CHICAGO — Orangetheory Fitness has leased 4,000 square feet on the second floor of 155 N. Michigan Ave. in Chicago. Larry Kling of Newmark Knight Frank represented the fitness franchise in the lease transaction. Orangetheory offers workouts based on high-intensity interval training that blend cardiovascular and strength training. The company has more than 1,200 locations worldwide. The Michigan Avenue location will be the company’s 17th in Chicago and 58th in the state of Illinois. Set to open in January, the build-out will feature an open space with additional workspaces and larger bathrooms and shower facilities than traditional Orangetheory floor plans.

ANKENY, IOWA — The Opus Group has completed the lease-up of Corporate Woods II, a 200,000-square-foot speculative industrial building in Ankeny. Tenants include Carroll Tire Co., Alfa Laval, Berlin Packaging and Harrell’s Car Wash Systems. The building serves as the second phase of Corporate Woods Industrial Park. Opus is set to begin work on the third and final phase of the industrial park this fall. The final building will span 200,000 square feet and is slated for completion in 2020. JLL represented all four tenants in the lease transactions and will market Phase III for lease.

NEW YORK CITY — WeWork has leased a 362,197-square-foot office lease at 437 Madison Avenue in Manhattan. The company will move into floors two through 12, as well as a portion of the 14th floor, in January 2021. Other tenants at the 850,000-square-foot building include Citizens Bank, communications firm Kekst CNC and law firm Wiggin and Dana LLP. Frank Doyle, David Kleiner, Cynthia Wasserberger, Hayley Shoener and Harlan Webster of JLL represented the landlord, the William Kaufman Organization (WKO), in the lease negotiations. Michael Lenchner of Sage Realty Corp., the leasing and management division of WKO worked with JLL to represent the landlord. Peter Riguardi and Howard Hersch of JLL represented WeWork.

GARLAND, TEXAS — At Home Procurement Inc. has signed a 555,321-square-foot industrial lease renewal at 4040 Forest Lane in Garland, a northeastern suburb of Dallas. Matt Spellman and Matthew Hickey of TIG Real Estate Services represented the landlord, Fort Worth-based investment firm Fort Capital, in the lease negotiations. Nathan Lawrence of CBRE represented the tenant.

INDIANAPOLIS — CBIZ Inc. has signed a 53,000-square-foot office lease at Parkwood Crossing in north Indianapolis. The professional and financial services company will occupy space at Eight Parkwood, a 204,126-square-foot building within the eight-building, 1.2 million-square-foot office park. Rubenstein Partners LP and Strategic Capital Partners LLC acquired Parkwood Crossing in 2016. The companies have invested approximately $20 million in improvements at the property, including a 14,000-square-foot amenity building that opened in 2018. Traci Kapsalis, Adam Broderick and Brittany Shuler of JLL, along with Gibraltrar Real Estate Services, handled the lease transaction on behalf of building ownership. Matt Waggoner of JLL represented the tenant.

RIVERSIDE, CALIF. — Cardinal Health has signed a long-term lease to occupy the an entire 1 million-square-foot, state-of-the-art warehouse and distribution facility in Riverside. The property is one of two facilities at Dedeaux Sycamore Canyon Distribution Park. Dedeaux Properties, the landlord, acquired the newly completed asset in August. Dublin, Ohio-based Cardinal Health plans to utilize the property at Sycamore Canyon Business Park as a key West Coast medical products distribution center. Cardinal Health provides medical products and pharmaceuticals to hospitals, health systems, pharmacies, ambulatory surgery centers, clinical laboratories and physician’s offices worldwide. Dedeaux Properties is currently nearing completion on an adjacent 361,346-square-foot warehouse building, which is slated for occupancy during fourth quarter of this year. Ian DeVries and Chris DeVries of Colliers International represented the landlord, while Dan de la Paz of CBRE’s Ontario, Calif., office represented the tenant in the lease transaction.

IRVING, TEXAS — Mueller Co. LLC, an affiliate of Atlanta-based Mueller Water Products Inc., will open a 26,250-square-foot distribution center at Dallas-Fort Worth International Airport. Construction on the new space is underway, and the buildout of the shell space is expected to last about two months. ILLINOIS, MICHIGAN AND MISSOURI — Metro Commercial Real Estate has brokered several leases on behalf of The Edge Fitness Clubs for new locations across the Midwest. The properties include: Windmill Plaza in in Sterling Heights, Mich.; West River Centre in Farmington Hills, Mich.; an unnamed center at Avon and Rochester roads in Westland, Mich.; Cave Springs in St. Peters, Mo.; Mackenzie Point in Shrewsbury, Mo.; and Westridge Court in Naperville, Ill. There are also three new locations in Pennsylvania. The fitness centers are all expected to open later this year or in 2020. Brandon Anapol and Scott Benson of Metro led the leasing team. With these new leases, Metro has brokered 16 locations totaling approximately 640,000 square feet for Connecticut-based Edge over the last 12 months. Edge currently operates 25 locations across Connecticut, Delaware, Pennsylvania and New Jersey.

LENEXA, KAN. — DashNow has opened a 5,407-square-foot office at The District at City Center Lenexa in Kansas. The company has leased an entire floor of the office building known as Penn I. DashNow offers an app that enables restaurant customers to pay their bills at the table through their smartphones. The app improves efficiency for restaurants and servers. Todd Weltmer of Parkway Realty represented DashNow in the lease transaction. Ryan Biery of Copaken Brooks represented the landlord, Copaken Brooks. When fully developed, City Center Lenexa will span more than 2 million square feet with office, retail and residential space.

NEW YORK CITY — Marketing and design firm Harper + Scott has signed a 17,456-square-foot office lease at 3 World Trade Center in Manhattan. The company currently operates out of 915 Broadway in the Flatiron District and will occupy a portion of the 40th floor of the building beginning in spring 2020. Jeff Fischer and Joe D’Apice of CBRE represented Harper + Scott in the lease negotiations. Jeremy Moss and Camille McGratty of Silverstein Properties represented the landlord, the Port Authority of New York and New Jersey. Mary Ann Tighe, Ken Meyerson, Adam Foster, Evan Haskell, Steve Eynon, David Caperna and Rob Hill of CBRE assisted the Silverstein Properties team.
