NEW YORK CITY — Brax Realty has secured a 99-year ground lease for a development site in the Mott Haven section in the Bronx. The lease is valued at $108 million. The properties are located at 550 Trinity Ave. and 571 Jackson Ave. The site offers a buildable square footage of 52,318 square feet. Brax Realty secured the ground lease on behalf of the landlord, M&R Friedlander Supply Co. The lessee is 550 Trinity LLC.

Preston-Commons-Dallas

DALLAS — JP Morgan Chase has signed a 41,906-square-foot office lease renewal at Preston Commons, a three-building office park located in the University Park area of Dallas. The 427,799-square-foot property, which is owned by California-based KBS, features an outdoor patio, fitness center and an onsite restaurant and bar. Russell Cosby and Torrey Littlejohn of JLL represented JP Morgan Chase in the lease negotiations.

DALLAS — Holt Lunsford Commercial has negotiated a 13,440-square-foot industrial lease renewal at 10990 Petal St. in Dallas. Josh Barnes and Ben Wallace of Holt Lunsford represented the landlord, Rialto Capital Management, in the lease negotiations. The representative of the tenant, Ferguson Fire & Fabrication, was not disclosed.

NEW HAVEN, CONN. — Connecticut Conference of Municipalities (CCM) has signed a 30,000-square-foot lease at 545 Long Wharf Drive in New Haven. CCM, an organization of municipal leaders, will relocate its corporate offices from 900 Chapel St. to 545 Long Wharf Drive. O,R&L Commercial represented CCM in the transaction. The landlord, 545 Long Wharf Holdings, was represented by David Hansen of CBRE New England.

MIAMI — NAI Miami has negotiated an 88,011-square-foot industrial lease on behalf of Senator International Freight Forwarding LLC at 10505 N.W. 112th Ave. in Miami. The facility is situated about 20 miles west of downtown Miami. Devin White of CBRE represented the landlord, FS Building 30 LLC, in the lease transaction. Senator International Freight Forwarding specializes in international shipping and logistics with a focus on air and sea freight, as well as on logistics, packaging and customs services.

CHICAGO — AbelsonTaylor, a health and wellness advertising agency, has signed a lease to occupy nearly 85,000 square feet at the Old Post Office Building in Chicago. The firm plans to move all its operations to the building on March 1, 2020. The property owner, 601W Cos., is transforming the building into office space. Other tenants who have signed office leases at the building include Walgreens, candy manufacturer Ferrara and the Chicago Metropolitan Agency for Planning. Work on the $800 million adaptive reuse project is underway. Plans call for a food hall, fitness center, library and multi-acre rooftop park. Stephen Smith, Jamey Dix and Daniel Heckman of The Telos Group represented building ownership in the lease transaction with AbelsonTaylor. Jack Keenan of Cushman & Wakefield represented the tenant.

FARMERS BRANCH, TEXAS — Lee & Associates has negotiated a 46,104-square-foot industrial lease at 14275 Welch Road in the northern Dallas metro of Farmers Branch. Adam Graham of Lee & Associates represented the tenant, Missouri-based Don Smith & Associates, in the lease negotiations. Barry Stokes of Exeter Property Group represented the landlord, Finlayson Logistic Assets LLC.

NEW YORK CITY — Rideshare company Lyft, inc. has signed a 100,638-square-foot lease at Hudson Commons, a 28-story office tower in Manhattan. The building is located at 441 Ninth Ave. Cove Property Group, in partnership with the Baupost Group, purchased the property in December 2016 from Emblem Health. CBRE represented Cove Property Group in the transaction. Lyft was represented by Steven Rotter and Justin Haber of JLL. Peloton Inc. also signed a 312,200-square-foot lease at Hudson Commons in November 2018.

MIAMI — Avison Young has arranged two leases totaling 184,718 square feet. within Dolphin Commerce Center in Miami. Roca Tile USA signed a 134,383-square-foot lease renewal and expansion, adding 25,745 square feet to its footprint within the business park. FastKit Corp., a custom packing and printing company, renewed its 50,335-square-foot lease. Dolphin Commerce Center spans 750,000 square feet about 15 miles west of downtown Miami and about 10 miles west of Miami International Airport.

FRISCO, TEXAS — Keurig Dr Pepper (NYSE: KDP) will relocate its Texas headquarters from Plano to a 350,000-square-foot office space at The Star in Frisco. The build-to-suit property will serve as the company’s second headquarters alongside its current office in Burlington, Mass. Approximately 1,100 employees work in the current Plano location, which KDP has occupied since 1998. The new space is expected to be available for occupancy in 2021.
