ST. LOUIS — Fields Foods has opened an 8,200-square-foot grocery store at the Lofts@Euclid, an apartment building in the Central West End of St. Louis. Cullinan Properties owns the building, which is located at the intersection of Euclid and Delmar streets. Fields Foods now shares the ground floor of the 87-unit property with The Medicine Shoppe. A grand opening took place on Thursday, Aug. 15. Many products offered at Fields Foods come from small- and mid-sized farmers and local vendors within 300 miles of St. Louis. Chris Goodson is the owner of Fields Foods.

HOUSTON — ENGIE North America Inc., which provides operating solutions for the energy industry, has signed a 110,000-square-foot office lease at 1360 Post Oak Blvd. in Houston. The company will relocate its North American headquarters from nearby 1990 Post Oak Blvd. and occupy floors four through nine beginning in December 2019. Louis Rosenthal and Bruce Rutherford of JLL represented ENGIE North America in the lease negotiations. Eric Anderson, David Baker and Tyler Garrett of Transwestern represented the landlord, a joint venture between Nuveen Real Estate and Allianz. Morgan Relyea and Tim Relyea of Cushman & Wakefield represented an undisclosed lessee that surrendered some of it excess space to enable ENGIE to meet its space requirements.
HOUSTON — NAI Partners has negotiated a 43,869-square-foot industrial lease at 4000 Greenbriar Drive in Houston for Puffer-Sweiven, a provider of automation, valves, measurement and process control solutions in southeastern Texas. Ryan Searle, Nick Peterson and John Ferruzzo of NAI Partners represented the tenant in the lease negotiations. The name and representative of the landlord were not disclosed.
PEABODY, MASS. — Colliers International has negotiated a 62,000-square-foot industrial lease in Peabody, a suburb of Boston. Needham-based contractor Bowdoin Construction will convert the warehouse property into a printing facility for the new tenant, Spire Printing. Greg Klemmer, Tim Brodigan, Tim Allen and Dan Driscoll of Colliers represented the landlord, Boston-based Novaya Ventures, in the lease negotiations. John Cremmen of Boston-based Denenberg Realty Advisors represented Spire, which will move into the property in late summer 2019.
CHICAGO — Coworking giant WeWork has leased 89,500 square feet at 1155 W. Fulton St. in Chicago’s Fulton Market. The lease represents all of the office space within the building, which was acquired earlier this year by Barnett Capital Ltd. and Domus Special Situations Group and is undergoing a redevelopment. As originally developed, 1133 and 1155 were separate three-story industrial buildings. Through the redevelopment process, the new ownership has combined the buildings to create larger floorplates, add a fourth floor and convert the property into office and retail space. A rooftop deck and amenity space will wrap around the perimeter of the fourth floor. The property spans a total of 100,000 square feet. The location will serve as WeWork’s 13th location in Chicago.
MOONACHIE, N.J. — CBRE has negotiated a 105,000-square-foot industrial lease in Moonachie, located in metro New York City. Online fashion accessory company Fashionphile will base its Northeast operations from the property. Denver-based EverWest Real Estate investors purchased the building in August 2017 and is currently redeveloping it. Larry Schiffenhaus, Thomas Monahan, Stephen D’Amato, Anastasia Lazarides, Gerard Monahan and Lauren Griffith of CBRE represented Fashionphile in the lease negotiations.
WARREN, N.J. — Lee & Associates has arranged a 35,000-square-foot office lease in Warren, about 30 miles west of New York City. The tenant, energy supplier Matheson Tri-Gas, will occupy the entire top floor at 3 Mountainview Road. Brian Lynch and Peter Rasmusson of Lee & Associates represented Matheson Tri-Gas in the lease negotiations. Jamie Drummond, Andrew Perrotti and Dan Reider of Newmark Knight Frank represented the landlord, KRE Group.
HOUSTON — Builders FirstSource, a supplier of structural components for the construction industry, has signed a 171,850-square-foot industrial lease at 16245 Port NW Drive in Houston. According to LoopNet Inc., the property was built in 2014 and features 160-foot truck court depths, 28-foot clear heights and an ESFR sprinkler system. Reid Bassinger and Trey Fricke of Lee & Associates represented Builders FirstSource in the lease negotiations. Brian Gammill of Transwestern represented the landlord.
GRAND PRAIRIE, TEXAS — JDS Industries, a provider of promotional materials and sign supplies, has signed a 93,703-square-foot industrial lease at MacArthur Crossing, an industrial development in Grand Prairie, roughly midway between Dallas and Fort Worth. Drew Feagin and Luke Davis of Stream Realty Partners represented JDS Industries in the lease negotiations. The representative of the landlord was not disclosed.
GREENVILLE, S.C. — Colliers International has negotiated a 239,701-square-foot lease for Greenville County within Axis Office Park. The local government will also have the option to purchase the office park. Details of the option were not disclosed. Axis Office Park comprises two three-story buildings located at 350 and 325 Halton Road, five miles east of downtown Greenville. Tempus Realty Partners acquired the property in 2017 when the buildings were vacant. Brantley Anderson and Taylor Allen of Colliers represented the landlord in the transaction.
