HOLMDEL, N.J. — Jersey Pickleball Club will open a 13,800-square-foot venue at the Bell Works mixed-use development in Holmdel. The venue, which is scheduled to open in mid-March, will have five courts, social areas and locker rooms. Other tenants that will be opening in 2025 at Bell Works, which is owned by Inspired by Somerset Development, include restaurant Mabel, barbershop Exclusive Cuts and fitness concept ARMR Studios.

DALLAS — Merit Energy has signed a 104,034-square-foot office lease in North Dallas. The oil and gas operator will relocate its headquarters to floors 10 through 12 at Two Lincoln Centre, a 19-story, 602,000-square-foot building located at 5420 LBJ Freeway. Matt Schendle, Zach Bean and Mary Frances Burnette of Cushman & Wakefield represented the landlord, Nuveen Real Estate, in the lease negotiations. Jeff Ellerman and John Ellerman of CBRE (now with Stream Realty Partners) represented Merit Energy.
SAN ANTONIO —EoS Fitness will open a 40,000-square-foot gym in northeast San Antonio. The space is located within Windsor Park Center, a 196,458-square-foot shopping center that was developed in 2012. Houston-based Whitestone REIT owns the center, which is also home to tenants such as Ross Dress for Less, Cavender’s and PetSmart. Daren Nix and Miller Snyder with RISE Commercial Partners represented EoS Fitness, which expects to open in early 2026, in the lease negotiations.
Graystone Capital Brokers Sale-Leaseback of 74,718 SF Industrial Facility in Metro Augusta for Stuckey’s

WRENS, GA. — California-based Graystone Capital Advisors has brokered the sale-leaseback of Stuckey’s 74,718-square-foot headquarters and manufacturing facility in Wrens, a rural suburb 30 miles southwest of Augusta. A Midwest-based buyer acquired the 10.2-acre asset for an undisclosed price, where Stuckey’s Corp. will lease the facility from its new owner. Julius Swolsky and Don Bingham of Graystone represented the seller in the transaction for the 20-year leaseback. Situated along 705 South Main St., the American brand has almost 20 standalone brick-and-mortar pecan stand locations and more than 50 Stuckey’s Express, or store-within-a-store, locations in convenience stores and gas stations, primarily in the Southeast and Texas. The company is a wholesale distributor for these outlets and the exclusive provider of Stuckey’s-branded products, including T-shirts, mugs, hats and the pecan log roll.
LIVINGSTON, N.J. — McGivney Kluger Clark & Intoccia PC has signed a 13,558-square-foot office lease in the Northern New Jersey community of Livingston. The law firm is taking space at The Eisenhauer, a Class A campus located at 290 W. Mount Pleasant Ave. Jon Meisel, Erin Wenzler and Dan Casey of CBRE represented the landlord, Eastman Cos., in the lease negotiations. Fred Hyatt and Ignatius Armenia of JLL represented the tenant.
BAYTOWN, TEXAS — CBRE has arranged a 122,963-square-foot industrial lease in Baytown, an eastern suburb of Houston. The site is located within the 258,248-square-foot Building 2 of Portside Logistics Center. Grant Hortenstine and Susan Haysom of CBRE represented the tenant, Borusan Pipe, in the lease negotiations. Tyler Maner and Jeremy Lumbreras of Stream Realty Partners, which owns Portside Logistics Center via a joint venture with Principal Asset Management, internally represented the landlord.
AUSTIN, TEXAS — Four Hands has signed a 20,000-square-foot office lease in East Austin. The locally based furniture designer and wholesaler is taking space within Eastbound, a complex with two four-story buildings totaling 233,550 square feet at 3232 E. Cesar Chavez St. Chad Marsh of Endeavor Real Estate Group represented the tenant in the lease negotiations. A partnership between Lincoln Property Co., The KOR Group and Fenway Capital Advisors owns Eastbound.
WEST PALM BEACH, FLA. — Three new tenants have signed leases at The Nora District, a mixed-use project currently underway in West Palm Beach. IGK Salon, Indaco and ZenHippo will occupy 2,347; 2,945; and 1,369 square feet at the property, respectively. The first phase of Nora District — which is being developed by a partnership between NDT Development, Place Projects and Wheelock Street Capital — is scheduled for completion early this year. Upon completion, Phase I will feature 150,000 square feet of retail, office and hospitality space. Committed retail tenants at The Nora District include Del Mar Mediterranean Restaurant, Sana Skin Studio, Mint, The Spot Barbershop, Loco Taqueria & Oyster Bar, H&H Bagels, Van Leeuwen Ice Cream, The Garret Group, Juliana’s Pizza, Sunday Motor Co., Celis Juice Bar and Café and [solidcore].
DALLAS — Compatriot Capital, THE real estate investment subsidiary of Dallas-based Sammons Enterprises Inc., has signed a 13,000-square-foot office lease in North Dallas. Compatriot will occupy an entire floor at The Douglas, a 13-story building within Preston Center, beginning later this year. Conor McCarthy, Scott Hage and Larry Toon of JLL represented the tenant in the lease negotiations. Burson Holman and Elizabeth Fortado represented the landlord, Granite Properties, on an internal basis.
NEW YORK CITY — Lincoln Market will open a 35,809-square-foot grocery store at 660 W. 42nd St. in Midtown Manhattan. The store will be located within the River Place apartment complex and will be the grocer’s ninth overall. Scott Sher of Katz & Associates represented Lincoln Market in the negotiations for the 20-year lease. Sean Moran, Steven Soutendijk, Alan Schmerzler, Michael O’Neill and Taylor Reynolds of Cushman & Wakefield represented the landlord, Silverstein Properties. The opening is slated for the fourth quarter.
