LONG ISLAND CITY, N.Y. — Planet Fitness has signed an 18,000-square-foot retail lease in Long Island City. The gym, which will be situated on the lower levels of the newly constructed 22-29 Northern Boulevard rental tower, is the company’s first property in Long Island City. Steven Baker and Thomas Galo of Winick Realty represented the landlord, Simon Baron Development, in the lease negotiations. Richard Chera of Crown Acquisitions represented Planet Fitness.

PLANO, TEXAS — Ribbon Communications Inc., which provides software solutions for cloud-using tech firms, has signed a 107,000-square-foot office lease at Legacy Central in the northern Dallas suburb of Plano. Baron Aldrine, Steve Rigby and Layne Mayfield of CBRE represented Ribbon Communications in the lease negotiations. Nathan Durham and Duane Henley of Transwestern represented the landlord, Regent Properties. Ribbon expects to take occupancy of the space in early 2020.
PLANO, TEXAS — Lee & Associates has negotiated a 66,467-square-foot industrial lease at 1001 Klein Road in Plano. According to LoopNet Inc., the property was built in 2004 and spans 114,195 square feet. George Tanghongs and Brett Lewis of Lee & Associates represented the landlord, Watanabe Plano LLC, in the lease negotiations. Tim Vogds of CBRE represented the tenant, electronics manufacturer Creation Technologies Texas LLC.
NEW YORK CITY — Helmsley Spear LLC has negotiated a 4,100-square-foot retail lease in the Financial District of Manhattan. The 20-year lease includes the ground floor of 83 Maiden Lane and a portion of the basement, which will be converted into a restaurant and brewery called MezCali. Kent Swig, Andrew Simon and Brett Zelner of Helmsley Spear represented the landlord, AHRC NYC, in the lease negotiations. Manu Wendum and Lee Block of Winnick Realty Group represented the tenant.
LOS ANGELES — San Francisco-based Carmel Partners has executed a lease with Whole Foods Market for an approximately 50,000-square-foot flagship grocery store at Cumulus District, an urban, mixed-use development located at 3321 La Cienega Blvd. in Los Angeles’ Westside neighborhood. Located at the corner of Jefferson and La Cienega boulevards, the transit-oriented development is slated to open in late 2020. When completed, Cumulus will feature 1,210 apartments, a one-acre public park and plaza and 100,000 square feet of grocery-anchored retail and restaurant space. Timothy Bower and Zachary Card of CBRE are handling the leasing efforts for Cumulus. Terms of the Whole Foods Market lease were not released.
AURORA, ILL. — Wholesale Interiors has signed a 551,200-square-foot industrial lease to fully occupy 2805 Duke Parkway in Aurora. The furniture supplier is subleasing the space from Follett Corp. on a three-year basis and will expand its operations from Bensenville. Owned by Duke Realty, the facility features a clear height of 32 feet, 74 dock doors, four drive-in doors, 73 trailer parking stalls and 153 car parking stalls. The property also includes 25,000 square feet of office space. Christopher Volkert and Brian Kling of Colliers International represented Follett Corp. in the lease transaction.
BURLINGTON, N.J. — National Realty & Development Corp. (NRDC) has signed three new retail tenants totaling 58,000 square feet at the Liberty Square Center in Burlington, a city located southwest of Trenton. The shopping center owned by NRDC is anchored by a Walmart, Marshalls and HomeGoods. Planet Fitness will open a 25,000-square-foot location at the property. Ross Dress for Less will move into a 22,000 square-foot portion of a former Toys ‘R’ Us location. Five Below will occupy the remaining 11,000 square feet of the former Toys ‘R’ Us location.
NEW YORK CITY — Australian restaurant Ruby’s Café has signed a 1,450-square-foot retail lease in Manhattan. The property is Ruby’s Café’s third location in Manhattan, and the company plans to install a garage-door storefront ahead of its opening in fall 2019. Daniyel Cohen of Winick Realty Group represented Ruby’s Café in the lease negotiations. Benjamin Birnbaum and Andrew Taub of Newmark Knight Frank represented the landlord, HUBBNYC.
DESOTO, TEXAS — Signature Global Logistics Inc. has signed a 362,288-square-foot industrial lease renewal at I-20 Corporate Center in DeSoto, a southern suburb of Dallas. Ryan Boozer of Stream Realty Partners represented the tenant in the lease negotiations. Bradford Cos. represented the landlord, Series A of CMDS Trust and H&H Paramount LP.
HOUSTON — NAI Partners has negotiated an 8,720-square-foot office lease renewal for Greater Houston Interventional Pain Associates (GHIPA) at 4747 Bellaire Blvd. in Houston. This renewal allows GHIPA to capitalize on the new upgrades currently planned for The Offices at Pin Oak Park. Taylor Wright and Griff Bandy of NAI Partners represented the tenant in the lease negotiations.
