CHICAGO — Colliers International | Chicago has moved its downtown operations to 71 S. Wacker Drive. The 17,000-square-foot space will house the company’s valuation and advisory services, Chicago office advisory group and corporate solutions teams. The firm will continue to have a strong presence in Rosemont, where its industrial advisory, supply chain logistics, investment services and office leasing groups reside. The downtown office has 83 workspaces, of which 55 are workstations and 28 are private offices. In addition, the new office includes client workspace, wellness rooms and a café-style break area. The Irvine Company owns the 48-story, 1.5 million-square-foot office tower.

CINCINNATI — City Club Apartments has executed a lease for a 6,000-square-foot rooftop restaurant and bar at its apartment property in Cincinnati. Scheduled to open in spring 2019, the 10th-floor restaurant will include indoor and outdoor seating, as well as handcrafted cocktails, wine and craft beer. The owners will share the concept’s name and additional details at a later date, according to Jonathan Holtzman, CEO of City Club Apartments. The apartment property includes 294 units and penthouses with 50 different floor plans. City Club Apartments had previously announced a 10,000-square-foot specialty market and a 1,000-square-foot wellness café on the first floor.
Joint Venture Completes Phase I of Logistics Park in Atlanta, Signs Medtech Firm to 1.1 MSF Lease

ATLANTA — CT Realty, Port Logistics Realty and River Oaks Capital Partners have completed Phase I at Palmetto Logistics Park in Atlanta. The joint venture also signed Drive DeVilbiss Healthcare to a 1.1 million-square-foot lease. DeVilbiss, a global manufacturer of respiratory and ambulatory medical products, plans to move in before the end of the year. Phase II is expected to commence in January and wrap up construction by the end of 2019. Phase II will consist of a 1 million-square-foot distribution facility. The 213-acre industrial park is located about 16 miles southwest of Hartsfield-Jackson Atlanta International Airport. The joint venture bought the land in 2017.
Social Security Administration Renews 717,011 SF Corporate Headquarters Lease in Baltimore County

WOODLAWN, MD. — The U.S. General Services Administration (GSA), working on behalf of the U.S. Social Security Administration, has signed a 10-year lease renewal for Social Security’s Baltimore County headquarters. The GSA signed the 717,011-square-foot lease with landlord Security Land and Development Co. LP (SLDC) at the Security West Complex in Woodlawn. The lease became effective Nov. 1, 2018 and will run through Oct. 31, 2028. According to its website, GSA provides workplaces by constructing, managing and preserving government buildings and by leasing and managing commercial real estate. The terms of the lease state that GSA can exit part of the lease after three years with a 12-month written notice to SLDC and can fully exit the lease with 24-month written notice after five years. The initial annual rent is approximately $11.8 million. Regency Affiliates, which has a 50 percent interest in SLDC, simultaneously announced it refinanced Security West Complex for $30 million. The net proceeds are being used primarily to pay off existing debt at Security West and to fund capital improvements and reserves totaling about $17 million.
THE WOODLANDS, TEXAS — Arena Energy, a privately held oil and gas firm, has signed an 87,231-square-foot office lease at Hughes Landing in The Woodlands, about 30 miles north of Houston. The Class A space will be situated on 13 acres and will serve as the company’s new headquarters. Arena Energy is aiming to begin occupying the space in September 2019.
FORT LAUDERDALE, FLA. — ShipMonk, a logistics company for e-commerce businesses, has signed a lease to move its headquarters from Deerfield Beach to Bridge Point Riverbend in Fort Lauderdale. Starting next year, ShipMonk will occupy 170,477 square feet of the 221,542-square-foot industrial building that was completed in September. Tony Hoover of CBRE represented the tenant in the lease transaction, while Colliers International’s Steven Wasserman represented the landlord, a joint venture between Bridge Development Partners, Akard Street Partners LP, Banner Oak Capital Partners LP and Elion Partners. The terms of the lease were not disclosed. ShipMonk was originally launched in 2014 by then-26-year -old Jan Bednar at Florida Atlantic University’s Tech Runway. ShipMonk now employs more than 200 people in Florida and Los Angeles, with plans to double its workforce and open an office in New York City. Bridge Point Riverbend features 32-foot clear heights, rear-dock loading, ESFR sprinkler systems, and a 1.4/1,000 parking ratio.
HOUSTON — NAI Partners has secured a 22,800-square-foot industrial lease at 4140 World Houston Parkway in Houston for COSA Xentaur, a provider of equipment for the petrochemical, energy and pharmaceutical industries. Jake Wilkinson of NAI Partners represented the tenant in the lease negotiations. The name and representative of the landlord were not disclosed.
PHILDELPHIA — Binswanger has secured an 81,226-square-foot industrial lease for Hunter Keystone Peterbilt in Philadelphia. The property is located at 2811 Charter Road. Hunter Keystone Peterbilt plans to operate a full-service Navistar International heavy and medium duty truck dealership and an Idealease heavy and medium duty truck leasing company at the location. Hunter is a network of truck dealerships that has been in business for more than 80 years. Chris Pennington of Binswanger’s Philadelphia office secured the 10-year lease on behalf of Hunter from the property owner, Charter Road Realty.
UPLAND, CALIF. — SRS Real Estate Partners has signed three additional tenants to Mountain Green Shopping Center, located at 357 S. Mountain Ave. in Upland. A 20,390-square-foot ALDI will anchor the retail center under a 15-year lease. Optima Salons and Pathway Vet Alliance signed 10-year leases for 3,800 square feet and 2,100 square feet, respectively. Additional tenants at Mountain Green include Dunkin’ Donuts, GNC, CVS/pharmacy, Michaels, Sprint, Sally Beauty and Jersey Mike’s Subs, among others. Terrison Quinn, Casey Mahony and Adam Handfield of SRS represented the landlord, DMP Properties, while Jason Gordon of Epsteen & Associates represented ALDI. Karen Sunday represented Optima Salons and Ryan Gast of CBRE represented Pathway Vet Alliance in the lease transactions.
MCCOOK, ILL. — Noel Transportation has signed a 42,141-square-foot industrial lease at 4800 S. Vernon Ave. in McCook. The third-party logistics company is more than doubling its square footage and will use the space as a regional distribution center for its Midwest operations. Chris Lydon and Chris Tecu of Avison Young represented the tenant in the lease transaction. Cushman & Wakefield represented the landlord. The 189,216-square-foot building is now fully leased. Constructed in 2007, the building has a clear height of 32 feet.
