GARLAND, TEXAS — The Goodyear Tire & Rubber Co. has signed a 13,986-square-foot industrial lease renewal at 2820 Market St. in Garland, a northeastern suburb of Dallas. According to LoopNet Inc., the property was built on 2.3 acres in 1994. Ryan Boozer of Stream Realty Partners represented the landlord, 2820 Market Street Ltd., in the lease negotiations. Tim Vogds of CBRE represented the tenant.

MIAMI BEACH, FLA. — The Lincoln Road Business Improvement District (BID) has executed six leases with retailers and restaurants to occupy space on Lincoln Road, Miami Beach’s high street for upscale retail, restaurants and entertainment. Brandy Melville, a women’s clothing shop catering toward Gen Z shoppers, opened its 2,500-square-foot shop at 730 Lincoln Road in late August. Located at 810 Lincoln Road, Pele Soccer is a 7,000-square-foot store that features a turf surface for consumers to test out cleats and will install bleachers to host watch parties in the coming months. MC2 Saint Barth will occupy 748 square feet at 608 Lincoln Road later this year. The swimsuit company has been in business for 25 years. MILA is a “MediterrAsian” fusion restaurant that will open at 800 Lincoln Road later this fall. Paletas Morelia, a gourmet popsicle shop, will make its Miami Beach debut later this year. Lastly, Casper, a store dedicated to all things sleep related, is located at 1114 Lincoln Road. The six retailers join Fritz’s Skate, Bike & Surf Shop; Dog Bar; and Lulu Laboratorium as tenants to sign leases this this summer.

NEW YORK CITY — Davis & Gilbert LLP, a New York City-based law firm, has signed an 86,000 square-foot office lease at 1675 Broadway in Midtown. The lease comprises the 31st through 34th floor and a portion of the 35th floor in the 850,000-square-foot building. Lewis Miller, Scott Gottlieb, Brian Gell and Michael Wellen of CBRE represented Davis & Gilbert in the lease negotiations. Robert Steinman of Rudin Management Co. represented the landlord, The Rudin Family.

BOCA RATON, FLA. — The Kroger Co. has signed a 35,000-square-foot lease to relocate to Boca Raton Innovation Campus (BRiC). The space within 4700 Exchange Court is roughly the same size as Kroger’s previous space across the street, but was designed to be more efficient, such as having it in one contiguous space rather than broken up. The space serves as Kroger’s national headquarters supporting its digital businesses, including vitacost.com, which Kroger acquired in 2017. Mitchell Millowitz of Newmark Grubb Knight Frank represented Kroger in the lease transaction. Danielle Vennett of Crocker Partners and Jeff Kelley of CBRE represented the landlord.

NEW YORK CITY — Kelley Drye & Warren LLP, a New York-based law firm, has signed a 103,000-square-foot office lease at 3 World Trade Center in Manhattan. The firm will move to the 66th, 67th and 68th floors of the building in 2020, and will be the first law firm in the building. Other tenants in the building include advertising company GroupM, beverage company Diageo, mattress retailer Casper, and Hudson River Trading. Mary Ann Tighe, Ken Meyerson, Adam Foster, Evan Haskell, Steve Eynon, David Caperna and Rob Hill of CBRE represented the landlord, Silverstein Properties, in the transaction. Patrick Heeg and Ryan McKinney of Transwestern represented Kelley Drye.

WARREN, N.J. — JLL has negotiated a 35,000-square-foot office lease in Warren, about 30 miles west of New York City. Bohler Engineering, an Atlanta-based civil engineering company, will occupy the first two floors of 30 Independence Boulevard by March 2020. The engineering firm is relocating to the building from 35 Technology Drive in Warren. Griffin Capital was represented by Timothy Greiner, Dennis McConnell and Daniel Spero of JLL represented the landlord, Griffin Capital, in the transaction. Scott Lesh, Scott Stange Sr. and Daniel Loughlin of JLL represented Bohler.

HOUSTON — Empyrean Benefits Solutions Inc., a software provider for human resource departments, has signed a 108,109-square-foot office lease at Pinnacle Westchase, located at 3010 Briarpark Drive in Houston. David Husid, Derek Myers and Taylor Scheps of Newmark Knight Frank represented the tenant in the lease negotiations. Stream Realty Partners represented the landlord, Pinnacle Tenant LLC.

DALLAS — Bluebeam Inc., a California-based software developer for the construction industry, has inked a 20,000-square-foot office lease at One McKinney, a 15-story office building in Uptown Dallas. Robbie Baty, Shannon Nehrig, Shaun Stiles and Katie Cowan of Cushman & Wakefield represented the tenant in the lease negotiations. Elliot Prieur and Allison Johnston Frizzo represented the landlord, Gaedeke Group, on an internal basis.

FORT WORTH, TEXAS — Discount merchandiser Ollie’s Bargain Outlet has opened a 39,000-square-foot store at Camp Bowie West Center, a shopping center in Fort Worth. The property, which is currently undergoing a renovation project to upgrade facades, lighting and landscaping, offers proximity to both Interstates 30 and 820. Todd Hubbard, Jon McDaniel and Bobby Montgomery of NAI Robert Lynn represented the landlord, Sutherland Building Material Centers, in the lease negotiations. Ollie’s carries goods in more than 15 categories, including electronics, flooring and toys. Earlier this year, the retailer opened a 615,060-square-foot distribution hub in nearby Lancaster, Texas.

MOONACHIE, N.J. — Team Resources, a New Jersey-based firm, has negotiated a 23,000-square-foot industrial lease for New York-based wholesale merchandiser Icon Trade Services in Moonachie, a western suburb of New York City. The single-story warehouse features two loading docks, a drive-in door and an 18-foot ceiling height. David Knapel of Team Resources represented Icon in the lease negotiations, as well as the landlord, which was undisclosed.
