COPPELL, TEXAS — Tempest Telecom Solutions LLC, a provider of equipment and repair services for the telecommunications industry, has signed an industrial lease in metro Dallas. The company will occupy 52,366 square feet at Coppell Business Center II. Eric Crutchfield of Stream Realty Partners represented Tempest in the lease negotiations. Lincoln Property Co. represented the landlord internally.

PISCATAWAY, N.J.— Fujitsu General America Inc. has signed a 155,000-square-foot industrial lease at the Rockefeller Group Logistics Center in Piscataway. Fujitsu General is the third company to sign a lease at the five-building, 2.1 million-square-foot project. Other tenants include Humanscale and Best Buy. Fujitsu General provides ductless cooling and heating systems for residential and commercial use. Jules Nissim, Stan Danzig and Marc Petrella of Cushman & Wakefield represented the owners, Rockefeller Group and PCCP, in the transaction. Bob Sager and Dave Blitt from Bussel Realty represented Fujitsu General.

DETROIT — Google has opened its first Detroit office at The District Detroit, which is linked to Little Caesars Arena. Approximately 100 employees will work out of the 30,000-square-foot, two-floor office, which is located at 52 E. Henry St. Designed by Detroit-based architecture firm SmithGroup, the office features interior décor showcasing the history and landmarks of the Motor City. The space also includes workout amenities and kitchens. Google will join the Detroit Red Wings, Olympia Entertainment and 313 Presents as tenants in the office space adjacent to the arena. More than 600 employees work for Google in the state of Michigan. The District Detroit is a $1.4 billion project undertaken by Olympia Development.

CHICAGO — Puratos, a Belgium-based international food science company, has signed a 6,668-square-foot lease to occupy space at Mural Park. The office will operate as an innovation center to expand the company’s U.S. footprint and service its Midwest clients. Jeff Dowdell, Katie Steele and William Briggs of Transwestern represented the landlord, Condor Partners, in the lease transaction with Puratos. Mural Park is a 200,000-square-foot creative office project in Chicago’s Pilsen neighborhood that involves the transformation of two existing industrial buildings from the early 1900s. The project is now 18 percent pre-leased. Anchor tenant 5 Rabbit Cerveceria is slated to open in early 2019. Maverick Commercial Mortgage Inc. arranged $33.7 million in construction financing. An East Coast-based mortgage REIT provided the financing.

CARROLLTON, TEXAS — Vivid Cosmos Granite LLC, a provider of sinks, countertops and other housing fixtures, has signed a 68,562-square-foot industrial lease at Luna Distribution Center in Carrollton, a northern suburb of Dallas. George Billingsley of Billingsley Co. internally represented the landlord in the transaction. Eric Crutchfield of Stream Realty Partners represented the tenant.

HIALEAH GARDENS, FLA. — Miami-based State Street Realty has arranged the lease of industrial space at Miami Industrial Logistics Center, a Class A industrial park located at 14802 N.W. 107th Ave. in Hialeah Gardens, part of Miami’s Medley Industrial submarket. Tricorbraun Inc., a rigid packaging designer and distributor, will occupy 90,103 square feet at the 676,835-square-foot park. The property features built-to-suit offices, a shared 180-foot truck court, approximately 32-foot clear heights, four overhead doors per bay, 54-foot column spacing, a 60-foot staging bay, an ESFR fire safety system, LED energy-efficient lighting and ample vehicle parking and trailer parking/spotting areas. Frank Trelles and Brian Cabielles of State Street Realty represented the landlord, Duke Realty, while W. Stevens Schmid, Jeff Hartsook and Patrick Willis of CRESA South Florida represented the tenant.

AKRON, OHIO — Off-price department store Ross Dress for Less has signed a 25,200-square-foot lease to open its first store in Ohio. The retailer will occupy space within The Plaza at Chapel Hill shopping center. The company expects the store to open in summer 2019. The Plaza at Chapel Hill is a 456,055-square-foot shopping center anchored by Giant Eagle. Other tenants include Dick’s Sporting Goods, Shoe Carnival, Great Clips, Ideal Image and El Papas Mexican Restaurant. ShopOne Centers REIT Inc. is the property landlord. California-based Ross operates more than 1,600 stores in 37 states. The retailer sells women’s, men’s and kid’s apparel, as well as shoes and home décor.

LOCKPORT, ILL. — Gruma Corp. has signed a 61,163-square-foot industrial lease at 14407 S. Gougar Road in Lockport, 30 miles southwest of Chicago. Dan Leahy, Mark Moran and John Whitehead of NAI Hiffman represented the landlord, ML Realty Partners, in the lease transaction. Britt Casey and Al Caruana of Cushman & Wakefield represented the tenant. Gruma is a food company most known for the production of Mission tortillas.

OKLAHOMA CITY — Veritiv Operating Co., a provider of packaging, paper products and distribution services, has signed a 90,000-square-foot industrial lease at 5200 S.W. 36th St. in Oklahoma City. According to LoopNet Inc., the property was built in 1999 and features 12 dock-high doors. David Portman of CBRE represented the landlord, EIP OKC LLC, in the lease negotiations. Caitlin Mazaheri, Jason Hammock, John Herrmann and Travis Price, also of CBRE, represented Veritiv Operating Co.

KENOSHA, WIS. — Zilber Property Group has leased a 42,235-square-foot industrial building to Paasche Airbrush Co. in Kenosha. Located in the Business Park of Kenosha, the recently constructed facility features a clear height of 28 feet and is located near I-94. Established in 1904, Paasche Airbrush is a family-owned and operated manufacturer of artist airbrushes, industrial spray guns and spray booths. Brett Kroner and Keith Puritz of Cushman & Wakefield represented the tenant in the lease transaction. Michael Kleber, Sergio Chapa and Mike Prost of Newmark Knight Frank represented Zilber Property Group.
