The space is located within Constellation Post Oak, a two-building, 424,011-square-foot development in the Uptown area that features 32- to 36-foot clear heights. Zack Taylor and Barkley Peschel of Colliers represented the landlord, a partnership between Constellation Real Estate Partners and an affiliate of Crow Holdings Capital, in the lease negotiations. NEW YORK CITY — Round1 Bowling & Arcade, a Japanese entertainment concept, will open an 80,300-square-foot venue in Queens. The space will be situated within the 700,000-square-foot Shops at Skyview development in the borough’s Flushing area and will be the operator’s first location in the city. David Friedman and Andrew Stern of Newmark represented the tenant in the lease negotiations. ShopCore Properties, a subsidiary of Blackstone, owns Shops at Skyview.
DAYTON, MINN. — States Manufacturing Corp. has signed a 503,440-square-foot industrial lease to occupy half of The Cubes at French Lake in Dayton, a suburb of Minneapolis. CRG developed the 1 million-square-foot facility, which marks the largest speculative industrial project ever completed in the state. Built in 2024, the cross-dock warehouse features a clear height of 40 feet, 169 dock doors, four drive-in dock doors, 60-foot speed bays, a concrete truck court with 185-foot depth, 231 trailer parking spaces and 652 car parking spaces. Dan Swartz, James DePietro and Austin Lovin of CBRE represented CRG in the lease, while Brent Masica and Danny McNamara of Cushman & Wakefield represented the tenant. The lease marks the largest industrial lease signed in the Twin Cities market in the past two years, according to CBRE. States Manufacturing has started building out its space to support the fabrication and manufacturing of custom electronic and metal products. The company will maintain its current headquarters in Champlin, Minn. CRG integrated partner Lamar Johnson Collaborative designed The Cubes at French Lake, and parent company Clayco served as general contractor.
EAST PEORIA, ILL. — Boot Barn and Best Buy have joined the tenant lineup at The Levee District, a mixed-use center and shopping destination owned by Cullinan Properties in East Peoria. Both stores are expected to open in 2025. Best Buy is moving from its current location in metro Peoria. The Levee District is home to anchor retailers Target, Costco, Slumberland Furniture, Ulta and Ross Dress for Less. The development features a 137-room Holiday Inn & Suites hotel and is home to the City of East Peoria offices and the Fondulac Public Library.
WASHINGTON, D.C. — BXP, a publicly traded office REIT that was previously known as Boston Properties Inc., has closed on its purchase of 725 12th Street, a 12-story office building in Washington, D.C.’s East End. The Boston-based firm acquired the 300,000-square-foot property for $34 million. The seller was not disclosed. BXP plans to demolish the office building and redevelop the site to make way for a new 320,000-square-foot, Class A office property. The REIT recently signed law firm McDermott Will & Emery to occupy approximately 150,000 square feet across the top five levels of the new office development. Lou Christopher, Jordan Brainard, Rob Copito and Clay Hammerstein of CBRE represented McDermott Will & Emery in the lease negotiations. Evan Behr of JLL represented the landlord. BXP expects to deliver the new office building in late 2028.
NEW YORK CITY — Evergreen Trading has subleased 20,309 square feet of office space at One SoHo Square in Manhattan. The media investment agency will relocate from 99 Hudson St. in the first quarter, doubling its footprint for the ensuing seven-year lease term. Michael Berman of JLL represented Evergreen Trading in the sublease negotiations. Zev Holzman of Savills represented the undisclosed sublessor. Stellar Management owns the property.
CARFAX Signs 87,000 SF Office Lease at Metro DC’s Reston Station for New Corporate Headquarters

RESTON, VA. — CARFAX, an automobile history reporting platform based in Centreville, Va., has signed an 87,000-square-foot office lease at Reston Station, a mixed-use development about 20 miles west of Washington, D.C. CARFAX will occupy three floors of the office building at 1906 Reston Metro Plaza, which will serve as the company’s new corporate headquarters. The landlord, Comstock Holding Cos. Inc., says CARFAX plans to move into its new space by the end of the year. Reston Station spans 90 acres near the Wiehle-Reston East Station on Metro’s Silver Line features more than 500 residential units, shops, restaurants and offices for companies including Google, ICF International and Spotify.
BETHESDA, MD. — CP Group has executed nearly 35,000 square feet of leasing activity at CapRock, a three-building office campus in Bethesda spanning 709,313 square feet. The deals include four new tenants relocating from their Maryland and Northern Virginia offices, including insurance firm NFP (18,074 square feet), Montgomery County Employee Retirement Plans (10,564 square feet), endocrinology practitioner Ryse Health (2,929 square feet) and nonprofit medical tenant Hydrocephalus Association (2,328 square feet). Bernie McCarthy, Amanda Davis, Danny Sheridan and Patrick Hall of JLL represented CP Group in all four lease transactions at CapRock, which was formerly known as Democracy Center. CP Group rebranded the complex in 2023 as part of an ongoing capital improvement program at the development.

NEW YORK CITY — Financial services firm Citadel has signed a 504,000-square-foot office lease at 660 Fifth Avenue in Midtown Manhattan, according to a recent report on the Manhattan office market from real estate services firm Savills. Brookfield Properties owns the 39-story, 1.2 million-square-foot building, which recently underwent a $400 million redevelopment. Law firm Fried Frank acted as advisor to Citadel in the lease negotiations and is also advising the company in the development of its new headquarters at 350 Park Avenue. CBRE is the leasing agent for 660 Fifth Avenue.
