MISSOURI CITY, TEXAS — NAI Partners has secured a 15,000-square-foot industrial lease for Gupta Management Co. at 1535 Industrial Drive in Missouri City, a southwestern suburb of Houston. The property is located within a four-building industrial park that is currently under construction. Jake Wilkinson and Darren O’Conor of NAI Partners represented the landlord in the transaction.

GREENWOOD, IND. — The Opus Group has completed the lease-up of Greenpointe Logistics Center in Indiana. VMInnovations Inc., an e-commerce company, has fully leased the 496,416-square-foot speculative industrial development. Situated on 31 acres, the property offers convenient access to major transportation routes, including I-65. The facility features a clear height of 36 feet. Opus developed the project in partnership with Diamond Realty Investments Inc. Luke Wessel of Cushman & Wakefield represented Opus in the lease transaction. Adam Campbell of Cushman & Wakefield represented the tenant, which sells toys, home and outdoor products and electronics.

BOSTON — Computer software and services company PTC has relocated to a new 250,000-square-foot global headquarters in Boston’s Seaport District. PTC relocated its headquarters in Needham to 121 Seaport Blvd., a newly constructed 17-story, 400,000-square-foot office building. The property will house 1,000 of PTC’s 6,000 employees worldwide. The open design of PTC’s office includes conference rooms and meeting spaces around the building core on each floor as well as a themed work café and coffee space. The office will feature no private offices and no assigned seats. Cresa represented PTC in the site-selection process, lease administration, transaction management, workplace strategy and project management. Gilbane Building Co. served as construction manager and Margulies Perruzzi Architects served as architectural and interior designer on the project. A joint venture of American Realty Advisors and Norges Bank Real Estate Management owns 121 Seaport.

DALLAS — Common Desk has opened an 18,085-square-foot coworking office space at Factory Six03, a warehouse-turned-office building located at 603 Munger St. in Dallas’ West End neighborhood. The space features 26 private offices, conference rooms, a vinyl record lounge, nap room and a wet bar. The location represents the second collaboration between Common Desk and the landlord, Granite Properties.

NEW YORK CITY — Cushman & Wakefield has secured a 26,206-square-foot lease for The Wallace Foundation at 140 Broadway in downtown Manhattan. The private foundation will occupy the entire 49th floor of the building. Andrew Chase, Carri Lyon and Wes Rudes of Cushman & Wakefield represented The Wallace Foundation in the transaction. Robert Constable, Myles Fennon and Edward Mombello of Cushman & Wakefield represented the landlord, 140 BW LLC. The Wallace Foundation’s mission is to foster learning and enrichment for disadvantaged children and the vitality of the arts.

HOUSTON — CBRE has negotiated a 217,800-square-foot industrial lease at 2200 Lauder Road in north Houston. The property was built in 1984 and features 24-foot clear heights. Glynn Mireles of CBRE represented the tenant, concrete supplier Formwork Services & Supply LP, in the lease negotiations. Carlton Anderson of CBRE represented the landlord, Allied Stone Inc.

ROYAL OAK, MICH. — Fast-casual restaurant 2941 Mediterranean Street Food has signed a 3,105-square-foot lease in Royal Oak. The property is located at 30278 Woodward Ave. Lou Frango, Brian Whitfield and Tom Lasky of Colliers International represented the undisclosed landlord in the lease transaction. The restaurant has five locations in metro Detroit.

NORTH CHARLESTON, S.C. — Soft-Tex International Inc., a global pillow and bedding supplier, has expanded its lease in North Charleston to fully occupy a 236,843-square-foot warehouse at 3191 Ashley Phosphate Road, about 15 miles north of the Port of Charleston. This is the fourth expansion in North Charleston for the Waterford, N.Y.-based company since 2013, when it occupied just 25,000 square feet of industrial space. Alan Bolduc, Courtney Marous, and Kathleen Isola of Avison Young represented the tenant in the lease agreement. Colliers International represented the undisclosed building owner.

MILWAUKEE — Andrus Intellectual Property Law LLP has signed a lease to occupy 7,248 square feet at BMO Tower in Milwaukee. The intellectual property law firm will occupy the space on the 22nd floor. The company was founded in Milwaukee in 1939. BMO Tower is a 25-story Class A office development under construction. Approximately 160,000 square feet of office space and 12,000 square feet of retail space remain available for lease. Anchor tenants include BMO Harris Bank, Michael Best & Friedrich and Heartland Advisors. David Pudlosky and Michael Streit of JLL represented Andrus in the lease transaction. Mike Wanezek of Colliers International represented the landlord, Irgens.

TYSONS, VA. — The Meridian Group has announced retail tenants that will join The Boro, a planned mixed-use development in Tysons. The new tenants include a two-story Ethan Allen furniture store, French bakery Paris Baguette, Verizon Wireless, a hair studio, nail lounge and restaurants Akira Ramen and Poki D.C. Dave Ward and Geoff Mackler of H&R Retail represented Meridian Group in the lease negotiations. The Boro’s first phase will feature 2 million square feet of office, retail, entertainment and residential space. Nine retailers have already committed to The Boro, including Whole Foods Market, ShowPlace ICON Theaters, MyEyeDr., Tasty Kabob, Fish Taco and Tropical Smoothie Café. The Boro is situated about nine miles northwest of downtown Arlington. The Meridian Group expects The Boro to open this year.
