CAMBRIDGE, MASS. — Google has signed a 15-year lease for 362,000 square feet at 325 Main St. in the Kendall Square neighborhood of Cambridge. The lease agreement brings Google’s total footprint in Cambridge to more than 800,000 square feet. The new, 16-story building at 325 Main St. will include approximately 400,000 rentable square feet. The property will replace the existing 115,000-square-foot building currently on site. Construction is expected to commence later this year and be completed in 2022. ATLANTA — Emory Healthcare has signed a 28,000-square-foot lease at Baltimore Block across from Emory University Hospital Midtown in Midtown Atlanta. Emory Healthcare will move its finance and materials management operation to the newly leased space. Baltimore Block is a recently renovated historic office development that was originally built in 1885. Gamma Real Estate and Meltzer Properties acquired the asset in 2015 and completed a $4.5 million renovation. The 104,000-square-foot building is now 91 percent leased. AUBURN HILLS, MICH. — Colliers International has negotiated a 137,560-square-foot industrial lease at 50 Continental Drive in Auburn Hills for Samsung SDI America Inc. Magnum Industrial Building Co. will complete a $62.7 million high-volume battery pack manufacturing facility on behalf of the tenant. The facility will serve as the center of Samsung’s automotive battery operations, as well as its North American headquarters, research and development tech center and manufacturing operations. Samsung is expected to occupy the space this spring. Peter E. Kepic and Peter J. Kepic of Colliers International represented the landlord, Joel Nosanchuk, in the lease transaction.
LINCOLNSHIRE, ILL. — Manhard Consulting has signed a 17,989-square-foot office lease at 1 Overlook Point within Lincolnshire Corporate Center. Manhard Consulting is a full-service civil engineering and surveying firm. The company was previously based in Vernon Hills. The office property recently underwent a renovation with a new amenity center. Nicholas Panarese of Van Vlissingen and Co. represented the landlord, Van Vlissingen and Co.
CHANDLER, ARIZ. — Z Modular, a division of Zekelman Industries, has signed a 10-year lease for industrial space at 6205 S. Arizona Ave. in Chandler. The manufacturer of prefabricated steel structures for commercial buildings will occupy 222,000 square feet at the property. The modular structures are constructed in-house with final assembly occurring on-site, where the steel modules are stacked and connected together. The company plans to hire approximately 150 new employees to the region and will invest $17 million in tenant improvements and equipment, including a significant amount of robotic machinery. Stein Koss and Tom Louer of Lee & Associates, along with Kristina Hayes with KW Commercial, handled the deal.
ARLINGTON, VA. — Booz Allen Hamilton, a Fortune 500 firm that specializes in providing consulting, analytics, engineering and digital solutions and employs 25,000 people in 80 locations worldwide, will expand its presence in Arlington’s National Landing submarket. In September, Booz Allen Hamilton will occupy 84,000 square feet of office space at 1550 Crystal Drive, a 480,572-square-foot building owned by JBG Smith Properties. The building is now 92 percent leased. The asset is situated about four miles south of downtown Washington, D.C.
CLARKSBURG, MD. — The NRP Group has broken ground on The Axiom at Cabin Branch, a 272-unit apartment complex in Clarksburg. The apartment complex will offer one-, two- and three-bedroom floor plans and community amenities such as a swimming pool, pool deck, fire pits, grills, fitness center, dog park, bike storage and package reception services. The asset is located about 30 miles north of Washington, D.C. The NRP Group is developing Axiom with equity partner Parse Capital. First National Bank of Pennsylvania is providing construction financing. A timeline for completion was not provided.
RALEIGH, N.C. — CBRE | Raleigh has signed Petco, Ulta Beauty and Five Below to leases at Pleasant Valley Promenade in Raleigh. Petco signed a 13,600-square-foot lease, Ulta signed a 10,718-square-foot lease and Five Below signed an 8,474-square-foot lease. The new tenants are expected to open this year and will join Dick’s Sporting Goods, Ross Dress for Less, Marshalls, Bed Bath & Beyond and Fitness Connection. Pleasant Valley Promenade offers more than 362,000 square feet of retail space and is situated about seven miles northwest of downtown Raleigh. GERMANTOWN, TENN. — PEBB Enterprises has signed Ulta Beauty and Verizon Wireless to leases at Germantown Village Square, a retail and office complex, in Memphis. With the additions, the shopping center is now 97 percent leased, with one 4,000-square-foot space vacant. The upstairs office space is 90 percent leased, with 2,700-square-foot and 3,800-square-foot spaces available for lease. The center is located about 21 miles east of downtown Memphis.
NORTH BRUNSWICK, N.J. — CBRE has secured a 300,000-square-foot lease for logistics and fulfillment solutions company Capacity LLC at 1601 Livingston Ave. in North Brunswick. The built-to-suit facility is currently under construction and is slated for occupancy in February 2020. The property will include 40-foot clear heights as well as 10,000 square feet of office space, which will serve as the new headquarters for Capacity LLC. John Maloney of CBRE represented Capacity LLC in the transaction. The property owner, 1600 Building C LLC, was represented in-house during negotiations.
