CHICAGO — Three new tenants have signed leases totaling 8,900 square feet at Concourse Chicago, an office property undergoing renovations in Chicago. Blue Water Shipping signed a lease for 3,900 square feet and is relocating from Presidents Plaza across the street. Green Office Partners, a print services company for small and medium businesses, leased 3,700 square feet and is relocating from the central business district. In the final transaction, Elgin-based Great Lakes Technology leased 1,500 square feet for a satellite office. Berger Asset Management acquired Concourse Chicago in 2018. The company is repositioning the 12-building complex. Jake Spinnell and Jon Connor from Colliers International represented Blue Water Shipping, Steve Goldstein of Jameson Commercial represented Green Office Partners and John Cassidy of Lee & Associates represented Great Lakes Technology. Steve Chrastka and Jason Wurtz of NAI Hiffman represented the landlord as the exclusive leasing representatives for the property.

NEW YORK CITY — Lee & Associates has negotiated two office subleases totaling 22,000 square feet at 40 West 25th Street in Manhattan. Business intelligence software firm Looker Data Sciences signed an11,000-square-foot lease on the seventh floor, and Nonprofit medical technology company Gradian Health Systems also inked an 11,000-square-foot on the sixth floor. The sublessor, meal kit provider HelloFresh, will move its offices to a 43,000-square-foot space at 28 Liberty Street. Stephen Bellwood and Kevin Waldman of Cushman & Wakefield represented Looker Data in the lease negotiations. Robin Fisher and John Cilmi of Newmark Knight Frank represented Gradian. The landlord is Unizo Real Estate. Both companies are expected to take occupancy on December 1, and both terms are for approximately five and a half years.

MUSKEGON, MICH. — West Michigan-based B2 Outlet Stores has opened its 18th location in the state of Michigan. The discount retailer occupies 6,700 square feet at 1680 E. Apple Ave. in Muskegon. B2 Outlet offers a variety of merchandise and donates a portion of all profits to local and worldwide causes. Todd Leinberger of NAI Wisinski of West Michigan assisted B2 Outlet in securing the new location. Leinberger, along with colleagues Russ Bono and Cameron Timmer, represented the undisclosed landlord. The name B2 stands for Benefit Twice.

NEW YORK CITY — Seafood restaurant Mighty Catch has signed a 1,360-square-foot retail lease in Manhattan. Located in the Columbia University submarket, the lease encompasses 960 square feet on the ground floor of 940 Columbus Avenue., as well as an additional 400-square-foot basement space. The restaurant is slated to open in early 2020. Anton Marchuk of Harvest International Commercial Real Estate represented Mighty Catch in the lease negotiations. Michael Shkreli of Winick Realty Group represented landlord, Walter & Samuels.

PASADENA, TEXAS — Avison Young has negotiated a 102,863-square-foot industrial lease within Bayport North Logistics Center I, located near Port Houston in the eastern suburb of Pasadena. Bob Berry and Grant Hortenstine of Avison Young represented the tenant, American Cross-Dock & Storage, in the lease negotiations. CBRE’s Jason Dillee and Andrew Jewett represented the landlord, Triten Real Estate Partners.

BOSTON — Shell TechWorks, an entrepreneurial research division of oil and gas giant Shell, has signed a 43,821-square-foot office lease at Two Drydock, an office building currently under construction in Boston’s Seaport district. Skanska is developing and constructing the 230,000-square-foot, Class A office building, which is slated for completion by early 2020. The building will feature an 8,000-square-foot rooftop terrace and a 5,500-square-foot amenity space with a fitness center, lounge and bike space. Shell TechWorks will occupy floors five and six of the building.

ATLANTA — The National Basketball Association’s Atlanta Hawks have signed a three-story office lease with The Dilweg Cos. to occupy 53,865 square feet. The Hawks plan to renovate the space starting this month. Upgrades will include a new employee lounge and break room that will contain a full-service kitchen with a mix of seating, break-out spaces, flat-screen televisions and several other tech-infused amenities. Other plans include revamped offices for the Hawks sales team that will feature a variety of sales and training areas, open-floor layouts, socializing areas and a coffee bar. In January, WeWork signed a 100,300-square-foot lease, with company signage at the top of the building, at 101 Marietta St.

FAIRFIELD, N.J. — CBRE has arranged the sale-leaseback of a 100,000-square-foot industrial facility in Fairfield, located approximately 20 miles west of New York City. EverWest Real Estate Investors LLC acquired the property from Unifoil Corp., which will continue to occupy the industrial property via a long-term lease. Built in 1988, the property at 12 Daniel Road features 27,000 square feet of office space and parking for 188 cars. William Waxman, Kevin Dudley, David Gheriani and Gil Medina of CBRE represented EverWest in the lease negotiations. The sales price was undisclosed.

PHILADELPHIA — NAI Mertz has negotiated an 11,250-square-foot industrial lease in Philadelphia. The tenant, Rodan Enterprises LLC, will use the facility to house its company, SureShade, a designer and manufacturer of innovative marine sunshade systems. The space is located within a 75,000-square foot industrial building with 25-foot ceiling heights, one drive-in door and one tailgate door. Joe Sternberg of NAI Mertz represented the landlord, Onyx Partners, in the lease negotiations.

CHICAGO — Duke Realty Corp. has signed five leases with industrial tenants for four of its properties within metro Chicago. The leases total 860,296 square feet. Susan Bergdoll and Casey Grant of Duke represented the company in all the lease transactions. At Airport Logistics Center in Romeoville, RJW Logistics leased the entire 543,780-square-foot speculative building that delivered in August. Dominic Carbonari and Frank Griffin of JLL represented the tenant and Jason West and Sean Henrick of Cushman & Wakefield marketed the property for lease. Coda Resources leased all of the 183,296-square-foot speculative building known as 990 North Avenue in Glendale Heights. Frank Melchert of Cawley Chicago represented the tenant, while Kelly Disser, Eric Tresslar and Michael Freitag of NAI Hiffman served as listing brokers. At 375 W. South Frontage Road in Bolingbrook, Battery Systems signed a new lease for 17,850 square feet and Corrosion Materials renewed its 17,850-square-foot lease. Brian Kling and John Bolster of Colliers International represented Battery Systems. Ryan Earley and Terry Grapenthin of Lee & Associates were the listing brokers.
