COMMACK, N.Y. — My Gym, a global children’s fitness concept, will open a 3,000-square-foot facility in the Long Island community of Commack. COLUMBUS, OHIO — Newmark has negotiated a 207,740-square-foot office and industrial headquarters lease for Homage, a vintage sports apparel brand, at 885 Stelzer Road in Columbus. The speculative property is situated across the street from John Glenn International Airport and was built in 2024 to revitalize a former vacant wooded lot. Terry Coyne and Derek Lichtfuss of Newmark represented the landlord, Weston Inc. Homage plans to take occupancy before the end of the year. Weston Devore of CBRE represented the tenant. Founded by Ryan Vesler, Columbus-based Homage has investors such as NFL star Jason Kelce, NBA star Kevin Durant, actors Ryan Reynolds and Rob McElhenney and Haslam Sports Group, which owns the Cleveland Browns, Columbus Crew and is shared controlling owner of the Milwaukee Bucks.
CHARLOTTE, N.C. — Deriva Energy, formerly known as Duke Energy Renewables, has relocated to a 33,606-square-foot office space at One South on the Plaza, a 40-story office tower located in Uptown Charlotte. The new office will serve as the headquarters for Deriva, which plans to move in by late fall. Chris Schaaf and Jamie Boast of JLL represented Deriva Energy in the lease negotiations, while Rhea Greene of Trinity Partners represented the undisclosed landlord. One South on the Plaza totals 850,000 square feet and features a 22,000-square-foot tenant amenity level on the third floor, street-level retail space housing tenants such as Tupelo Honey and Eddie V’s and a connection to the Overstreet Mall. Since 2015, ownership has invested $100 million to renovate the building’s lobby, plaza and exterior. More than 92,000 square feet of office leases have been executed at One South on the Plaza, including Dole Food’s U.S. headquarters, Shumaker, Robert Half, Protiviti, Huntington National Bank, The Siegfried Group, Krazy Curry, Ace No. 3 and Pet Wants.
FORT WORTH, TEXAS — EōS Fitness has signed a 40,000-square-foot retail lease in southwest Fort Worth. The site is located at the southwestern quadrant of Altamesa Boulevard and Chisholm Trail Parkway, and the Dallas-based gym operator will operate as a co-tenant alongside BJ’s Wholesale Club. The opening is slated for some time in 2027. Segovia Partners represented EōS Fitness in the lease negotiations. The landlord, Texas-based Hunington Properties, was self-represented.
HOUSTON — Stream Realty Partners has negotiated a 27,021-square-foot industrial lease in Houston. The space is located at 1537 Greengrass Drive on the city’s northwest side. Jeremy Lumbreras and Boone Smith of Stream represented the landlord, Texas-based investment firm Stonelake Capital Partners, in the transaction. David Holland of JLL represented the tenant, an entity doing business as JC Zora LLC.
NEW YORK CITY — Law firm Benesch, Friedlander, Coplan & Aronoff LLP has signed a 121,000-square-foot office lease at 1301 Avenue of the Americas, a 45-story, 1.8 million-square-foot building in Midtown Manhattan. The lease term is 16.5 years, and approximately 30,000 square feet is short-term space. Frank Doyle, David Kleiner and Andrew Coe of JLL represented the landlord, New York City-based Paramount Group, in the lease negotiations. Mark Weiss of Cushman & Wakefield represented the tenant.
WILMINGTON, DEL. — NAI Emory Hill has negotiated an 18,790-square-foot retail lease in Wilmington. Lexus of Wilmington has leased the building at 3401 N. Market St., which features six lifts, 18-foot ceilings and three drive-in doors, to house its new automotive repair facility. Rich Dudek of NAI Emory Hill represented the undisclosed landlord in the lease negotiations.
SAGINAW, TEXAS — EōS Fitness will open a 42,500-square-foot gym in Saginaw, located north of Fort Worth. The site lies at the entrance to the 115-acre Beltmill mixed-use development at the northeast corner of East Bailey Boswell and Millstone roads. The opening is slated for some time in 2026. Segovia Partners represented EōS Fitness in the lease negotiations. Matthews Real Estate Investment Services represented the landlord, Hunington Properties Inc., a Texas-based, full-service real estate company.
KATY, TEXAS — Mars Shipping Service Inc. has signed a 32,375-square-foot industrial lease in the western Houston suburb of Katy. The logistics firm is taking space at 21323 Clay Road, which according to Crexi is known as Bridgewater Commerce Center. Garret Geaccone, Boone Smith and Abraham Richardson of Stream Realty Partners represented the landlord, Harbor Capital Advisors Inc., in the lease negotiations.
NEW YORK CITY — Moda Operandi has signed a 30,000-square-foot industrial lease in Queens. The online fashion retailer is taking space on the third floor of the 157,000-square-foot, newly renovated building at 58-30 Grand Ave. in the Maspeth neighborhood, which is known locally as the Pearl Building. Rico Murtha, Helen Paul, Joe Hentze Jr. and Sonny Singh of Cushman & Wakefield represented the landlord, The Davis Cos., in the lease negotiations. Owen Hane of JLL represented the tenant.
