MIAMI — Lennar Homes LLC has signed a 16-year lease to occupy 156,000 square feet of office space for its new headquarters in Miami. Lennar Homes will move into Franklin Street Properties’ Blue Lagoon property, which is a nine-story, 213,000-square-foot building located seven miles west of downtown Miami.

CHICAGO — Industrious, a flexible workspace provider, has expanded its office space at Accenture Tower in Chicago. Industrious will now occupy more than 93,000 square feet, up from its original footprint of 46,500 square feet. The company says it signed the lease expansion due to overwhelming business demand. Industrious Ogilvie features shared workspaces, private offices and Canvas suites, its signature offering. Amenities include Wi-Fi, daily breakfast in a fully stocked café and networking events. The expanded space is expected to be open in the second quarter of 2020. KBS owns Accenture Tower, a 1.5 million-square-foot office tower. KBS spearheaded a multi-million-dollar renovation of the property in 2015. Wendy Katz and Matt Lerner of Cushman & Wakefield represented KBS in the lease transaction. ST. CHARLES, MO. — Two new retail tenants have opened at the Streets of St. Charles, a mixed-use property in suburban St. Louis. Both Narwhal’s Crafted and YogaSix are located in the development’s newest building at 1450 Beale St. This is Narwhal’s second location. The bar serves a variety of frozen cocktails in addition to beer and wine. YogaSix offers yoga classes seven days a week. Each class has a specific focus. Cullinan Properties Ltd. owns and manages the 27-acre Streets of St. Charles.

NEW YORK CITY — Equity firm General Atlantic Service Co. will expand its Manhattan headquarters lease to 93,500 square feet. The company currently occupies 62,340 square feet across the 32nd and 33rd floors of Park Avenue Plaza and will incorporate the entire 31,200-square-foot space of the 31st floor beginning in July 2020. Robert Martin of JLL represented General Atlantic in the lease negotiation. Marc Packman and Clark Briffel represented the landlord, Fisher Brothers, on an internal basis.

NEW YORK CITY — JLL has negotiated a 27,000-square-foot, 15-year office lease for public relations firm MWWPR in Manhattan. MWWPR will take occupy the entire third floor of the Nomad Tower, located at 1250 Broadway. Alexander Chudnoff, Benjamin Bass and Kristen Morgan of JLL represented MWWPR in the transaction. Paul Glickman, Mitchell Konsker, Diana Biasotti and Harley Dalton of JLL represented the landlord, Global Holdings Management Group, along with Craig Panzirer of Global Holdings.

SOMERSET, N.J. — Office interior design firm Tecno Spa has signed a 15,000-square-foot industrial lease in Somerset, a southwestern suburb of New York City. The property, located at 65 Clyde Road, spans 160,000 square feet of industrial space with 24-foot ceiling heights, three loading doors and close proximity to the New Jersey Turnpike. Scott Perkins and Chris Todd of NAI James Hanson represented Tecno Spa in the lease transaction. TA Realty is the landlord.

EAST ORANGE, N.J. — CBRE has negotiated a 30,000-square-foot industrial lease in East Orange, a western suburb of New York City. Prime Global Solutions, a quality supplier and manufacturer of bulk materials, will occupy the warehouse and distribution center beginning in October. ABC Supply Co. occupies the other half of the 60,000-square-foot facility. Lou Belfer and Scott Belfer of CBRE represented the landlord, J.G. Petrucci, in the lease negotiations. Monica Franco and Priscilla Teixeira of Commercial Realty Partners represented Prime Global Solutions.

NEW YORK CITY — Warby Parker, a retailer of prescription glasses and sunglasses, has signed a 1,350-square-foot retail lease in Brooklyn. The two-story building is located on North 6th Street in the Williamsburg neighborhood, and the store is the retailer’s second location in the borough. The store is open now. Brian Katz and Scott Sher of Katz & Associates represented Warby Parker in the lease negotiations. Hank O’Donnell of Good Space represented the landlord, RedSky Capital LLC.

CARLSTADT, N.J. — Josmo Shoes has signed a 26,000-square-foor industrial lease in Carlstadt, a northwestern suburb of New York City. The building at 75 Triangle Blvd. features three loading docks and 18-foot ceiling heights. Josmo will use the property as a secondary warehouse and distribution center to support its New York headquarters. Shawn Roth, David Cantor and Greg Sholom of Team Resources Inc. represented Josmo in the lease negotiations.

NEW YORK CITY — Inked Magazine, a tattoo lifestyle publication and a division of Quadra Media, has signed an 8,500-square-foot retail lease at 150 West 22nd St. in Manhattan. The new location will house a tattoo studio, art gallery, photography studio and retail store offering apparel, branded merchandise and art. The store will be Inked Magazine’s first retail property. Eli Someck of and Justin Myers of Redwood Property Group represented Inked Magazine in the lease negotiations. Someck also represented the landlord, M. Rapaport Co.
