CAROL STREAM, ILL. — ShipFusion Inc. has signed a 381,600-square-foot industrial lease at 365 E. North Ave. in Carol Stream, a suburb of Chicago. The warehouse will serve as the e-commerce fulfillment company’s new U.S. flagship operation. The Chicago-based company provides proprietary inventory management software and a wide range of fulfillment services. Completed in 2017 on a speculative basis, the Class A facility features 40,000 square feet of temperature-controlled space, 8,500 square feet of office space as well as a clear height of 36 feet. Doug Pilcher and Jason West of Cushman & Wakefield represented ShipFusion in the lease transaction. David Prell and Kevin Segerson of CBRE represented the landlord, Link Industrial Properties.

PLEASANT PRAIRIE, WIS. — Rust-Oleum has leased 102,000 square feet of industrial space at 10100 Jelly Belly Lane in Pleasant Prairie. The owner, Jelly Belly Candy Co., will continue to occupy the remaining 132,000 square feet within the building. Kevin Barry and David Buckley of The Barry Co. brokered the lease transaction. Rust-Oleum, a manufacturer of protective paints and coatings, will use the space for its warehouse and distribution operations.
NEW YORK CITY — Taco Bell Cantina, a concept from the fast-food chain that incorporates alcoholic beverage service, will open a new restaurant at The Paramount Building, an 800,000-square-foot tower located in Manhattan’s Times Square. David Firestein and Jenna Heidenberg of SCG Retail represented Taco Bell in the lease negotiations. Ross Berkowitz, Jason Wecker and Andrew Taub of Newmark Knight Frank represented the landlord, Rosemark Management and Levin Management Corp. in conjunction with in-house representatives of those firms. The opening is slated for this summer.
HOUSTON — Newmark Knight Frank (NKF) has negotiated a 64,000-square-foot industrial lease at 10515 Okanella St. in Houston. Reid Halverson, Fred Puskarich, Louis Pascuzzi and David Creiner of NKF represented the tenant, Morsco Supply LLC, a distributor of commercial and residential plumbing products, in the lease negotiations. Transwestern represented the landlord, San Francisco-based Prologis.
ISELIN, N.J. — Global banking organization BNP Paribas has signed a 53,186-square-foot office lease extension at Woodbridge Corporate Plaza, a 630,000-square-foot office complex in the central New Jersey city of Iselin. Owner KBS recently renovated Woodbridge Corporate Plaza, a six-building development that offers a 6,000-square-foot fitness center, full-service café and shuttle service to nearby public transit lines. Jamie Drummond and Andrew Perotti of Newmark Knight Frank represented KBS in the lease negotiations.
BATAVIA, ILL. — Winslyn Industries has signed a 50,651-square-foot industrial lease at 1850 Fabyan Parkway in Batavia, a western suburb of Chicago. The wholesaler of kitchen and bathroom products is expanding from a 32,000-square-foot facility in Bartlett. Winslyn’s new space is part of a 150,838-square-foot distribution center newly developed by Cratos Industrial Properties. Winslyn is scheduled to take occupancy this quarter. Jim Pietrarosso of Brown Commercial Group represented the tenant in the lease transaction. Kate Coxworth of Morken & Associates represented the developer.
CHICAGO — Law firm Querrey & Harrow has leased 13,618 square feet of office space at 120 N. LaSalle St. in Chicago. The firm will occupy the entire 26th floor and will relocate from 175 W. Jackson when its lease commences in mid-2020. Originally built in 1991, the 390,000-square-foot Class A office tower features a six-story parking garage, two restaurants, a new fitness center, tenant lounge and rooftop deck. Ascentris, in partnership with Lincoln Property Co., owns the 40-story building. Jason Kleiman and Sean Murphy of Cresa represented Querrey & Harrow in the lease.
ADDISON, ILL. — CPG.IO has leased 144,614 square feet of industrial space at 1150 N. Swift Road in Addison. The company, which helps brands grow their e-commerce operations, previously subleased 100,000 square feet at the facility before entering into the direct lease agreement. Kelly Disser and Michael Freitag of NAI Hiffman represented CPG.IO in the seven-year lease, which commences in May. Cushman & Wakefield represented Lincoln Property Co., which manages the property on behalf of a domestic pension fund. Lincoln will upgrade the warehouse with new LED lighting and heating units and make improvements to the office space. Built in 1998 on 15 acres, the property features a clear height of 30 feet, more than 40 loading docks, four drive-in doors and 200 car parking spaces.
MARLTON, N.J. — Flexible workspace provider Serendipity Labs will open a 23,000-square-foot coworking office space in Marlton, an eastern suburb of Philadelphia. The space will occupy the entire third floor at 50 Lake Center Executive Park, a 76,359-square-foot office building owned by Twenty Lake Holdings. The space is slated to open in the third quarter.
DALLAS — Holt Lunsford Commercial has negotiated a 73,580-square-foot industrial lease at 5200 E. Grand Ave in Dallas. According to LoopNet Inc., the property was built in 1952. Canon Shoults and Josh Barnes of Holt Lunsford represented the landlord, Frontier Equity, in the lease negotiations. The tenant was Regent Aerospace Corp.
