ERIE, PA. — Entertainment concept Stumpy’s Hatchet House has signed a 5,800-square-foot lease at Liberty Center I shopping center in Erie, located approximately 130 miles north of Pittsburgh. The site will include 10 hatchet-throwing pits and aims to be a social gathering place with light snacks sold onsite. Guests can bring their own wine, beer and food. Other tenants of the 230,000-square-foot shopping center include regional grocery chain Top Friendly Markets, Peebles department store and PNC Bank. Drew Baldwin of Baldwin Brothers Inc. represented Stumpy’s in the lease negotiations. Sherry Bauer of Sherry Bauer Real Estate Services represented the landlord, Levin Management Corp.

GURNEE, ILL. — Luxor Workspaces has expanded its warehouse operations to a newly built, 190,000-square-foot warehouse along I-94 in Gurnee. The move, which took place prior to the Thanksgiving holiday, was expected to create eight new jobs and enhance Luxor’s level of service to its Midwest customers. CenterPoint Properties developed the warehouse and Morgan/Harbour Construction served as general contractor. Sam Badger of CBRE represented Luxor in the search for the new property. Vivek Singla of CBRE served as Luxor’s tenant improvement project manager during the final buildout. Features of the distribution center include a clear height of 36 feet, 22 docks and a 7,000-square-foot office space with a conference room and break room. Waukegan, Ill.-based Luxor is a designer and manufacturer of workspace products.

HOUSTON — JUSDA Supply Chain Management Corp. has signed a 62,261-square-foot industrial lease in northwest Houston. The company will occupy Building 1 at 8801 Fallbrook Drive, which is owned by Liberty Property LP. Joshua Brown and Reggie Beavan III of Newmark Knight Frank represented the tenant in the lease negotiations.

FRANKLIN, N.J. — LG Electronics USA has signed a 925,000-square-foot industrial lease to occupy the entirety of Crow Holdings at Veronica Ave., a single-tenant property currently under construction in Franklin, located approximately 50 miles northwest of New York City. LG produces home and entertainment products, mobile phones, home appliances and commercial displays. The building will feature 40-foot clear heights, 170 trailer parking spots, 159 dock positions and four drive-in doors. Crow Holdings Industrial and The Carlyle Group acquired the site in early 2019 and began speculative construction soon after. The building is slated for completion in March 2020. Stan Danzig and Kimberly Bach of Cushman & Wakefield represented Crow Holdings Industrial.

SHELTON, CONN. — Choyce Peterson Inc. has negotiated a 41,417-square-foot office lease for the new headquarters of railway inspector and servicer Sperry Rail Inc. in Shelton, a western suburb of New Haven. The property is located at 5 Research Drive. A new, 11,000-square-foot building will be constructed on the site to accommodate needs for additional production space. The company is consolidating its new headquarters from its previous location in Danbury, where it occupied three buildings. John Hannigan of Choyce Peterson represented Sperry Rail in the lease negotiations. Rob Scinto represented the landlord, R.D. Scinto, on an internal basis.

ORANGE, CONN. — Angel Commercial LLC has brokered the $7.3 million sale of a 23.3-acre parcel zoned for industrial development in Orange, a western suburb of New Haven. The property is situated at 205 Indian River Road, adjacent to PEZ Manufacturing Inc.’s production facility and Interstate 95. A FedEx building is also under construction in the same area. The parcel was subdivided and sold to four different undisclosed buyers. Jon Angel of Angel Commercial represented the seller, Indian River Road LLC, in the transaction.

ROSEMONT, ILL. — US Foods has signed a 275,000-square-foot office lease renewal at Riverway in Rosemont. This is the largest office lease signed in suburban Chicago since 2017, according to Cushman & Wakefield. Riverway is a 1.1 million-square-foot office campus comprised of four 11-story buildings. Dan Svachula, Michael Simpson and Allyson Birchmeier of Cushman & Wakefield represented the landlord, Adventus Realty. James Otto, Abigail Zaleski and Chris Reynolds of CBRE represented US Foods, a major foodservice distributor and supplier.

IRVING, TEXAS — Lee & Associates has negotiated a 335,480-square-foot industrial lease renewal at 9400 N. Royal Lane in Irving. According to LoopNet Inc., the rail-served property was built in 2004 and totals 447,400 square feet. Tom Walrich of Lee & Associates represented the tenant, supply chain operator KGP Logistics Co. Mitch Pruitt represented the landlord, Prologis, on an internal basis.

DALLAS — TripActions, a Silicon Valley-based platform that manages corporate travel, has signed an 88,490-square-foot office lease at Renaissance Tower, a 56-story building located at 1201 Elm St. in downtown Dallas. Evan Hammer, David Harris and Jade Scott of Whitebox Real Estate, along with Bo McNally and David Bergeron of T3 Advisors, represented TripActions in the lease negotiations. Dennis Barnes, Clay Gilbert and Ben Davis of CBRE represented the landlord, a joint venture between SMA Equities and Moinian Group.

ANDERSONVILLE, TENN. — Medical supply distributor HemaSource Inc. has leased 114,800 square feet of a newly developed industrial facility in Andersonville, 18 miles northwest of Knoxville. Built by The Hollingsworth Cos., the building is upfitted for high-volume distribution utilizing tax incentive financing. The remaining 13,100 square feet of the 127,900-square-foot building is office space already leased to metal supplier A&S Building Systems. The Hollingsworth facility has the capacity to expand to 172,600 square feet and features 32-foot clear heights and 12 dock doors.
