NORTHLAKE, ILL. — Frozen Assets LLC has signed a 124,409-square-foot industrial lease at 555 Northwest Ave. in Northlake, about 17 miles west of Chicago. Frozen Assets is a third-party provider of temporary storage, turn-key packing, labeling and logistics for the cold storage industry. Steve Livaditis, John Suerth and Jason Lev of CBRE represented ownership, Bridge Development Partners, in the lease transaction.

NEW BERLIN, WIS. — Founders 3 Real Estate Services has arranged a 28,930-square-foot flex industrial lease in New Berlin. Brett Deter and Scott Revolinski of Founders 3 represented the landlord, LCM Funds 50 Tennis LLC. The tenant, GWI Ventures LLC, is a company founded to expand opportunities for youth and adult sports in Southeast Wisconsin. It intends to develop an indoor sport court facility for operating leagues and providing training space.

DES PLAINES, ILL. — Cawley Chicago has negotiated three lease transactions totaling 17,432 square feet at 1111 E. Touhy Ave. in Des Plaines. Cawley represented the landlord, Siete7 LLC in each lease. Architectural and engineering firm Kellermeyer, Godfryt Hart signed a lease for 10,153 square feet. Andrew Kaplan of CBRE represented the tenant. RelaDyne, a distributor of packaged and bulk oils, lubricants and fuels, leased 6,346 square feet. Kevin Segerson and Dan Graham of CBRE represented the tenant. Ryan Freed, Tony Russo and Rawly Lantz of Cawley also arranged a nearly 1,000-square-foot lease with an undisclosed tenant. Siete7 plans to roll out new amenities and property enhancements at the five-story building this summer.

PARSIPPANY, N.J. — Newmark Knight Frank (NKF) has negotiated a 200,000-square-foot industrial lease at 100 Jefferson Road in Parsippany, located west of Newark, on behalf of Vitaquest International LLC, a manufacturer of nutritional foods. James Ritman and Trevor Patterson of NKF represented the tenant in the lease negotiations. The name and representative of the landlord were not disclosed.

NEW YORK CITY — Knotel, a provider of flexible office space, has inked a deal to lease 12,500 square feet at 80 White Street in the Tribeca area of lower Manhattan. The company will occupy the third and fourth floors of the recently renovated building beginning in September. Gregory Gang and Catherine O’Toole of Lee & Associates represented the landlord, General Hardware Manufacturing Co., in the lease negotiations. Knotel now has more than 40 locations throughout New York City.

NEW YORK CITY — ABS Partners Real Estate has negotiated a 9,903-square-foot office lease at 2417 Third Ave. in the Mott Haven neighborhood of The Bronx on behalf of workforce development firm Grant Associates. Andy Udis and Alison Miller of ABS Partners represented Grant Associates, which also recently leased 7,000 square feet at 1825 Park Avenue in Harlem. Mitch Arkin of Cushman & Wakefield and Ellen Israel of JRT Realty represented the landlord, Savanna and Hornig Capital Partners.

PARAMUS, N.J. — WowMoms World, a family wellness concept that offers yoga, flotation therapy and massage therapy, will open a 6,200-square-foot store in Paramus, located north of Newark, this fall. The store will be the Canada-based franchise’s first location in the Garden State. David Townes and Alana Friedman of Cushman & Wakefield represented both the tenant and the landlord in the lease negotiations.

HOUSTON — NAI Partners has secured a 56,400-square-foot industrial lease at 533 Northpark Central Drive in Houston for MIAT College of Technology, which provides career training for students interested in aviation, energy and other technical fields. Chris Kugle and John Ferruzzo of NAI Partners represented the tenant in the lease negotiations. Jason Dillie of Cushman & Wakefield represented the landlord, Prologis.

ELK GROVE VILLAGE, ILL. — Brennan Investment Group has secured its first tenant at Elk Grove Technology Park in Illinois. Broetje-Automation, a specialized production processor in the aviation and aerospace industries, has signed a lease to occupy 43,206 square feet within a 151,693-square-foot building. The site will serve as the company’s U.S. headquarters and production facility for manufacturing and assembling robotic systems and automated equipment. Mike Sedjo, Jack Brennan and John Hamilton of CBRE represented Brennan in the lease transaction. Bill Lussow of Bespoke CRE represented Broetje. Phase I of Elk Grove Technology Park consists of four buildings with a total of 524,583 square feet still available for lease. Completion of the last building is slated for late summer.

SAN DIEGO — Location Matters has brokered a lease for the relocation of McFadden’s Restaurant & Saloon in San Diego. The restaurant recently shuttered its original location to make way for the development of an AC Hotels by Marriott property and signed a 10-year lease, valued at $3.8 million, for a corner restaurant location in downtown San Diego. McFadden’s Restaurant & Saloon will occupy a 7,932-square-foot property, including approximately 4,500 square feet of basement space, at 672 Fifth Ave. The space was formerly occupied by Jimmy Loves and Florent. Mike Spilky of Location Matters represented the tenant in the deal.
