DETROIT — Full Lotus Yoga has leased 2,650 square feet on the third floor of 6505 Woodward Ave., a mixed-use building owned by The Barbat Organization in Detroit. Purchased in December 2017, the property is undergoing a renovation and will be home to Lake Trust Credit Union. A restaurant space is available for lease. The second floor will likely include office space. This is Full Lotus Yoga’s second location, following its initial studio that opened in June 2013. Jeanne Gross of Farbman Group represented the tenant in the lease transaction. Dan Callaway of Farbman Group represented the landlord. The studio is slated to open this fall.

BALTIMORE — Duke Realty has signed Ace Logistics to two industrial leases totaling 351,000 square feet in Baltimore. The first lease, a renewal at Chesapeake Commerce Center 5900, spans 169,000 square feet. The second lease totals 182,000 square feet and is located at Chesapeake Commerce Center 6000, which is a build-to-suit building still under construction. The industrial campus comprises 177 acres and is situated off Interstate 95, one mile north of the Port of Baltimore. A construction timeline for the build-to-suit building was not disclosed, but Chesapeake Commerce Center will be fully occupied upon completion, according to Duke Realty. Peter Hajimihalis and Ben Meisels of JLL represented the tenant in the lease transactions. Justin Mohler of CBRE and Battista Orcino of Duke Realty represented the landlord.
NEW YORK CITY — Savills Inc. has negotiated a 13,116-square-foot office lease at 25 West 39th Street, a 205,000-square-foot office building in Midtown Manhattan, for the relocation of Converge Marketing’s headquarters. Converge, which offers media planning, branding and ad campaign managing services, will take occupancy of the new space this fall. Ken Ruderman, Andrew Zang and Pete Cento of Savills represented Converge Marketing in its site selection and lease negotiations. The property was built in 1907 as a gift to three large engineering groups (The American Institute of Electrical Engineers, The American Society of Mechanical Engineers and The American Institute of Mining Engineers) from steel magnate Andrew Carnegie.
ATLANTA — Invesco will invest $70 million to expand its global headquarters presence in Atlanta. The investment manager firm will occupy 300,000 square feet of office space at Midtown Union in August 2022. The move will also add 500 jobs, bringing Invesco’s Atlanta workforce to nearly 1,200 employees. MetLife Investment Management and Granite Properties are currently co-developing Midtown Union, which will be situated at the corner of 17th and Peachtree streets in Midtown Atlanta. Upon completion, the project will comprise two towers totaling 600,000 square feet of office space. Invesco moved its global headquarters to Atlanta in 2007.
CHICAGO — Play2Day, a childcare service for infants and toddlers ranging in age from 2 months to 5 years old, will open at Lincoln Common in Chicago. The 1,510-square-foot location is expected to open in the third quarter of this year. Play2Day joins the growing roster of Lincoln Common retailers, including Equinox, Velvet Taco, Philz Coffee, Athletico, Compass and Kohler Waters Spa. Developed by Hines and McCaffery, Lincoln Common features 100,000 square feet of retail space, 538 apartment units, 40 condominium units, a five-story office building, 850-stall parking garage, 156-room senior living community and more than an acre of open space.
HOUSTON — NAI Partners has arranged a 19,260-square-foot industrial lease for Alpha Insulation & Waterproofing, a provider of select construction services, at 14820 Tomball Parkway in Houston. According to LoopNet Inc., the newly constructed property spans 54,738 square feet of divisible space. Darren O’Conor and Jake Wilkinson of NAI Partners represented the tenant in the lease negotiations. The name and representative of the landlord were not disclosed.
DALLAS — Newmark Knight Frank (NKF) has negotiated a 10,365-square-foot office lease for Kansas City-based law firm Lathrop Gage at Rosewood Court in the Uptown area of Dallas. The new office is the firm’s 10th in the country. Garrison Efird and Paxton Cooksey of NKF represented Lathrop Gage in the lease negotiations. David Zimmer and Scott Bluhm of Newmark Grubb Zimmer, an affiliate office of NKF, also worked on the deal. Haley Collard and Joe Dunne represented the landlord, Rosewood Property Co., on an internal basis.
NEW YORK CITY — The Feil Organization, a New York City-based commercial owner-operator, has negotiated a pair of retail leases totaling 2,654 square feet at 488 Madison Avenue in Manhattan. Beginning this fall, France-based Mephisto Shoes will occupy 1,864 square feet and Asian restaurant Mighty Bowl will occupy 800 square feet. Other tenants at the property include Indochino, Bonobos Guideshops and UNTUCKit. 488 Madison Avenue, which was built in 1948 and renovated in 2016, is 23 stories tall and spans 477,000 square feet.
TEWKSBURY, MASS. — Defense contractor Raytheon has signed a 134,000-square-foot industrial lease at Center at Innovation Drive, a 706,000-square-foot facility located in the northern Boston suburb of Tewksbury. The lease term is seven years. Rubenstein Partners owns the property, which consists of four conjoined buildings and was recently renovated to deliver a new façade, entrances and common areas. Rubenstein’s renovation project also delivered a tenant amenity center complete with an amphitheater, fitness center, café and collaboration spaces. The property also enjoys proximity to I-495 and I-93.
AUSTIN, TEXAS — Kirksey Architecture, which has more than $500 million worth of projects underway throughout Central Texas, has opened a new, 2,500-square-foot office at 1701 Directors Blvd. in south Austin. The company’s main office is located in Houston. Executive vice president Benito Guerrier and vice presidents David Dalton and Kathleen Jircik will head the company’s Austin office. Kirksey officially took occupancy of the space in June 2018.
