DALLAS — Holt Lunsford Commercial has negotiated a 30,041-square-foot industrial lease renewal at 4949 Sharp St. in Dallas. Canon Shoults of Holt Lunsford represented the landlord, TA Associates, in the lease negotiations. The representative of the tenant, Music & Arts Center, was not disclosed.

NEW YORK CITY — Krispy Kreme Doughnut Corp. has signed a 26,486-square-foot industrial lease at 535 Zerega Ave. in The Bronx. The lease brings the 70,000-square-foot building to full occupancy. Neil Seth of Cushman & Wakefield represented Krispy Kreme, which will use the space as its new corporate commissary to accommodate expansion plans, in the lease negotiations. Josh Gopan represented the landlord, Simone Development Cos., on an internal basis.
Google Breaks Ground on $600M Data Center in Midlothian, Signs Two Office Leases in Austin

MOUNTAIN VIEW, CALIF. — Search engine giant Google has announced a heavy investment in the state of Texas. The company has broken ground on a new $600 million data center in Midlothian. The project will serve as Google’s first data center in Texas. The tech firm has also executed two new office leases in Austin where there are already 1,100 Google employees working across various platforms including Android, G Suite, Google Play, Cloud and general office functions like operations and marketing. Google has leased space at Trammell Crow Co.’s Block 185 project in downtown Austin. The Austin American-Statesman reports that Google will lease the entire 35-story tower, which is located at West Cesar Chavez and Nueces streets. The newspaper also reports that Google has leased seven stories of office space totaling 150,000 square feet within the Saltillo mixed-use project. Local developer Endeavor Real Estate Group is building the East Austin project and will serve as Google’s new landlord. These new commitments are part of Google’s larger $13 billion investment in offices and data centers across the United States that was announced back in February.
MIAMI BEACH, FLA. — Lincoln Road Business Improvement District (BID) has announced three retailers are returning to Lincoln Road, Miami Beach’s high street for upscale retail, restaurants and entertainment. The three retailers — Fritz’s Skate, Bike & Surf Shop; Dog Bar; and Lulu Laboratorium — all had original locations on Lincoln Road. Fritz’s originally opened on Lincoln Road in 1989. Dog Bar, a full-service pet boutique, moved back into its original location on Lincoln Road. Lulu Laboratorium is situated on the corridor’s 1100 block. Two food halls also opened earlier this year on Lincoln Road. Time Out Market features 17 eateries, a demo kitchen and three bars serving craft cocktails. Lincoln Eatery spans 9,600 square feet and includes 16 fast-casual, artisan and grab-and-go concepts. In addition to food and retail, the Lincoln Road BID sponsors free events that range from farmers markets to concerts to fitness classes.
KING OF PRUSSIA, PA. — Marcus & Millichap has relocated its office in the western Philadelphia suburb of Wynnewood to 200 N. Warner Road in King of Prussia. Sean Beuche, regional manager of Marcus & Millichap’s Philadelphia office, will oversee the new operation, which is currently manned by eight agents.
INDIANAPOLIS — BNSF Logistics has signed a 13,105-square-foot office lease at 141 E. Ohio St. in downtown Indianapolis. Crown Property Management owns the historic building, which dates back to 1913. First-floor tenants at the property include Crown Wine & Spirits and Punch Burger. Kevin O’Donnell of Newmark Knight Frank represented BNSF in the lease transaction. BNSF had outgrown its former office space in Indianapolis, which spans 2,500 square feet.
TAMPA, FLA. — ITG Brands LLC, the third largest tobacco company in the United States, has renewed its 238,437-square-foot industrial lease at East Meadow Distribution in Tampa for 10 years. The company has occupied the entire facility for the past 15 years. East Meadow is located within five miles of Interstates 75 and 4, and is near the Port of Tampa and Port Manatee. Rick Narkiewicz and John Esposito of Newmark Knight Frank represented the tenant in the lease negotiations. Cushman & Wakefield represented the landlord, UBS Financial Services Inc.
AUSTIN, TEXAS — Office investment firm Accesso has signed two leases totaling 200,000 square feet at Riata Corporate Park, a 61.5-acre office campus in northwest Austin. Global pharmaceutical company Allergan has leased 107,000 square feet at the eight-building campus, which offers multiple fitness centers, an employee lounge and a deli café. In addition, an unnamed Silicon Valley-based computer company will occupy 93,000 square feet at Riata Corporate Park. Mike Brown and Will Stewart of Transwestern negotiated both leases on behalf of Accesso.
DALLAS — Common Desk, a coworking concept with five locations in the metroplex, has begun leasing its 52,000-square-foot space at Trammell Crow Center in the Arts District neighborhood of Dallas. The space offers amenities such as a coffee bar, golf simulator, speakeasy-style bar, a game lounge and conference rooms. Sara Terry and Scott Sowanick of Stream Realty Partners are representing Common Desk in the leasing and management of the space.
NEW YORK CITY — Restaurateur Todd Leong, owner of Lucky Rice as well as Leaf Bar & Lounge, will open The Beer Assembly, a 3,550-square-foot beer garden at Tangram. The 1.2 million-square-foot mixed-use development is located in Flushing. Developed by F&T Group and Shanghai Construction Group (SCG), Tangram features residential, office, retail and hospitality uses, including a 24,000-square-foot food hall that will be positioned adjacent to the beer garden. The opening is slated for early 2020.
