PLANO, TEXAS — Cushman & Wakefield has negotiated a 24,000-square-foot office lease in Plano for Samsung SDS, a division of the South Korean tech giant that provides IT services. The tenant will occupy space at APEX, a 186,244-square-foot, Class A building located at 3033 George Bush Highway. Scott Hobbs, Kim Lyon and Ashley Tanton of Cushman & Wakefield represented Samsung SDS in its property search and lease negotiations. Duane Henley and Nathan Durham of Transwestern represented the property’s landlords, Champion Partners and Cross Harbor Capital.
YORK, PA. — Elephat Printing & Design LLC has signed a 3,024-square-foot office lease at 1285 West King Street in York, located approximately 25 miles south of Harrisburg. The property is part of a 47,954-square-foot office complex shared by tenants including York Roofing and Raymundo Drywall LLC. Nate Resh and David Bode of ROCK Commercial Real Estate, brokered the transaction.
ST. LOUIS — The St. Louis Cardinals and The Cordish Cos. have unveiled three new tenants at the $260 million expansion of Ballpark Village — Sports & Social St. Louis, Davio’s Northern Italian Steakhouse and Baseballism. The 75,000-square-foot retail portion within the second phase expansion is now 92 percent leased. Sports & Social will occupy 9,000 square feet and anchor the base of the three-story retail pavilion overlooking the new infield plaza and Busch Stadium. In addition to a full dining and beverage menu, guests will enjoy a variety of games. Davio’s is an upscale restaurant that originated in Boston. It currently has 12 locations around the country. Baseballism is a baseball apparel retailer with nine stores across the country. Office tenants PricewaterhouseCoopers and ButcherJoseph moved into the PwC Pennant Building last week. It is the first new-construction Class A office tower in downtown St. Louis in more than 30 years. Onelife Fitness expects to open within the retail pavilion in January. The project also includes a Live! by Loews hotel slated to open in the first quarter and a 29-story residential tower slated to open in the second quarter.
CARROLLTON, TEXAS — NAPCO Bag & Film, a provider of bags to a variety of industries, has signed an 81,535-square-foot industrial lease at 2908 Commodore Drive in the northern Dallas suburb of Carrollton. Greg Nelson of Paladin Partners represented the tenant in the lease negotiations. Michelle Hudson and Tom Hudson of Hudson Peters Commercial represented the landlord, ML Realty Partners.
LEXINGTON, MASS. — Newmark Knight Frank (NKF) has negotiated a 14,764-square-foot office lease for pharmaceutical company KabaFusion in Lexington, a northwestern suburb of Boston. The company is moving its headquarters from a 3,500-square-foot space in Waltham to 80 Hayden Avenue, a 43,208-square-foot, three-story office building primarily leased to life sciences tenants. Mark Roth, Matt Malatesta, Brendan Daly and Brianna Piacitelli of NKF represented the landlord, Marwick Associates, in the lease negotiations. Jack Whelan and Michael O’Leary represented KabaFusion.
STAMFORD, CONN. — Recycling and sustainability organization Keep America Beautiful has signed an 8,500-square-foot office lease renewal in Stamford, located approximately 35 miles northeast of New York City. As part of the renewal agreement, the landlord agreed to pay for interior renovations, including a kitchen and restroom remodel and enhancements to the lighting and HVAC systems at the property, which serves as the organization’s headquarters. John Hannigan and Adam Cognetta of Choyce Peterson Inc. represented Keep America Beautiful in the lease negotiations. Larry Kwiat of SL Green Realty Corp. represented the landlord on an internal basis.
ALPHARETTA, GA. — Five Guys Taverns LLC has signed a lease to open Taffer’s Tavern at 33 S. Main St. in historic downtown Alpharetta in February 2020. The location will be the first in the nation for Taffer’s Tavern, which is backed by TV star Jon Taffer. Taffer is the host of “Bar Rescue.” The restaurant will be situated in the Liberty Hall building, directly across the street from City Hall. The building will feature the original bar, which was built in the 1700s and imported from England. Taffer’s Tavern will offer a menu that features a vacuum-sealed cooking method that doesn’t use traditional, commercial equipment. Locally based firm Chandlee and Sons Construction will serve as the general contractor. Five Guys Taverns plans to open four more restaurants across the state. The company has teamed with Fransmart, which also partners with companies such as Qdoba Mexican Grill and Five Guys, as its franchise development partner.
NEW YORK CITY — Agency for the Performing Arts (APA) has signed a 21,000-square-foot office lease for its New York headquarters in Midtown Manhattan. The talent agency will relocate from its current location at 135 West 50th Street to its new space on the 21st floor of 3 Columbus Circle in December. Marketing firm Young & Rubicam anchor the building and other tenants include office rental agency Emerge212, Nordstrom and Jazz at Lincoln Center. Savills represented APA in the lease negotiations. John Fanuzzai and Harley Dalton of JLL represented the landlord, The Moinian Group.
NEW YORK CITY — JLL has negotiated a 15,361-square-foot office lease for private investment firm Newlight Partners LP at the Mutual of America Building in Manhattan. Newlight Partners is relocating from 390 Park Avenue, also known as The Lever House, to the 25th floor of the 750,000-square-foot, Class A office building. The term of the new lease is 10 years. Alexander Chudnoff and Daniel Turkewitz of JLL represented Newlight Partners in the lease negotiations. Frank Doyle, David Kleiner and Betsy Buckley of JLL represented the landlord, Mutual of America Life Insurance Co.
DALLAS — Envy Gaming Inc., a Dallas-based company that owns multiple esports teams, will open a 20,872-square-foot training facility and expanded office headquarters at Victory Park in downtown Dallas. The new space will be located within a Class A office building at 3030 Olive St., adjacent to the American Airlines Center.
