DETROIT — Coworking provider Venture X has leased 22,000 square feet at 220 W. Congress in downtown Detroit. Venture X is a membership-based, shared workspace and community that blends a boutique hotel and modern office style. This is the company’s first location in Michigan. It will begin occupying the three floors of the 35,000-square-foot building in the first quarter. Brendan George and Jasper Hanifi of CBRE represented the landlord, Basco, in the lease transaction. Kyle Passage of Cushman & Wakefield and Dan Stewart of SVN Stewart Commercial Group LLC represented the tenant.

HOUSTON — COE Distributing, a wholesale distributor of office furniture, has signed a 251,754-square-foot industrial lease at Highland Grove Industrial Park in northwest Houston. COE will lease newly renovated cross-dock space that was formerly occupied by grocery chain Randalls. Cory Driskill and Travis Covington of Crow Holdings Industrial and Faron Wiley of CBRE represented the landlord, CRP/CHI Randalls Owner LP, in the lease negotiations. John Parsley, Barrett Gibson and Jason English of Colliers International represented the tenant.
DALLAS — Accesso, an investment manager and operator of office buildings, has added three tenants to 2626 Cole, the company’s 121,000-square-foot office building in the Uptown/Turtle Creek area of Dallas. WorkSuites signed a lease for 28,600 square feet; Republic Editorial inked a deal for 12,300 square feet; and Annandale Capital signed a lease of an undisclosed size. The leasing activity brings the occupancy of the property, which was recently renovated, to 95 percent.
ADDISON, TEXAS — Discount apparel retailer Ross Dress for Less has opened a 21,088-square-foot store at Addison Town Center on the northern outskirts of Dallas. The official opening was held on Oct. 12. Bernard Shaw of Weitzman represented the owner of Addison Town Center, which houses tenants such as Kroger Signature, Target, PetSmart, Crunch Fitness, Dollar Tree, GNC and Great Clips, in the lease negotiations.
PHILADELPHIA AND EWING, NEW JERSEY — Dallas-based fast casual restaurant Wingstop has signed retail leases in Philadelphia and Ewing, New Jersey. Wingstop will open a 1,650-square-foot store in Philadelphia’s Morrell Plaza, a 103,251-square-foot retail center with tenants including ShopRite and T-Mobile. The company will also open a 2,200-square-foot store in Ewing, New Jersey’s Capitol Plaza, a 354,993-square-foot shopping center with tenants including Marshalls, Dollar Tree and Planet Fitness. David Dunkelman of Soloff Realty & Development Inc. represented Wingstop in the Philadelphia negotiations, and Sidney Singer of Levin Management Corp. (LMC) represented the landlord. Marta Villa of JLL represented Wingstop in the Ewing negotiations , and Andrea Kyriacou of LMC represented the landlord.
HOUSTON — Clarion Partners LP has landed three new office tenants with a combined footprint of 187,054 square feet at Westchase Park, the company’s 560,825-square-foot office development in Houston. LJA Engineering Inc. leased 90,989 square feet, and Centurion Pipeline Co. LLC leased 28,078 square feet, with both firms planning to take occupancy during the first half of 2020. Additionally, ABB Inc. renewed its lease for 67,987 square feet. Eric Anderson, Parker Burkett, and Katy Gragg of Transwestern Commercial Services represented Clarion Partners in the lease negotiations. MCKINNEY, TEXAS — Lee & Associates has secured a 51,288-square-foot industrial least at 1581 Corporate Drive in McKinney, a northeastern suburb of Dallas. Brett Lewis and George Tanghongs of Lee & Associates represented the landlord, Dalfen Industrial, in the lease negotiations. The tenant was not disclosed.
FORT WORTH, TEXAS — Stream Realty Partners has negotiated a 39,950-square-foot industrial lease at Parc North in Fort Worth. Seth Koschak and Forrest Cook of Stream Realty Partners represented the landlord, EastGroup Properties, in the lease negotiations. Todd Hubbard of NAI Robert Lynn represented the tenant, Texas AirSystems.
E-Commerce Marketing Firm Signs 160,000 SF Office Lease in Boston, to Create 700 New Jobs

BOSTON — Klaviyo, a tech firm that develops marketing software for e-commerce users, has signed a 160,000-square-foot office lease in Boston, according to The Boston Business Journal. The company will move from its 25,000-square-foot facility at 225 Franklin St. to the new location at 125 Summer St, an expansion that will create about 700 new jobs in the company’s primary engineering, sales and support teams. Oxford Properties Group is the landlord of both buildings at 225 Franklin St. and 125 Summer St.
NEW YORK CITY — Adobe Inc. has signed a 109,296-square-foot office lease renewal and expansion at 1540 Broadway in Manhattan. The company will remain in its 27,323-square-foot office on the entire 17th floor and will expand into an additional 81,972 square feet on the 18th, 19th and 20th floors. The lease carries a 10-year term. The CBRE team of Mary Ann Tighe, Howard Fiddle, Eric Deutsch, Christie Harle, Jason Pollen and Benjamin Joseph represented the landlord, EDGE Fund Advisors, in the lease negotiations.
