Colliers Negotiates 27,681 SF Industrial Lease in Brooklyn

NEW YORK CITY — Colliers International has negotiated a 27,681-square-foot industrial lease for hair care brand Prose in the Sunset Park neighborhood of Brooklyn. Prose will move its manufacturing operations to the new space at Liberty View Industrial Plaza, located at 850 Third Ave. The building comprises 350,000 square feet of office space, and 500,000 square feet of industrial space. Marcus Rayner of Colliers represented Prose in the lease negotiations. Partnership of Madison Capital and Salmar Properties owns the building.

Hofseth International Leases 4,000 SF Office in Rosemont, Illinois

ROSEMONT, ILL. — Hofseth International has relocated to a larger 4,000-square-foot office space at 6300 N. River Road in Rosemont. Steven Goldstein of Jameson Commercial represented the tenant in the lease transaction. Goldstein also subleased Hofseth’s former 2,200-square-foot office at 5509 N. Cumberland Ave. in the O’Hare submarket. Hofseth is a producer, processor and marketer of seafood such as Norwegian Alaskan salmon.

KW Commercial Negotiates 100-Room Master Lease for Hotel in Queens

NEW YORK CITY — KW Commercial, the commercial real estate arm of Keller Williams Realty, has negotiated a new master lease for the 100-room Z Hotel in Long Island City in Queens. Sonder, a flexible stay hospitality startup, will lease and operate the entire hotel for a term of seven to 17 years. The property is located at 11-01 43rd Ave and includes 45,000 square feet of retail, office and amenity space. Julia Maksimova of KW Commercial represented the landlord, Merchants Hospitality. David Behin and J.D. Cohen of Newmark Knight Frank represented Sonder.

Two Retail Tenants Lease 23,243 SF at Pittsburgh Multifamily Property

PITTSBURGH — Two new retail tenants have signed leases totaling 23,243 square feet in the retail space at The Cork Factory, a 297-unit luxury multifamily property in Pittsburgh. Southern fast casual restaurant Coop De Ville leased 11,947 square feet, which is expected to open this spring. Health and fitness franchise TruFusion leased 11,296 square feet, which is expected to open in early 2021. The two leases bring the 43,000-square-foot retail space on the ground floor of The Cork Factory up to full occupancy, Other tenants include Cioppino Restaurant & Cigar Bar, Italian restaurant Osteria 2350 and fitness concept Meraki Studio.

WEST HAVEN, CONN. — Arnold Peck’s Commercial World (APCW) has negotiated a 10,000-square-foot office lease in West Haven, a southwestern suburb of New Haven. Healthcare provider Cornell Scott Hill Health Center will occupy the freestanding building located at 410 Campbell Ave. on a 10-year lease. Mark Glassman of APCW represented Cornell Scott in the lease negotiations. Joel Nessno of Press/Cuozzo Commercial Services represented the landlord, Plimpton LLC.

Tri State Commercial Secures 3,600 SF Office Lease in Brooklyn

NEW YORK CITY — Tri State Commercial has secured a 3,600-square-foot office lease in the Bedford-Stuyvesant neighborhood of Brooklyn. Home care company Care Skills Home will occupy space on the third floor of an office building located at 1125 Fulton St. on a five-year lease beginning in March. Avi Akiva led a Tri State team that represented Care Skills Home in the lease negotiations. Akiva also represented the landlord, The Bawabeh Group.

Rock and Roll Daycare Signs 3,500 SF Retail Lease in Cambridge

CAMBRIDGE, MASS. — Montessori-inspired school Rock and Roll Daycare has signed a 3,500-square-foot retail lease in Cambridge. The school will be located in the retail space at The Rand, a 19-unit condominium adjacent to the Porter Square MBTA Red Line station at 1975 Massachusetts Ave. The school will provide high-end childcare to infant, toddler and preschool-aged children with a music-focused curriculum. Urban Spaces LLC completed The Rand using modular construction in 2017 and Prellwitz Chilinski Associates served as the architect of the project. A partnership of Urban Spaces LLC and StoneRiver Properties is the landlord of The Rand.

Topgolf to Anchor 285,000 SF Cottonwood Creek Market Development in Waco

WACO, TEXAS — Dallas-based sports entertainment company Topgolf has signed a lease at Cottonwood Creek Market, a 285,000-square-foot entertainment destination in Waco that is scheduled to open this winter. Topgolf joins Cinemark, which will open a 14-screen theater, as the second of three entertainment anchors at Cottonwood Creek Market. Houston-based developer NewQuest Properties commenced site work on the project last summer, and is in talks with a bowling and dining concept to potentially serve as the third anchor. Steve Greenberg of The Retail Connection represented Topgolf in the lease negotiations. Steve Alvis represented NewQuest Properties on an internal basis.

TEXAS CITY, TEXAS — Lee & Associates has negotiated a 50,000-square-foot industrial lease at 10000 Emmett F. Lowry Expressway in Texas City, located southeast of Houston near Galveston. Frank Blackwood and John Gazzola of Lee & Associates represented the tenant, Odyssey 2020 Academy Inc., in the lease negotiations. The name and representative of the landlord were not disclosed.

NKF Negotiates 52,412 SF Office Lease Renewal in Manhattan

NEW YORK CITY — Newmark Knight Frank (NKF) has negotiated a 52,412-square-foot office lease renewal for quantitative trading firm Susquehanna International Group LLP in the Financial District of Manhattan. The firm will occupy the entire 47th and 48th floors of 140 Broadway, a 1.2 million-square-foot office building, on a 16-year lease. Brian Goldman and Ross Perlman of NKF represented the tenant in the lease negotiations. Robert Constable of Cushman & Wakefield represented the building owner, a partnership of 140 BW LLC and German investment firm Union Investment Real Estate GmbH.
