DALLAS — Lucid Energy Group, which operates in the midstream space of the natural gas industry, has signed a 16,701-square-foot office lease expansion at Citymark at Katy Trail in Uptown Dallas. The lease effectively doubles the size of Lucid’s current headquarters space to 34,585 square feet. The firm now occupies two full floors at the building, which is located at 3100 McKinnon St. Richmond Collinsworth and Melanie Hughes of Bradford Commercial Real Estate Services represented the landlord in the lease negotiations. NEW YORK CITY — Global investment bank Greenhill & Co. has signed a 78,000-square-foot office lease at the former Time & Life building within Manhattan’s Rockefeller Center. Rockefeller Group, which owns the 48-story building located at 1271 Avenue of the Americas, is wrapping up a $600 million redevelopment program that is scheduled for completion by year’s end. Following Greenhill’s relocation from 300 Park Avenue in 2020, the building will be close to fully leased. Michael Geoghegan, Andrew Sussman and Peter Gamber of CBRE represented Greenhill in the lease negotiations. Mary Ann Tighe, Howard Fiddle, John Maher, Evan Haskell and Dave Caperna of CBRE represented Rockefeller Group, along with internal associates Ed Guiltinan and Jennifer Stein.
MIAMI — WeWork has signed a four-floor lease within the 55-story Southeast Financial Center, Miami’s tallest office building. WeWork will move into the space in phases, with two floors expected to open by the end of 2019 and the other two floors expected to be ready in summer 2020. Southeast Financial Center is located at 200 S. Biscayne Blvd. in downtown Miami. Southeast Financial Center is attached to The Cube, a 15-story office building that will offer WeWork members and others access to a fitness center, 30,000-square-foot outdoor plaza and access to I-95. NEW YORK CITY — Justworks, a provider of payroll, HR and compliance software, has signed a 270,000-square-foot office lease at 55 Water St. in Manhattan. Beginning in the second quarter of 2020, the company will relocate to the 3.8 million-square-foot complex, more than doubling the size of its current space at 601 W. 26th St. Howard Fiddle, Evan Haskell, Brad Gerla, Dave Caperna and Mary Ann Tighe of CBRE represented the landlord, New Water Street Corp., a subsidiary of the Retirement Systems of Alabama, in the lease negotiations. Chris Helgesen, Peter Trivelas, Dirk Hrobsky and Gary Ceder of Cushman & Wakefield represented Justworks. The average asking rent at 55 Water St., which was recently repositioned, is $58 per square foot.
KENOSHA, WIS. — Silgan Containers has inked a deal to lease 525,000 square feet at an industrial building in Kenosha. The facility, known as Zilber Industrial 1, is located within Kenosha Corporate Park and owned by Zilber Property Group. Silgan, a metal food packaging provider, is scheduled to begin operations at the facility this month. Scott Furmanski of CBRE represented Silgan in the lease transaction. Michael Kleber of Zilber, in partnership with Whit Heitman and Sam Badger of CBRE, represented Zilber.
BLUE SPRINGS, MO. — Comfort Dental has signed a 10-year lease at a building formerly occupied by Blockbuster in Blue Springs, 19 miles east of Kansas City. The 3,000-square-foot building is located at the intersection of Highway 7 and Highway 40. Marshal Blount and Phil Peck of Block & Co. Inc. Realtors represented the owner, MJP 40 Highway LLC. Mohammed Starks of Square State Realty represented Comfort Dental.
NAI Mertz Brokers $25.5M Sale of Industrial Building Near Port of Savannah, Arranges Logistics Firm’s 356,831 SF Lease

POOLER, GA. — NAI Mertz has brokered the $25.5 million sale of 200 S.H. Morgan Parkway, an industrial building situated within Prologis Savannah Logistics Center. Scott Mertz of NAI Mertz represented the undisclosed buyer in the transaction. Mertz also represented Pioneer Logistics Systems, a start-up logistics firm, in signing a 356,831-square foot lease within the building. Pioneer Logistics Systems is based in East Rutherford, N.J., and specializes in print and media industries. Prologis Savannah Logistics Center is a 252-acre industrial park located near Interstate 95 and about 10 miles west of the Port of Savannah. Other tenants at the industrial park include FedEx, Home Décor and Matson Logistics.
CARROLLTON, TEXAS — Steelcase Inc., a manufacturer of furniture for the office, hospitality and education sectors, has signed a 618,000-square-foot industrial lease in the northern Dallas suburb of Carrollton. The company will occupy the entirety of the space at 1050 and 1150 Luna Road, a facility that Atlanta-based Core5 Industrial Partners built on a speculative basis. Mark Miller and Dave Peterson of NAI Robert Lynn, along with Arie Saloman of NAI Puget Sound negotiated the transaction on behalf of Steelcase. Rick Medinis and Tyson Erwin, also with NAI Robert Lynn, represented the landlord. Steelcase expects to assume occupancy of the new space, which features 32- to 36-foot clear heights and proximity to several major thoroughfares, this summer. Steelcase also plans to hire approximately 400 seasonal employees this year and recently acquired manufacturing space in Plano that was occupied by one of its competitors, Smith System Manufacturing Co.
Honeywell Leases Nine Floors at Charlotte’s Legacy Union Project for Corporate Relocation

CHARLOTTE, N.C. — Honeywell has signed a long-term lease with Lincoln Harris to occupy on a 23-story office tower in downtown Charlotte. Honeywell will occupy 280,000 square feet of space spanning nine floors. The company plans to house 700 employees there by the end of 2024. The building is located at 700 S. Mint St., directly across the street from Bank of America Stadium and will offer ground-floor retail, approximately 800 parking spaces and a rooftop terrace. In December 2018, Honeywell announced it would move its headquarters from New Jersey to Charlotte, relocating up to 200 jobs and creating up to 500 jobs. Lincoln Harris is expected to break ground on the new building in September. Legacy Union will span two city blocks and feature offices, retail shops, restaurants, hotels, residences, a parking garage, public green space and a pedestrian promenade. In May, Charlotte-based Parker Poe law firm signed an 86,000-square-foot office lease at 620 S. Tryon within Legacy Union. Completion is slated for 2021.
ATLANTA — LeaseQuery, an Atlanta-based tech company, has signed a 52,888-square-foot, full-floor lease at Three Ravinia in Atlanta’s Central Perimeter district. In addition to the lease, LeaseQuery plans to add up to 200 Atlanta-area jobs in the next year. The jobs will include all departments and functions, such as sales, marketing, customer solutions, software engineering, product management and analytics. Three Ravinia is an 816,748-square-foot building situated 15 miles north of downtown Atlanta. Andy Sumlin and Kyle Kenyon of Cushman & Wakefield represented the landlord, Preferred Office Properties, in the lease negotiations.
