FRANKLIN, TENN. — Mitsubishi Motors North America (MMNA) will relocate its corporate U.S. headquarters from Cypress, Calif., to Franklin by the end of this year. The move will begin in August, where MMNA will occupy office space in a temporary location in Franklin. The company said the move will occur in an effort to reinvent itself and to be closer to sister company Nissan North America, which is headquartered in Nashville. MMNA is working with JLL to identify a permanent office location. There are nearly 200 people working in MMNA’s Cypress office. All corporate departments will be relocating, including sales, marketing, IT, human resources, communications, parts and service, product planning, dealer operations, finance and legal. Additionally, 25 employees representing the company’s Western Region operations will move to new offices in Orange County, Calif. It was not immediately clear on how much office space MMNA will lease in Franklin. MMNA is in talks with Nissan North America to move its West Coast distribution center, which is located on its existing corporate campus, to a new, shared facility in Riverside, Calif.

DURHAM, N.C. — Duke University and McKinney have renewed their respective leases totaling 179,000 square feet within the American Tobacco Campus (ATC) mixed-use project in Durham. Duke has been at the campus since 2004 and its new lease will go through April 2030. The school will house some or all of its IT, financial services, university counsel, corporate education, alumni affairs and other resources at ATC, occupying 136,000 square feet of office space. McKinney, an advertising agency based in Durham, has also been at ATC since 2004. It will occupy 43,000 square feet of office space through 2031. D3 Development developed ATC in phases from 2004 to 2006. The campus comprises 720,000 square feet of office space, 80 residential units and two parking decks, as well as the former Lucky Strike tobacco plant, Diamond View, DPAC and the Durham Bulls Athletic Park.

LINCOLNWOOD, ILL. — CubeWork has signed a 202,259-square-foot industrial lease at 7080 N. McCormick Blvd. in Lincolnwood, a northern suburb of Chicago. CubeWork is an office and warehousing coworking company. The 234,000-square-foot property sits on an 8.6-acre site. The remainder of the building is leased to Service King, a national vehicle collision repair company. Steve Stone of Cushman & Wakefield represented the landlord, New Lincoln LLC. Bill Mass of Mass Realty represented CubeWork.

Chuze-Fitness-Fontana-CA

FONTANA, CALIF. — Progressive Real Estate Partners has signed Chuze Fitness to a 45,000-square-foot lease with Morningside Marketplace in Fontana. Chuze Fitness will occupy the space of a former Ralphs Grocery, leaving 12,000 square feet of space for a yet-to-be-named co-tenant. Morningside Marketplace is a 90,000-square-foot retail center located at 14574 Baseline Ave. The center is fully leased to tenants including Chase Bank, Great Clips, Chevron, KFC, Pizza Hut, Baskin Robbins, Togo’s and Wienerschnitzel. The new Chuze Fitness is scheduled to open early next year. Paul Su of Progressive represented the undisclosed landlord, while Chad Ifrate of Cushman & Wakefield represented the tenant in the lease negotiations.

CARY, ILL. — Illinois Lift Equipment Inc. has signed a 29,000-square-foot industrial lease at 675 Industrial Drive in Cary. The 53,944-square-foot facility was built in 1987. The equipment dealer, which provides forklifts and scissor lifts, currently occupies more than 75,000 square feet at 640 Industrial Drive and was seeking additional space for overflow storage. Dan Brown of Brown Commercial Group represented the landlord, DOD Technologies Inc. Brian Lindgren of Brown represented the tenant.

NEW YORK CITY — Flatiron Health, a healthcare technology firm that specializes in cancer research, has signed a 252,452-square-foot office lease renewal and expansion at One SoHo Square. The newly renovated, 15-story office building is located in Manhattan. In addition to renewing the 130,384 square feet it currently leases, the firm will take an additional 122,068 square feet, bringing its total footprint to nine full floors. Zev Holzman, Brad Wolk and Herman Dodson of Savills Inc. represented Flatiron Health in the lease negotiations, along with Roswell Hobbs, the tenant’s head of real estate. Brent Ozarowski, David Malawer, Andy Peretz and Brian Waterman of Newmark Knight Frank represented the landlord, Imperium Capital.

NOVI, MICH. — Gerdom Realty & Investment has negotiated two leases at Thomasville Centre in Novi. Alchile Mexican Grill & Bar and Pho Mai Vietnamese restaurant are the newest tenants to join the center, which is located on Grand River Avenue. Alchile opened this spring, leasing 5,130 square feet. Pho Mai will open during the second half of this year and occupy 1,680 square feet. Joel Karboske of Gerdom represented the landlord, Mclaughlin Family Properties.

WALTHAM, MASS. — ElevateBio, a biotech firm that specializes in gene therapy and development, will open a 108,000-square-foot office and lab space in Waltham, a western suburb of Boston. The facility will be located at 200 Smith Street in a former U.S. Post Office facility that was recently transformed into a 430,000-square-foot life sciences building. Anchor Line Partners LLC and Northwood Investors led the redevelopment project. ElevateBio’s new facility is expected to open in May 2020.

MILFORD, CONN. — Local brokerage firm Pearce Commercial has negotiated a 56,000-square-foot warehouse lease in Milford, located between Bridgeport and New Haven. John Bergin of Pearce Commercial represented the tenant, Meridith Baer Home, a California-based home staging firm. Bergin also represented the landlord, MDC Milford Associates LLC, a division of Mountain Development Corp.

NEW YORK CITY — Food Bazaar will open a 45,885-square-foot grocery store at One East Harlem, a mixed-use development currently under construction and located at 201 E. 125th St. in Harlem. The grocer is expected to take occupancy of its two-story space by late 2021. The store will also offer dedicated parking for customers and staff.
