LOS ANGELES — Beverly Hills, Calif.-based Bolour Associates has purchased 0.69 acres, located at 163-179 S. Vermont St. in Los Angeles’ Koreatown, for $7.4 million. Simultaneous to the acquisition, Bolour signed long-term ground lease with an undisclosed quick-serve restaurant for the site. The site’s new tenant signed a 15-year, triple-net lease and is expected to complete tenant improvements on a standalone 3,209-square-foot building, located on the property, before opening for business. Alex Sachs and Brian Peterson of WESTMAC Commercial Brokerage Co. represented the buyer and undisclosed seller. Michael Pakravan of Matthews Real Estate Investment Services represented Bolour in the lease transaction.

MORROW, GA. — XPO Logistics has leased an additional 265,163 square feet of industrial space within Mt. Zion Industrial Center in Morrow. The third-party logistics provider now occupies 519,521 square feet of space in the center. The landlord, Woodmont Industrial Partners (WIP), acquired the center in February 2018 and implemented capital improvements that included the upgrade of new dock equipment, new roof, office upgrades, life safety system improvements, floor upgrades, interior and exterior painting and new landscaping. XPO signed a 254,358-square-foot lease the same year. NAI Brannen Goddard represented WIP in both transactions. Mt. Zion Industrial Center is situated 10 miles from Hartsfield-Jackson Atlanta International Airport and 20 miles from downtown Atlanta. The property features 72 dock doors, two drive-in doors, 22-foot clear heights, a five-inch-thick concrete floor and parking for 110 trailers.
WARREN, N.J. — Everest Reinsurance Co. has signed a 315,000-square-foot office lease at Warren Corporate Center, a 176-acre development in northern New Jersey. Warren Corporate Center, which consists of five office buildings totaling more than 820,000 square feet, will serve as Everest’s new U.S. headquarters following the Bermuda-based company’s relocation from Liberty Corner, New Jersey. Everest expects to take occupancy of the new space within the next 18 months. Amenities at the property include walking trails, a landscaped pond with amphitheater seating, a fitness center, cafeteria, a basketball court and four covered parking structures. Eric Deutsch and Jeff Babikian of CBRE represented the tenant in the lease negotiations. Robert Donnelly, Sr. and Robert Donnelly, Jr. represented the landlord, a joint venture between Vision Real Estate Partners and Rubenstein Partners LP.
GREEN OAKS, ILL. —Biddeford Blankets has signed a 96,810-square-foot industrial lease at 13820 S. Business Center Drive in Green Oaks in northeastern Illinois. The manufacturer of heated blankets is moving to Green Oaks Business Center from Mundelein, where it had occupied space for 15 years. The new location offers proximity to I-94 and includes 3,305 square feet of office space. Michael Fonda and John Hauser of Avison Young represented the tenant in the lease transaction. The landlord, Colony Capital Inc., was self-represented by Scott Cordes, a vice president at the company.
AURORA, ILL. — LTD Commodities has signed a 10-year lease renewal at its 694,367-square-foot distribution facility located at 1000 Bilter Road in Aurora. Acquired by e-commerce giant Amerimark Holdings in December 2017, LTD Commodities is a catalog and online merchandiser. Jason West and Chris Cummins of Cushman & Wakefield represented the tenant. Matt Neumann of Cushman & Wakefield represented the landlord, Liberty Property Trust.
ALLENTOWN, PA. — City Center Investment Corp. plans to open Downtown Allentown Market, a $4 million project in Allentown. The 12,000-square-foot retail space will be located within the City Center Allentown mixed-use development. The market will feature nine food and drink merchants, indoor and outdoor seating and flexible space for programming and pop-up shops. Brick-and-mortar tenants include sushi/poke concept Shinsen; Mediterranean restaurant Zahra; ice creamery Batch Microcreamery; Little Miss Korea; Doughnut Love, Licensed to Grill @ The Market; and Tavola pizzeria. The food hall will also house a distillery. City Center Investment Corp. partnered with Groundswell Design Group and mixed-use urban developer Cana Development on the project.
SHORT HILLS, N.J. — Cushman & Wakefield has negotiated two retail leases totaling 4,800 square feet in The Plaza at Short Hills in New Jersey. Atlanta-based boutique fitness concept Blast will open a 2,800-square-foot gym at the center for its first New Jersey location, and tutoring agency C2 Education will open a 2,000-square-foot store. David Townes and Alana Friedman of Cushman & Wakefield represented the landlord in the C2 Education deal, and Gary Krauss of Pierson Commercial Real Estate represented the tenant. Townes also represented Blast Fitness in the lease negotiations.
HUMBLE, TEXAS — Newmark Knight Frank (NKF) has negotiated a 41,675-square-foot industrial lease extension at 14428 Smith Road in Humble, a northern suburb of Houston. Garrett Gibbons, Trace Elrod and John Brewer of NKF represented the tenant, Global Heat Transfer Houston, in the lease negotiations. Capital Real Estate Commercial represented the undisclosed landlord.
TEXARKANA, TEXAS — Loc Performance Products, a Michigan-based defense contractor, has signed a 12,000-square-foot industrial lease at TexAmericas Center’s campus in Texarkana. The facility will provide kitting, assembly and machining services to the defense industry. Loc is in the process of hiring new employees to work at the facility.
CHICAGO — Glassdoor has unveiled plans to further expand its presence in Chicago. The technology company, which operates a recruiting and job review website, has signed a long-term lease for two floors of a new office building, West End on Fulton. Glassdoor will maintain its existing space and operations at 1330 West Fulton. The new space will support up to 400 employees and the company plans to create up to 500 new jobs in Chicago over the next several years.
