LIVINGSTON, N.J. — NAI James Hanson has negotiated a 1,880-square-foot office lease renewal for legal practice The Durkin Firm in Livingston, a western suburb of New York City. The space is located at 345 Eisenhower Parkway, a 157,500-square-foot office building that offers a café, fitness center, lounge and conference facility. Joshua Levering of NAI James Hanson represented The Durkin Firm in the lease negotiations. Eastman Management is the landlord.

ROMEOVILLE, ILL. — Flint Group has renewed its 31,000-square-foot industrial lease at 1225 Lakeside Drive in Romeoville. Flint Group is a worldwide supplier to the printing and packaging industry. It operates more than 140 facilities and employs approximately 6,800 workers. Corey Chase of Newmark Knight Frank represented Flint in the lease transaction. George Cibula of Darwin Realty/CORFAC International represented ownership. As part of the new lease, a tenant improvement package will enable Flint to update its space.

PRINCETON, N.J. — Keller Williams Princeton has renewed its 5,396-square-foot office lease at 100 Canal Pointe Boulevard, a 65,592-square-foot office building in Princeton. The Class A property was constructed in 1987. Kevin Coleman of Wolf Commercial Real Estate represented Keller Williams in the lease negotiations. Canal Pointe LLC is the landlord. Broker representation for the landlord was undisclosed.

BRANFORD, CONN. — AutoZone has signed a 7,500-square-foot retail lease in Branford, an eastern suburb of New Haven. The auto parts retailer will be the principle tenant of the 9,331-square-foot building, which is located at 854 W. Main St., Route 1. Kevin Daly of Sullivan Hayes Northeast represented AutoZone in the lease negotiations. Ron Lyman of Lyman Real Estate represented the landlord, LA-IN-USA LLC.

FORT WORTH, TEXAS — Butler Animal Health Supply LLC, a provider of veterinarian supplies and medications, has renewed its 120,000-square-foot industrial lease at 14800 FAA Blvd. in Fort Worth. According to LoopNet Inc., the property spans 198,871 square feet across 10.9 acres. Bob Acuff of Colliers International represented the tenant in the lease negotiations. The landlord is ML Realty Partners.

PLANO, TEXAS — Digital Matrix Systems (DMS), an international provider of risk management solutions, has signed a 22,500-square-foot office lease at Preston Park Towers West in Plano for its new headquarters. The company is relocating from nearby Addison. Mike Cleary, Mike Kay and Campbell Puckett of CBRE represented DMS in its site selection and lease negotiations. Campbell Henry and Chris Axley with Lincoln Property Co. represented the landlord, TerraCap Mangement.

O’FALLON, ILL. — Barber Murphy has negotiated a 1,381-square-foot retail lease for Papa John’s USA Inc. in O’Fallon near St. Louis. OHM Family Enterprises LLC is the landlord for the property, which is located at 105-106 Regency Park Plaza Drive. Barber Murphy represented both parties in the lease.

AURORA AND DARIEN, ILL. — Sterling Bay’s industrial division, Sterling Bay Industrial, has welcomed two new tenants to its newest speculative distribution centers in Aurora and Darien. LGSTX Services, a national logistics company, has leased 335,384 square feet at 2350 Frieder Lane in Aurora. Sterling Bay completed development of the 503,244-square-foot facility at Butterfield Center for Business and Industry in partnership with Levy Family Partners and Development Resources Inc. It is now 65 percent leased. David Prell of CBRE represented the tenant, while Dominic DeRose and Charles Canale of Colliers International represented Sterling Bay. An undisclosed tenant signed a lease for 90,000 square feet at 1035 S. Frontage Road in Darien. Sterling Bay completed development of the 153,000-square-foot facility in partnership with DWS Group. It is now 60 percent leased. Jeff Fischer and John Whitehead of NAI Hiffman represented the landlord in the lease transaction. Premier Design + Build Group served as general contractor for the Darien project.

NEW YORK CITY — Avison Young has negotiated the 12-year renewal of a 77,000-square-foot office space in Midtown Manhattan for investment and technology development firm D.E. Shaw. The space spans seven floors at Tower 45, a 458,446-square-foot, Class A office building located at 120 W. 45th St. The company has leased its space in the building since 2011. Arthur Mirante II, Mitti Liebersohn and John Ryan III of Avison Young represented the landlord, Kamber Management Co., in the lease negotiations. Timothy Dempsey, Roger Griswold and Munish Viralam of CBRE represented D.E. Shaw.
