Lee & Associates Negotiates 442,035 SF Industrial Lease for Best Choice Products in Metro Dallas

MESQUITE, TEXAS — Lee & Associates has negotiated a 442,035-square-foot industrial lease in the eastern Dallas suburb of Mesquite for Best Choice Products, an e-commerce firm that provides home furniture and other consumer goods. The company’s new fulfillment and distribution center will be located at 5151 Samuell Blvd., which is located near Interstate 30 and includes 7,600 square feet of office space. Reed Parker of Lee & Associates represented Best Choice Products in the lease negotiations. Nick Thomas represented the landlord, Prologis, on an internal basis. Nathan Orbin, Kurt Griffin and Ann Jaggers of Cushman & Wakefield marketed the property on behalf of Prologis. Best Choice Products has already hired 30 employees as part of the effort to make the facility operational in time for the holiday shopping season. The Tustin, Calif.-based firm expects to hire another 50 workers on a temporary, seasonal basis.

Dot It Restaurant Fulfillment Signs 134,272 SF Industrial Lease in Arlington

ARLINGTON, TEXAS — Dot It Restaurant Fulfillment has signed a 134,272-square-foot industrial lease at 4200 Empire Road in Arlington. The company is more than doubling its footprint of 60,000 square feet at its previous space at 2001 E. Randol Mill Road. Luke Davis and Matt Dornak of Stream Realty Partners represented the landlord, ML Realty Partners, in the lease negotiations. John Brewer and Riley Maxwell of Transwestern represented Dot It, which provides food safety products and print fulfillment solutions for the food and beverage industry.

Binswanger Negotiates 103,275 SF Industrial Lease Expansion in Pennsauken, New Jersey

PENNSAUKEN, N.J. — Binswanger Commercial Real Estate Services has negotiated a 103,275-square-foot industrial lease expansion at Pennsauken Logistics Center, located outside of Philadelphia in Southern New Jersey. The tenant, e-commerce firm Utopia Fulfillment, originally took occupancy of a 120,000-square-foot space two months ago for fulfillment of orders for its home goods products. Mike Torsiello and Chris Pennington of Binswanger represented the landlord, Philadelphia-based Velocity Ventures, in the lease negotiations. Pennsauken Logistics Center features proximity to Interstate 95 and 295, as well as 20- to 35-foot clear heights and three acres of dedicated trailer storage space that equates to 200 to 250 parking stalls.

FORT WORTH, TEXAS — Holt Lunsford Commercial has negotiated a 190,000-square-foot industrial lease at 2601 Sylvania Cross Drive in Fort Worth. According to LoopNet Inc., the property was built in 2003. Thomas Grafton and Matt Carthey of Holt Lunsford Commercial represented the tenant, packaging firm Global Co Pak LLC, in the lease negotiations. Andrew Ward with Mercantile Partners represented the landlord.

Foundry Arranges 91,297 SF Industrial Lease in Metro Atlanta for Logistics Firm

STOCKBRIDGE, GA. — Foundry Commercial has arranged a 91,297-square-foot, 10-year lease for International Freight Forwarders (IFF) in Stockbridge, about 25 miles south of Atlanta. Atlanta-based IFF plans to occupy the space at Eagles Landing Trade Center II in the first quarter of 2021. The 400,000-square-foot building features 30-foot clear heights. Jordan Camp and Reid Hanner of Foundry represented the tenant in the lease negotiations. The landlord was an unnamed pension fund investor. IFF offers monthly storage, inventory management, quality control, packaging and crating, live loading and unloading of containers, stripping and loading of floor-loaded containers and multiple party routing of inbound consolidations for several industries.

Cambridge Air Solutions Signs 68,605 SF Industrial Lease in Metro St. Louis

WENTZVILLE, MO. — Cambridge Air Solutions has signed a 68,605-square-foot industrial lease at 1290 Interstate Drive in Wentzville within metro St. Louis. Houston-based SparrowHawk LLC owns the 420,000-square-foot building in a joint venture with American National Insurance Co. Cambridge is a manufacturer and distributor of HVAC systems. This is the second location in the St. Louis area for Cambridge. Its headquarters is located at 760 Long Road Crossing Drive in Chesterfield. Christopher Schmidt of JLL represented Cambridge in the new lease. David Branding and Patrick Reilly of JLL represented ownership. Domash Designsource is the architect for Cambridge’s new space. G.S.&S. Construction will complete the buildout.

Living Spaces Opens 150,000 SF Showroom in North Fort Worth

FORT WORTH, TEXAS — California-based home furnishing retailer Living Spaces has opened a 150,000-square-foot showroom at 8640 Tehama Ridge Parkway on the north side of Fort Worth. The space will showcase various designs and furniture arrangements for living rooms, dining rooms, bedrooms, home offices and outdoor areas. The space also features a playroom and climbing complex for children. About 100 people have been hired to staff the store, which is the company’s 27th overall.

According to LoopNet Inc., the property was built in 1985, totals 125,881 square feet and includes 1,339 square feet of office space. Michael Stanzel of NAI Robert Lynn represented the tenant, wire and cable provider Condumex Inc., in the lease negotiations. Robert Allen of First Industrial Realty Trust represented the landlord on an internal basis.

Two Tenants Sign Leases at Bell Works Chicagoland in Hoffman Estates

HOFFMAN ESTATES, ILL. — The first two tenants have signed leases at Bell Works Chicagoland in Hoffman Estates. CPA Group Advisors is the first office tenant and Fairgrounds Craft Coffee and Tea is the first retail tenant. Bell Works Chicagoland is the redevelopment of the 1.6 million-square-foot former AT&T headquarters from developer Somerset Development. Fairgrounds will operate a kiosk at Bell Works beginning in December with plans to open a permanent location with a full cocktail bar in early 2022. Boutique full-service accounting firm CPA Advisors will occupy one of the property’s “ready-to-wear” office spaces. These pre-built office suites offer immediate occupancy for small- to medium-sized businesses. The $200 million Bell Works Chicagoland mirrors Somerset’s Bell Works New Jersey. Plans call for 1.2 million square feet of office space; 60,000 square feet of conference facilities, storage and amenities; and 60,000 square feet of restaurant and retail space. Despite COVID-19, interior renovations remain on schedule and construction is slated for completion this week. Colliers International and The Garibaldi Group are the leasing teams marketing office space at the property.

CBRE Negotiates Two Industrial Leases Totaling 505,000 SF Near Port Houston

DEER PARK AND PASADENA, TEXAS — CBRE has negotiated two industrial leases totaling approximately 505,000 square feet near Port Houston on the city’s southeastern outskirts. In the first transaction, a global e-commerce firm leased 402,648 square feet within Underwood Port Logistics Center in Deer Park. In the second transaction, Frederick Trucking signed a deal to occupy 102,863 square feet at Bayport North Logistics Center I in Pasadena. Joseph Smith, Patrick Rollins, Jason Dillee and Andrew Jewett of CBRE represented the landlord, an affiliate of Triten Real Estate Partners, in both lease negotiations. Dedrik Pharis of CBRE represented the e-commerce user, and Chris Haro of NAI Partners represented Frederick Trucking.
