DENTON AND ADDISON, TEXAS — Venture Commercial has executed two restaurant leases totaling 11,225 square feet in North Texas. The Lion & Crown, an English-style pub, will occupy 9,700 square feet at 101 W. Hickory St. in Denton, and 3 Natives Juice Bar has signed a 1,525-square-foot lease at 5100 Belt Line Road in Addison. In the first transaction, Greg Blandford of Venture Commercial represented the tenant, and Alex Payne of Axis Realty Group of Denton Inc. represented the landlord. In the second deal, Tim Henson of Venture Commercial represented the tenant and Amanda Throckmorton and Easley Waggoner, also with Venture Commercial, represented the landlord.

CHICAGO — United Airlines has decided to keep its headquarters at Willis Tower in Chicago. The airline will partner with the building’s owner, Blackstone, to make major investments in transforming the workspace over the coming months and years. United plans to redesign workspaces to enable employees to better collaborate and use the latest technology. The investments are also part of an initiative to recruit and retain top talent from Chicagoland. The new agreement extends United’s existing 850,000-square-foot lease to March 31, 2033. Molly Carroll, Andrea Van Gelder, Kevin Rogers and Alexa Jennings of JLL represented United in the lease transaction. Blackstone is already in the midst of a $500 million renovation at Willis Tower for all tenants.

NEW YORK CITY — Alliant Insurance Services Inc. has signed a lease to occupy 48,500 square feet at 101 Park Avenue, a 49-story office asset owned by H.J. Kalikow & Co. LLC in Midtown Manhattan. The office lease is for a period of 11 years. Alliant will occupy two floors at the property. Situated at the corner of Park Avenue and 40th Street, the property offers proximity to Grand Central Station, the Chrysler Building and the New York Public Library. Amenities at 101 Park Avenue include a parking garage, bank, dining options and concierge services. John Cefaly and Nicholas Dysenchuk of Cushman & Wakefield represented the landlord in the lease negotiations. Joseph Cabrera and David Glassman of Colliers International represented Alliant.

TOLEDO, OHIO — Thyssenkrupp Supply Chain Services NA Inc. has signed a 119,952-square-foot industrial lease in Toledo. The 1.1 million-square-foot building is situated on 46 acres at 315 Matzinger Road. Ron Jurgenson of Reichle Klein Group represented the landlord, I.B.C. Inc. Jerry Malek of Reichle Klein and Peter J. Kepic of Colliers International represented the tenant. The lease is for four years and five months.

FARMERS BRANCH, TEXAS — Holt Lunsford Commercial has negotiated a 30,000-square-foot industrial lease at 4535 Simonton Road in the northern Dallas metro of Farmers Branch. Andrew Gilbert of Holt Lunsford represented the landlord, TA Realty, in the lease negotiations. Guy Brignon of Cross Creek Consulting represented the tenant, Design Expediting Services International LLC.

WASHINGTON, D.C. — WashREIT has signed EIG Global, which provides institutional capital to the global energy sector, to a two-floor, 51,000-square-foot office lease at Watergate 600 in Washington, D.C. EIG Glboal is expected to move into the space in January 2020 and remain there for 17 years and eight months. WashREIT recently renovated the 12-story building, upgrading the entry way, lobby, elevators and common areas. The asset is situated at 600 New Hampshire Ave. NW, adjacent to the John F. Kennedy Center for the Performing Arts and about two miles from downtown.

NEW YORK CITY — Columbia Property Trust has secured a 13,400-square-foot office lease for Drive Shack in the Chelsea neighborhood of Manhattan. Drive Shack, an owner and operator of golf-related leisure and entertainment businesses, will occupy the entire third floor of 218 W. 18th St. as its new corporate headquarters. Columbia Property Trust acquired the building in 2017. The property is now fully leased to a mix of technology and creative firms, including beverage and lifestyle company Red Bull. Built in 1912, the property is a former warehouse that was converted to an office building.

GRAND PRAIRIE, TEXAS — Bradford Commercial Real Estate Services has negotiated a 51,200-square-foot warehouse lease at Trinity West Business Center in Grand Prairie, a northern suburb of Dallas. The tenant, full-service moving company All Points of Texas, occupies 36 percent of the space at the 140,800-square-foot property. Jim Ferris and Michael Spain of Bradford Commercial represented the local landlord, OMO Investment Co. Trust, in the lease negotiations.

WESTLAND, MICH. — Athletico Physical Therapy has signed a 3,964-square-foot lease to open a location in Westland, a western suburb of Detroit. The company will open in the space formerly occupied by Anytime Fitness at Bayview Plaza. Larry Siedell, Michael Murphy and Tjader Gerdom of Gerdom Realty & Investment represented the landlord. Luke Paterson of Swearingen Realty Group represented Athletico.

DALLAS — Lee & Associates has negotiated a 54,141-square-foot industrial lease at 11567 Hillguard Road in Dallas. Brett Lewis and George Tanghongs of Lee & Associates represented the landlord, GLP, in the lease negotiations. Transwestern represented the tenant, Consolidated Electrical Distributors Inc., an Irving-based electrical supply distributor with more than 600 locations across the United States.
