GARLAND, TEXAS — Synnex Corp., a California-based software and IT firm, has signed a 117,206-square-foot industrial lease at 1601 S. Shiloh Road in the northeastern Dallas suburb of Garland. According to LoopNet Inc., the property was built in 2019. Trevor Atkins of CBRE represented the tenant in the lease negotiations. The name and representative of the landlord were not disclosed.

AUSTIN, TEXAS — Newmark Knight Frank (NKF) has negotiated a 34,995-square-foot industrial lease at 7000 William Cannon Drive in Austin. Mike Hopper, Steve Biegel, Mark Russell, Jeremy Hakala, Scott Lewis and Gregory Katz of NKF represented the tenant, Advanced Micro Devices Inc., a California-based provider of semiconductors, in the lease negotiations. The landlord was ATX Office Owner 4 LP, an affiliate of Endeavor Real Estate Group.
PASADENA, TEXAS — Johnson Controls, a supplier of fire, HVAC and security equipment for buildings, has signed a 29,954-square-foot industrial lease in metro Houston. The company is taking space at a newly built facility located at 4111 Greenshadow Drive in the eastern suburb of Pasadena. Carlton Anderson of CBRE represented the tenant in the lease negotiations. Reed Vestal and Taylor Schmidt of Lee & Associates represented the owner and developer, VIGAVI Realty LLC.
FARMERS BRANCH, TEXAS — Marcus & Millichap has brokered the sale of the Baylor Scott & White Institute For Rehabilitation, a 5,000-square-foot medical clinic located in the northern Dallas suburb of Farmers Branch. The property was built in 2018 and was fully leased at the time of sale. Philip Levy and Vincent Knipp of Marcus & Millichap represented the seller and procured the buyer, both of which were private investors that requested anonymity.
NEW YORK CITY — Investment firm Oak Hill Advisors has expanded its prelease to 69,802-square-feet in Midtown Manhattan. The firm originally preleased 45,954 square feet at One Vanderbilt Avenue, an approximately 1.7 million-square foot office tower slated for completion later this year. The firm has leased an additional 23,848 square feet and will now occupy space across the 15th and 16th floors. Lance Korman, Brian Waterman and Jared Horowitz of Newmark Knight Frank represented Oak Hill Advisors in the lease negotiations. Robert Alexander, Ryan Alexander, Emily Jones and Alex D’Amario of CBRE represented the landlord, SL Green.
AKRON, OHIO — Burns & McDonnell has signed a lease to occupy the entire third floor of a new speculative office building within White Pond Crossing in Akron. The engineering, architecture and construction firm will occupy 14,940 square feet upon completion of the 45,000-square-foot building this summer. White Pond Crossing currently consists of six buildings totaling 67,900 square feet. Stacy Tramonte of NAI Pleasant Valley brokered the lease transaction. Tramonte handles all leasing for the new spec building.
DALLAS — International transport and logistics firm Geodis has signed a 280,000-square-foot industrial lease at 5450 W. Kiest Blvd. in southwest Dallas. According to LoopNet Inc., the site is located within Southwest Distribution Center, a 500,000-square-foot development that was completed in 1999. Ann Huntington of CBRE represented the tenant in the lease negotiations. Kacy Jones and Trapper Graff of CBRE represented the landlord, Kiest Blvd LLC.
NEW YORK CITY — Temporary and virtual office space provider FirmVO has signed an 11,000-square-foot lease in the Tribeca neighborhood of Manhattan. The space spans the entire seventh floor of 305 Broadway, a 14-story office building, and includes large common areas, five conference rooms, a coworking area and 30 private offices. The lease term is five years with an additional five-year renewal option. FirmVO offers office solutions to law firms and practitioners. Reade Broadway & Associates is the landlord. Both companies were represented internally.
IRVING, TEXAS — CBRE has negotiated a 585,910-square-foot industrial lease at 2650 Rental Car Drive in Irving. According to LoopNet Inc., construction of the 710,000-square-foot property was completed this year, and building features include 36-foot clear heights, 126 loading docks, 236 car parking spaces and 68 trailer parking spaces. Steve Trese and Steve Koldyke of CBRE represented the landlord, an affiliate of Trammell Crow Co., in the lease negotiations. The representative of the tenant, Sealy Mattress, was not disclosed.
SHENANDOAH, TEXAS — The University of St. Thomas, a private Catholic college in Houston, has signed a medical office lease in the northern Houston suburb of Shenandoah. The tenant will occupy 20,000 square feet at 121 Vision Park Boulevard, a 58,000-square-foot medical office building that was completed in mid-2019, to support its nursing program. Beth Young of Colliers International represented the university in the lease negotiations. Lisa Hughes and Pamela Sprouse of The J. Beard Real Estate Co. represented the landlord, a partnership between Everson Developments and VP2 Partners.
