FAIRFIELD, N.J. — CBRE has arranged the sale-leaseback of a 100,000-square-foot industrial facility in Fairfield, located approximately 20 miles west of New York City. EverWest Real Estate Investors LLC acquired the property from Unifoil Corp., which will continue to occupy the industrial property via a long-term lease. Built in 1988, the property at 12 Daniel Road features 27,000 square feet of office space and parking for 188 cars. William Waxman, Kevin Dudley, David Gheriani and Gil Medina of CBRE represented EverWest in the lease negotiations. The sales price was undisclosed.

PHILADELPHIA — NAI Mertz has negotiated an 11,250-square-foot industrial lease in Philadelphia. The tenant, Rodan Enterprises LLC, will use the facility to house its company, SureShade, a designer and manufacturer of innovative marine sunshade systems. The space is located within a 75,000-square foot industrial building with 25-foot ceiling heights, one drive-in door and one tailgate door. Joe Sternberg of NAI Mertz represented the landlord, Onyx Partners, in the lease negotiations.

CHICAGO — Duke Realty Corp. has signed five leases with industrial tenants for four of its properties within metro Chicago. The leases total 860,296 square feet. Susan Bergdoll and Casey Grant of Duke represented the company in all the lease transactions. At Airport Logistics Center in Romeoville, RJW Logistics leased the entire 543,780-square-foot speculative building that delivered in August. Dominic Carbonari and Frank Griffin of JLL represented the tenant and Jason West and Sean Henrick of Cushman & Wakefield marketed the property for lease. Coda Resources leased all of the 183,296-square-foot speculative building known as 990 North Avenue in Glendale Heights. Frank Melchert of Cawley Chicago represented the tenant, while Kelly Disser, Eric Tresslar and Michael Freitag of NAI Hiffman served as listing brokers. At 375 W. South Frontage Road in Bolingbrook, Battery Systems signed a new lease for 17,850 square feet and Corrosion Materials renewed its 17,850-square-foot lease. Brian Kling and John Bolster of Colliers International represented Battery Systems. Ryan Earley and Terry Grapenthin of Lee & Associates were the listing brokers. GLEN ELLYN, ILL. — Pete’s Fresh Market has opened at Baker Hill in Glen Ellyn, about 25 miles west of downtown Chicago. The store occupies 72,397 square feet at the shopping center owned by Phillips Edison & Co. Inc. (PECO). It is the regional grocer’s 15th location in the Chicagoland area. Since 2017, PECO has executed a comprehensive redevelopment at the property in partnership with the village of Glen Ellyn. In addition to the opening of Pete’s, improvements at the property include LED lighting, two electric vehicle charging stations and a new roof. Other tenants at the 135,355-square-foot Baker Hill include Orangetheory Fitness, Learning Express and Massage Envy.

NEW YORK CITY — LinkedIn has signed its eighth lease expansion at the Empire State Building in Manhattan. The deal increases LinkedIn’s footprint by three-and-a-half floors totaling 188,653 square feet. Since 2011, the online job posting and networking platform has grown to 501,600 square feet at the iconic building. Sunnyvale, Calif.-based LinkedIn has offices in more than 30 cities around the world. The company, acquired by Microsoft in 2016, has more than 15,000 full-time employees. There are approximately 645 million LinkedIn users worldwide. Empire State Realty Trust Inc. (NYSE: ESRT) owns the Empire State Building, which rises 1,454 feet. Tenants at the property have access to a 15,000-square-foot fitness center, conference center and in-building dining options. With an Energy Star rating of 86, the Empire State Building is in the top 20 percent in energy efficiency among all buildings measured, according to ESRT. PLANO, TEXAS — Sunwest Real Estate Group has signed a 52,551-square-foot lease at Tennyson Office Center, a two-building office complex in Plano. The tenant was NCR Corp. Doug Hanna and Tabitha Layne represented the building ownership on an internal basis. Doug Carignan and Steve Thelen of JLL represented the tenant. Sunwest recently repositioned the property to the tune of $3 million, renovating the lobbies, corridors, restrooms and exterior façade painting.

COPPELL, TEXAS — Holt Lunsford Commercial has secured a 24,399-square-foot industrial lease at 820 W. Sandy Lake Road in Coppell, located north of Fort Worth. According to LoopNet Inc., the property was built in 2006 and is located about a mile north of DFW International Airport. Jim Brice of Holt Lunsford represented the landlord, La Salle Investment Management Inc., in the lease negotiations. Matt Elliot of NAI Robert Lynn represented the tenant, Science Care Inc., an organ donation and tissue bank.

NEW YORK CITY — Body hair removal company Sugaring NYC has signed two retail leases totaling 3,350 square feet in Manhattan and Brooklyn. The company’s new 1,350-square-foot space in Brooklyn, its first in the borough, is located at 100 7th Ave. in the Park Slope neighborhood. The company’s new 2,000-square-foot New York flagship store is located at 5 West 30th St. in the Nomad neighborhood of Manhattan. Both lease terms are for 10 years. David Yablon of Katz & Associates represented Sugaring NYC in the lease negotiations. Jeffrey Kessler of Levitan represented the undisclosed landlord in the Brooklyn deal.

FORT WORTH, TEXAS — Locally based developer Hunt Southwest has landed a tenant for a full-building, 300,000-square-foot lease at DFW Coldspot, the company’s speculative cold storage facility located within Carter Industrial Park in Fort Worth. The tenant is Emergent Cold, a cold chain solutions firm with a significant presence in Australia. Hunt Southwest estimates occupancy will occur in late first quarter 2020. David Sours and Kevin Kelly of CBRE’s Food Facilities Group represented Hunt Southwest in the lease negotiations. David Norrie, also a cold storage specialist with CBRE, represented Emergent Cold. A number of other food and beverage distributors, including Tyson Foods, Schwan Food Co., Mother Parker’s Tea & Coffee and MillerCoors occupy space within Carter Industrial Park, which is near both Interstates 35 and 20 on the city’s south side.
