square feet. The company will occupy floors 18 through 21 of the 1.1 million-square-foot, Class A office building. Nat Kessler and Kevin Kennedy of CBRE represented L.E.K. Consulting in the lease negotiations. Rockpoint Group and DivcoWest are the landlords.
