NEW YORK CITY — The Kwenda Collegiate Girls Charter School has signed a 44,114-square-foot lease in Brooklyn. The turnkey space is located within the building at 2520 Church Ave. in the Flatbush area and was formerly occupied by St. Gregory The Great Catholic Academy. The school will first serve kindergarten and first grade students, with plans to expand through fifth grade and ultimately through eighth grade. Lindsay Ornstein, Jake Cinti and Kate Whitman of OPEN Impact Real Estate represented the school in the lease negotiations. William O’Brien of M.C. O’Brien Inc. represented the unnamed landlord.

DEERFIELD, ILL. — Fortune Brands Innovations Inc. is consolidating its U.S. regional offices into one campus headquarters in the northern Chicago suburb of Deerfield. Fortune Brands will occupy two buildings on its campus in Deerfield. The company was incented to expand its headquarters in Illinois with annual tax credits to be provided through the State of Illinois Economic Development for a Growing Economy program. By the end of 2027, Fortune Brands will have capacity for over 1,000 professional associates in its new headquarters. This includes associates who relocate from one of the company’s current offices as well as roles newly hired in the Chicago area. The company’s digital-focused office in San Francisco, along with its U.S. manufacturing facilities, U.S. distribution centers, sales offices and international sites, will continue operations as usual.

BAYTOWN, TEXAS — Stream Realty Partners has negotiated an 88,732-square-foot industrial lease in the eastern Houston suburb of Baytown. The building at 2300 East Freeway is located within the 3 million-square-foot Port 10 Logistics Center. Tyler Maner and Tommy Erwin of Stream represented the tenant, soap and bath products provider MMM Enterprises, in the lease negotiations. Richard Quarles, David Holland, Joseph Berwick and Eliza Klein of  JLL represented the landlord, Pontikes Development.

ROCK HILL, S.C. — Avison Young has arranged a 691,275-square-foot industrial lease at Legacy Park East, a Class A industrial park in Rock Hill, a South Carolina suburb of Charlotte. Chris Skibinski, Tom Tropeano, Henry Lobb and Abby Rights of Avison Young represented the landlord, Scannell Properties, in the lease transaction. The unnamed tenant is a leading manufacturer of sustainable packaging. Legacy Park East is located one mile from I-77 at 2087 Williams Industrial Blvd. The property’s four existing buildings are now fully leased, with the remaining three development sites able to accommodate distribution and manufacturing users.

ATLANTA — Five new retailers and restaurants have joined the tenant roster at Atlantic Station, a 138-acre mixed-use development in Midtown Atlanta. Houston-based Hines, which has owned the retail portion of the property since 2015, recently signed donut and desserts eatery Yonutz; cookie concept Munster Cravings; candle-making experiential retailer Candleporium Fragrance House; and car wash and detailing shop Dirty Horse Paint Protection and Auto Detailing to the lineup. Additionally, Lucky Strike Entertainment has backfilled and rebranded Atlantic Station’s Bowlero bowling alley. Opened in 2005, Atlantic Station features 523,511 square feet of retail, entertainment and restaurant space; 2 million square feet of Class A office space, including offices for Microsoft; two full-service hotels; multiple apartments, lofts and luxury condo residences; and freestanding IKEA, Target and Dillard’s stores.

WALTHAM, MASS. — Commonwealth Financial Network has signed a 151,765-square-foot office lease in Waltham, a western suburb of Boston. The provider of comprehensive services to the financial advisory community is taking space at 275 Wyman Street, a five-story, 300,000-square-foot building that is part of a larger 2.2 million-square-foot campus. CBRE represented the landlord, Hobbs Brook Real Estate, in the lease negotiations. Newmark represented the tenant, which plans to take occupancy of its new space in the first quarter of 2026.

AUSTIN, TEXAS — Equitable Commercial Realty (ECR) has negotiated a 20,122-square-foot office lease in southeast Austin. The tenant, locally based technology infrastructure provider Fathom5, will occupy space at Bergstrom Tech Center, a 208,374-square-foot facility that was originally constructed in 1986 for defense contractor Lockheed Martin. ECR represented the landlord, Boyd Watterson Asset Management, in the lease negotiations. Colliers represented the tenant.

ROLESVILLE, N.C. — Crosland Southeast and Core Sound Development has signed 11 new tenants to Wallbrook, an 80-acre mixed-use development located in Rolesville, roughly 17 miles northwest of Raleigh. Publix will anchor the property, which is scheduled to open its initial phase in mid-2025. The developers have preleased 21,000 square feet to tenants including restaurants, a dental practice, hair salon, massage parlor and Pilates gym. Additionally, Fifth Third Bank has signed a ground lease at an outparcel. Approximately 9,000 square feet of space is still available for lease at the property. Crosland is planning for a second phase with preleasing beginning this spring. Charlie Coyne and Matt Larson of CBRE are leading leasing efforts at Wallbrook, which will have 265,000 square feet of commercial space when fully built-out.

NEW YORK CITY — CBRE will open a 64,350-square-foot “global financial headquarters” office at 390 Park Avenue in Manhattan. The space spans six floors within the building, which is known locally as Lever House and recently underwent a $100 million capital improvement program. Coworking concept Industrious, which CBRE recently agreed to acquire, designed and will operate the space. Occupancy is slated for the fourth quarter. A partnership between WatermanClark and Brookfield Properties owns 390 Park Avenue.
