HOUSTON — NAI Partners has negotiated an 8,720-square-foot office lease renewal for Greater Houston Interventional Pain Associates (GHIPA) at 4747 Bellaire Blvd. in Houston. This renewal allows GHIPA to capitalize on the new upgrades currently planned for The Offices at Pin Oak Park. MORRISTOWN, N.J. — JLL has negotiated two office leases for a total of 47,000 square feet in Morristown, 30 miles west of New York City. Investment bank Morgan Stanley renewed a 37,000-square-foot lease at 1200 Mount Kemble Ave. ANS Continuum Holdco LLC signed a 10,000-square-foot lease at 60 Columbia Road, which was recently renovated with a new roof and lobby. Bob Ryan of JLL represented Morgan Stanley and Tom Reilly of JLL represented ANS Continuum Holdco in the transactions.
SCHAUMBURG, ILL. — Cavalry Logistics has signed a 25,253-square-foot industrial lease in Schaumburg. The company, a third-party freight brokerage provider, will occupy the entire building located at 895 American Lane. Cavalry’s dispatch and sales division will occupy the property, which includes 11,000 square feet of newly renovated office space. Cory Kay, Mike DeSerto and Dan Benassi of Entre Commercial Realty LLC represented the landlord, a private investor. Dane Peachee of Compass Real Estate Advisors represented the tenant.
FORT WORTH, TEXAS — Callaway Golf Co. will open a 783,465-square-foot distribution center at AllianceTexas, Hillwood’s 26,000-acre master-planned community in Fort Worth. The sporting goods company, which produces and distributes clubs, apparel and other golf accessories, has operated out of AllianceTexas for nearly a decade and is quadrupling its current footprint with this deal. The opening is scheduled for early 2020.
CHICAGO — CommonGrounds Workplace has signed a 10-year lease for 30,783 square feet at 33 North LaSalle in Chicago’s financial district. CommonGrounds is a coworking company that provides flexible space solutions and services for companies of all sizes. There are currently nine U.S. locations open, with 11 additional locations scheduled to open in 2019 and early 2020. The lease at 33 North LaSalle includes the entire second and third floors of the 38-story office tower, which was constructed in 1928 and renovated in 2016. Amenities include a bike room, fitness center, conference room and catering kitchen. The renovation of the CommonGrounds space will be overseen by the company’s in-house design division. Chicago-based Partners by Design is the architect of record. Jon Cordell and Jess O’Hara of Newmark Knight Frank represented ownership, The John Buck Co., in the lease transaction. Jim Suber of Strategic Real Estate Advisory represented CommonGrounds, which expects to expand its footprint to 2 million square feet across 50 locations in the next 24 months.
SHELBY TOWNSHIP, MICH. — Prism Plastics has signed a 30,470-square-foot industrial lease in Shelby Township, about 15 miles north of Detroit. Prism manufactures high-precision plastic products with a focus on automotive parts. Andrew Boncore of Dominion Real Estate Advisors represented the tenant and the landlord, GSL Holdings LLC. The lease term is 12 years.
LONG ISLAND CITY, N.Y. — Maquette, a New-York based fine art logistics company, has signed a 46,000-square-foot industrial lease in Long Island City. The property, 48-49 35th Street, is a 260,000-square-foot warehouse originally built in 1949. Forrest Mas and Chris Pachios of North River Co., the landlord, negotiated the lease directly with the tenant.
HUMBLE, TEXAS — Locally based brokerage firm Cypressbrook Co. has negotiated a 55,826-square-foot industrial lease at 8575 Volta Drive in Humble, a northern suburb of Houston. According to LoopNet Inc., the property was built in 2016 and totals 168,400 square feet. John Hornbuckle of Cypressbrook represented the landlord, Nuveen Real Estate, in the transaction. Jim Stark of CBRE represented the tenant, Neutron Holdings Inc., the company behind Lime electric scooters.
BOSTON — Foundation Medicine Inc., a manufacturer of medical tests and supplies, has signed a 580,000-square-foot lease for laboratory and office space at 400 Summer Street in Boston. Massachusetts-based WS Development is currently developing the 16-story building, which will total 625,000 square feet, including 30,000 square feet of ground-floor retail. Foundation Medicine will move its headquarters to the building and occupy all of the laboratory and office space. WS Development expects to begin construction later this year and for tenants to move in by 2023. New York-based Morris Adjimi Architects and the Boston office of Stantec are the architects.
TOLEDO, OHIO — Dakkota Integrated Systems has signed a 66,603-square-foot industrial lease in Toledo. The supplier of Jeep parts is expanding and doubling its size at the facility, which spans 1.1 million square feet and is situated on 46 acres at 315 Matzinger Road. The lease term is for five years and five months. Ron Jurgenson of Reichle Klein Group and Rob Hughes of Newmark Knight Frank negotiated the lease. I.B.C. Inc. is the landlord.
