NEW YORK CITY — Rochester, New York-based grocer Wegmans will open a 74,000-square-foot store within the Admirals Row redevelopment project located on Flushing Avenue in Brooklyn. The grand opening is scheduled for Sunday, Oct. 27. The store, which will be the company’s first location in New York City, is expected to create about 350 full- and part-time jobs. Wegmans Brooklyn will carry more than 60,000 individual products and offer second-floor mezzanine space with a bar serving food, wine, beer and spirits.

299-Park-Avenue-Manhattan

NEW YORK CITY — Global investment management firm Bardin Hill Investment Partners has signed a 28,045-square-foot office lease at 299 Park Avenue in Midtown Manhattan. The firm, which is relocating from 477 Madison Avenue, will occupy the entire 24th floor of the 42-story building beginning in November. The lease term is 12 years. Chris Corrinet and Neil King of CBRE represented Bardin Hill in the lease negotiations. Marc Packman, Clark Briffel, Peter Shimkin, Andrew Sachs, Eric Cagner and David Falk of Newmark Knight Frank represented the landlord, Fisher Bros. 299 Park Avenue is a 1.2 million-square-foot office building located between 48th and 49th streets next to the Waldorf-Astoria Hotel and Grand Central Terminal. Other tenants at the property include Capital One and UBS.

AVENTURA, FLA. — Colliers International has negotiated an office lease for Biorasi to occupy two stories and 37,856 square feet of space at Harbour Centre in Aventura. Harbour Centre is a 217,000-square-foot office building situated at 18851 N.E. 29th Ave., 20 miles north of downtown Miami. Biorasi, a global research organization that partners with pharmaceutical, medical device and biotech companies to navigate clinical trials and bring products and treatments to market faster, signed a 10-year, $20 million lease at the office building. The lease required the early termination of two other tenants in order to accommodate Biorasi’s requirements. This lease brings the building’s occupancy to 93 percent. Jonathan Kingsley and Stephen Rutchik represented the landlord, C-III Capital Partners, and tenant in the transaction. Debborah Frank of Chicago-based Golub Cos. was a consultant to Biorasi in the transaction.

HOUSTON — Local developer Midway has signed retail leases with three new tenants at CITYCENTRE, a 47-acre mixed-use destination in Houston that opened in 2010. New retailers include handbag and accessories provider Brahmin, which will open a 1,000-square-foot store; Lubbock-based City Bank, which will occupy 4,000 square feet; and Tiff’s Treats, which has signed a 1,430-square-foot lease. Lilly Golden and Blair Golden of Evergreen Commercial represented Midway in the lease negotiations. Brad Downs of The Auber Group represented Brahmin, and Jonathan Probst with The Retail Connection represented Tiff’s Treats, both of which are slated to open this fall. CITYCENTRE features 350,500 square feet of retail and dining space, 625,000 square feet of Class A office space, 35 brownstone residences, 1,155 upscale apartment and loft units, the 171-room Four Points by Sheraton–CITYCENTRE and 255-room Hotel Sorella CITYCENTRE.

Understory-Capitol-Tower-Houston

HOUSTON — SeaSide Poké has become the latest addition to the tenant roster at Understory, a 35,000-square-foot food hall and communal gathering spot within international developer Skanska’s Capitol Tower office building in downtown Houston. SeaSide Poké, which will occupy approximately 500 square feet within the 9,000-square-foot culinary market, joins East Hampton Sandwich Co., Boomtown Coffee, Mama Ninfa’s Tacos y Tortas, MONA Fresh Italian Food and Flip ‘n Patties as the first six tenants at Understory. Nick Hernandez, Crystal Allen and Lacee Wilke of Transwestern represented Skanska and SeaSide Poké in the lease negotiations. Understory is scheduled to open later this year.

COLUMBUS, OHIO — Bonobos has signed a new lease to occupy 1,500 square feet at a mixed-use development in Columbus. The Pizzuti Companies is the developer for the property, which is located in the Short North Arts District. Founded in 2007 as an online-only retailer for men’s clothing, Bonobos began opening brick-and-mortar locations in 2012. This is the company’s first location in Columbus and third in Ohio. Bonobos will join office tenant Industrious at the four-story building. Industrious, a coworking space provider, will occupy 30,000 square feet on the third and fourth floors. The property is slated to open in July.

GAHANNA, OHIO — Benchmark Industrial Inc. has signed a 52,500-square-foot headquarters lease at the Central Park of Gahanna, a 262,500-square-foot speculative warehouse currently under construction. Eric Shea of Newmark Knight Frank brokered the lease transaction on behalf of the property’s developer, Trevi Enterprises. Set for completion in September, the property will feature a clear height of 32 feet, 25 dock doors, five drive-in doors and ESFR sprinklers. Benchmark is a distributor of shipping and industrial packaging products, warehouse supplies, safety supplies and janitorial supplies.

LAWRENCE, MASS. — Unitex Healthcare Laundry Services has signed a 188,653-square-foot industrial lease at 155 Shepard St. in Lawrence, located just south of the New Hampshire border. The property previously served as a plant for beverage can manufacturer Crown Cork & Seal. Greg Klemmer, Tim Brodigan, Tim Allen and Daniel Driscoll of Colliers International represented Elmsford, New York-based Unitex in the lease negotiations. James Lipscomb, Michael Ciummei and Joe Fabiano of JLL represented the landlord, The Seyon Group, which will raise the building’s clear height from 17 feet to 32 feet to accommodate the needs of the new user.

AUSTIN, TEXAS — NAI Partners has negotiated a 17,850-square-foot industrial lease for Beacon Roofing Supply Inc. at 20 Strandtman Cove in Austin. Troy Martin of NAI Partners represented the tenant, which distributes roofing and building supplies, in the lease negotiations. Adam Green of Stream Realty Partners represented the landlord.

CHARLOTTE, N.C. — Charlotte-based Parker Poe will occupy 86,000 square feet of office space across three floors at 620 S. Tryon, the first phase of Legacy Union in Charlotte. Parker Poe is expected to move into the space in mid-2020 and have signage on the 33-story, 850,000-square-foot building. Amenities at 620 S. Tryon will include an indoor/outdoor entry plaza for gatherings, fitness center and a walkable promenade lined with restaurants and retailers. A pedestrian bridge above Church Street will provide tenants with direct access to the building. Lincoln Harris is developing Legacy Union, which spans two city blocks and will feature offices, retail shops, restaurants, hotels, residences, a parking garage, public green space and a pedestrian promenade. Ridr Knowlton and Campbell Walker internally represented the developer in the lease transaction. Taylor Senter of Newmark Knight Frank (NKF) represented the tenant.
