NEW YORK CITY — Cushman & Wakefield, has negotiated a 5,500-square-foot retail lease for French beauty product chain Sephora in downtown Brooklyn. The retail space is located within the Atlantic Terminal Mall, across from the Barclays Center. The new store is scheduled to open in October. Brandon Singer, Ian Lerner, Alan Schmerzler and Diana Boutross of Cushman & Wakefield represented the landlord, New York-based Madison International, in the lease negotiations. Virginia Pittarelli of Crown Retail Services represented Sephora.

ARLINGTON HEIGHTS, ILL. — Tropical Smoothie Cafe, a fast-casual concept known for its smoothies and tropical food, is opening its 800th location. The restaurant, located at 115 W. Rand Road in Arlington Heights, is set to open this Friday, Sept. 6. Tropical Smoothie Cafe has grown at a rapid pace this year, opening its 750th location in May. Existing franchisee Hani Halloun, along with first-time franchisees Edward Joubran and Martin Khoshaba, will own and operate the new Arlington Heights location. There are currently seven Tropical Smoothie Cafe locations in the Chicago market, with 18 more in the pipeline.
FORT WORTH, TEXAS — Dallas-based Holt Lunsford Commercial has secured a 20,000-square-foot industrial lease at Mercantile Distribution Center in Fort Worth. Thomas Grafton and George Jennings with Holt Lunsford represented the tenant in the lease negotiations. Andrew Ward with Mercantile Partners represented the landlord.
HOUSTON — Celltex Therapeutics, a locally based biotechnology firm, has signed an 18,780-square-foot office lease renewal at 2401 Fountain View Drive in Houston. Justin Brasell of Transwestern represented the tenant in the lease negotiations. Jack Parsons of locally based brokerage firm Finial Group, which also manages the property, represented the undisclosed landlord.
HOUSTON — JLL has negotiated a 14,000-square-foot office lease at M-K-T, a mixed-use development by Triten Real Estate Partners and Radom Capital LLC that is located in The Heights area of Houston. Russell Hodges, Bubba Harkins, and Jenny Mueller of JLL handled the transaction on behalf of the landlord. The tenant, accounting firm Miller Grossbard Advisors LLP, will relocate in the second quarter of 2020. M-K-T is a collection of adapted industrial buildings being transformed into a creative mixed-use destination for office, retail, restaurants, health and fitness.
IRVING, TEXAS — ESRP, a brokerage firm specializing in tenant representation, has negotiated a 114,500-square-foot office lease in Irving for biotechnology firm Caris Life Sciences. Greg Burns and Christopher Schafer of ESRP handled the lease negotiations on behalf of the tenant, which will relocate to a newly constructed facility that offers lab and office space. Myers & Crow Co. developed the property, which is owned by a fund managed by Kawa Capital Partners.
CARROLLTON, TEXAS — American Tile & Stone has signed a 58,296-square-foot industrial lease extension at Luna Distribution Center, a 1.3 million-square-foot development in Carrollton, a northern suburb of Dallas. George Billingsley of Billingsley Co. represented the landlord on an internal basis. Ryan Boozer with Stream Realty Partners represented the tenant.
Dräger Medical Systems Signs 128,000 SF Office Lease Renewal in Andover, Massachusetts

ANDOVER, MASS. — Dräger Medical Systems, a German manufacturer of medical equipment, has signed a 128,000-square-foot office lease renewal for its headquarters at 6 Tech Drive in Andover, a northern suburb of Boston. Over the next 18 months, Dräger will complete a full renovation of the facility. Michael Dalton, Blake Baldwin, Sharon Joyce, Deanne Munger and Joel Schur of Cushman & Wakefield represented Dräger in the lease negotiations. Matt Adams of Newmark Knight Frank represented the landlord, a partnership between Novaya Real Estate Ventures and Wheelock Street Capital.
DefinedLogic Signs 12,224 SF Office Lease at Mixed-Use Development in Red Bank, New Jersey

RED BANK, N.J. — DefinedLogic LLC, a digital consultant agency, has signed a 12,224-square-foot office lease in Red Bank, a southern suburb of New York City. The office is part The Rail @ Red Bank Station, an upcoming 30,898-square-foot mixed-use development that will also feature 57 units of multifamily housing and 6,000 square feet of retail of space. Denholtz Properties, a New Jersey-based firm, is developing the project. Construction is slated for completion in 2020.
COLUMBUS, OHIO — Spartan Logistics has signed a 257,962-square-foot industrial lease at 3100 Creekside in Columbus. The three-year lease brings the 340,000-square-foot property to 76 percent occupancy. Plymouth Industrial REIT Inc. owns the property. Spartan Logistics is a full-service, third-party logistics company providing transportation solutions throughout the United States and Canada. Spartan, which plans to use the facility for warehousing and distribution of personal care supplies, will take occupancy of the space in September. The company has several locations in Arkansas, Ohio and South Carolina.
