OLD BRIDGE, N.J. — Cushman & Wakefield has negotiated 72,628 square feet of new office leases and renewals of existing leases at 100 Matawan Road, a 132,000-square-foot office building in Old Bridge, located approximately 30 miles south of New York City. Contract manufacturing and turnkey supply chain solutions firm Coda Resources leased 7,319 square feet on the third floor. Supermarket Key Food leased 38,311 square feet on the building’s first and second floors. Electronic health record and practice management solutions provider CentralReach, leased 14,287 square feet on the building’s plaza level. Steel distributor Duferco Steel Inc. renewed its 10,961-square-foot lease on the fourth floor. Rossow USA renewed its 1,750-square-foot lease. Kevin Carton, Todd Elfand, Paul Giannone and Joe Vacca of Cushman & Wakefield represented the landlord, Signature Acquisitions, in the lease negotiations. Carton and Elfand also represented Coda Resources. Joe Sarno, Wes Moore and Joe Sarno III of CBRE represented Key Food and CentralReach. Moore also represented Duferco Steel.

NEW YORK CITY — Children’s fitness concept My Gym has signed a 3,262-square-foot retail lease on the ground floor of 207 West 79th Street on the Upper West Side of Manhattan. The concept offers physical education, pre-gymnastics and sports programs to children ages six weeks to 10 years. My Gym signed a lease for 10 years at the location, which will be the brand’s second in Upper West Side and fourth in Manhattan. DALLAS — Global architecture and engineering firm Page has signed a 34,000-square-foot office lease extension at the historic Mercantile National Bank Building in downtown Dallas. The firm has operated out of the property, located at 1800 Main St., since 2011 and will add an additional seven years to its lease term. Matt Heidelbaugh and Billy Gannon of Cushman & Wakefield represented Page in the lease negotiations.
CBRE Negotiates 6,724 SF Office Lease at Spring House Innovation Park Near Philadelphia

LOWER GWYNEDD, PA. — CBRE has negotiated a 6,724-square-foot office lease for cancer screening company Anpac Bio at Spring House Innovation Park in Lower Gwynedd, a northern suburb of Philadelphia. Developed and owned by MRA Group, the 600,000-square-foot property offers lab, research and development facilities, as well as Class A office and coworking space. Anpac Bio is expected to move into the space in March 2020. Toni Rossi of CBRE represented the tenant in the lease negotiations.
ATLANTA — Chick-fil-A has signed an office lease to occupy the sixth floor of 725 Ponce, a new mixed-use development located on Atlanta BeltLine’s Eastside Trail adjacent to Ponce City Market. The 40,000-square-foot space will house 250 corporate employees and will be an extension of the company’s support center south of Atlanta. Chick-fil-A is expected to move into the new space in summer 2020 when the buildout is complete. A 60,000-square-foot Kroger recently opened at the base of 725 Ponce. Avison Young Negotiates 45,700 SF in Office Leases at 1140 Avenue of the Americas in Manhattan

NEW YORK CITY — Avison Young has negotiated the leasing of over 45,700 square feet of office space at 1140 Avenue of the Americas in Manhattan. Vatic Labs, a trading technology firm, signed a 12,750-square-foot new lease for its New York City headquarters. Real estate investment firm Almanac Realty Investors signed a 12,750-square-foot office lease extension and expansion, and PSL Group, a pharmaceutical research, medical education and publishing firm, signed a 12,750-square-foot office lease extension. Grace Beauty, a marketer, investor and distributor of beauty products, signed a 7,466-square-foot office lease renewal. Todd Korren, Brooks Hauf and Peter Johnson of Avison Young represented the landlord, New York City-based REIT, in each of the four lease negotiations.
NEW YORK CITY — Cognitive computing services provider Digital Reasoning has signed a 5,819-square-foot office lease in Manhattan. The space is located on the 31st floor of 11 Times Square, a 1.1 million-square-foot commercial tower. The company is moving its New York City office from 853 Broadway and is expected to move into its new space by mid-November. Kyle Wainwright and Paul Ippolito of Newmark Knight Frank represented Digital Reasoning in the lease negotiations. JLL represented the landlord, SJP Properties, along with Zach Freeman on an internal basis. SJP’s project solutions team is constructing a build-to-suit boardroom for the tenant.
ELK GROVE VILLAGE, ILL. — Pacific Surfaces LLC has signed a 40,000-square-foot industrial lease in Elk Grove Village. The India-based granite distributor has maintained a sales office in Chicago for several years, but this is the company’s first warehouse in the United States. Located at 1300 Mark St., the single-story facility features six docks, several bridge cranes and a clear height of 22 feet. It is situated in Elk Grove Industrial Park. The new property will enable Pacific Surfaces to sell smaller quantities to a broader market. John D’Orazio of Colliers International represented Pacific Surfaces in the lease transaction.
HANOVER, PA. — Sign of the Horse Brewery will open a 4,850-square-foot bar and pub in Hanover, located approximately 35 miles south of Harrisburg. The company will brew and serve fresh beer as well as a full food menu at 979 York St., a 12,010-square-foot cement warehouse that was redeveloped into retail space. Tenants at the property currently include Earling Chiropractic Clinic, pet cremation service Companions at Peace Inc. and apparel retailer Homefield Advantage. Nate Resh and John Birkeland of ROCK Commercial Real Estate brokered the transaction. The grand opening of the pub is slated for October 22.
BURLESON, TEXAS — Premier Refrigerated Warehouse, a locally based provider of cold storage solutions, has inked a deal to occupy 200,000 square feet at a new facility underway in Burleson, located south of Fort Worth. Austin-based Yukon Ventures and New Jersey-based Saxum Real Estate are co-developing the 400,000-square-foot property. According to the Dallas Business Journal, the facility is valued at approximately $50 million and is expected to be complete by the fourth quarter of 2021.
