FARMERS BRANCH, TEXAS — The Retail Connection (TRC) has negotiated an 18,023-square-foot lease at 4141 LBJ Freeway in Farmers Branch, a northern suburb of Dallas. David Levinson and Kathleen Nash of TRC represented the undisclosed landlord in the lease negotiations. Jimmy Pham of Concept Commercial Realty represented the tenant, Elite Gymnastics.

ABERDEEN, N.J. — LA Fitness has signed a 34,000-square-foot lease at Aberdeen Plaza in Aberdeen. The shopping center is located at the intersection of Route 35 and Cliffwood Avenue. LA Fitness will take possession in spring 2019. Area retailers include Target, Costco, Pier 1 Imports, Stein Mart, BJ’s, and Modell’s. Michael Horne of CBRE and John Kalamaris of RealSource Partners represented LA Fitness in the transaction. Basser Kaufman, the owner of Aberdeen Plaza, represented itself.

FORT LAUDERDALE, FLA. — Joint venture partners Fort Lauderdale-based Stiles and San Francisco-based Shorenstein Properties LLC have signed Publix Super Markets to a lease for its GreenWise Market brand at The Main Las Olas in downtown Fort Lauderdale. GreenWise Market is a specialty, natural and organic store featuring a variety of house-prepared meals and grab-and-go items. The Main Las Olas is under construction and will include a 25-story office building, 341-unit residential tower and ground-floor retail spanning a city block. GreenWise Market will occupy 28,000 square feet of ground-floor retail space. The Main Las Olas is slated to be completed in fall 2020.

SPARTANBURG, S.C. — GSP North America Co. Inc. has leased 115,764 square feet of industrial space in Spartanburg, located at 2725 New Cut Road, about 29 miles northeast of BMW’s American headquarters. GSP specializes in distributing and providing auto parts. Brian Young, Elliott Fayssoux and Kacie Jackson of Cushman & Wakefield | Thalhimer represented the landlord, Becknell Industrial, in the transaction. Brockton Hall, Garrett Scott and John Montgomery of Colliers International represented the tenant.

CommonGrounds-Greenway-Plaza-Houston

HOUSTON — CommonGrounds, a San Diego-based coworking concept, will open a 28,000-square-foot space at Greenway Plaza in Houston. The space will be integrated into The Hub, the center of the 11-building office campus. The space, which will be the company’s second in Texas and 12th overall, is slated to open in spring 2019.

STURTEVANT, WIS. — Fresenius USA Manufacturing has leased 83,000 square feet at Enterprise Business Park in Sturtevant. Fresenius, a German medical care company with operations around the globe, manufactures medical devices and operates dialysis centers. Fresenius is the third company to occupy Enterprise II, along with West Logistics and Andis Corp. The 376,000-square-foot building has 84,000 square feet available for lease. Travis Tiede and Barry Chavin of MLG Commercial represented Fresenius in the lease transaction. John Sharpe of Lee & Associates and Terry McMahon and Cody Ziegler of Cushman & Wakefield-Boerke Co. represented landlord Ashley Capital. Ashley has three more building sites within the park and plans to develop a 438,309-square-foot industrial building known as Building IV in spring 2019.

DEVENS, MASS. — Quiet Logistics has signed a 355,000-square-foot, full-building industrial lease in Devens. Located at 64 Jackson Road, the warehouse and distribution facility was built in 2000 and is set on more than 34 acres. The property features 26 foot clear heights, full air conditioning and humidity control and a full-service cafeteria. Rick Schuhwerk, Ed Jarosz Tony Coskren, Brian Pinch and Lizzie Kusbit of NKF represented the owner, GFI Partners, in the transaction. Quiet Logistics is a fulfillment provider specializing in e-commerce solutions.

SAN ANTONIO — Hartman Income REIT has signed a 46,041-square-foot office lease renewal with General Services Administration working on behalf of the Veterans Administration (VA) at 7411 John Smith Drive in San Antonio. According to LoopNet Inc., the property was built in 1983. Kacie Skeen internally represented Hartman, the landlord, in the lease negotiations.

FARMERS BRANCH, TEXAS — Miami-based Southern Glazer’s Wine & Spirits of Texas, a distributor of alcoholic beverages, has signed a 96,617-square-foot industrial lease renewal at 13755 Diplomat Drive in Farmers Branch, a northern suburb of Dallas. The brokerage firms were not disclosed, but the owner of the property is ML Realty Partners LLC, an investment firm with offices in Dallas and Itasca, Ill.
