MIDDLETOWN, DEL. — Sprouts Farmers Market has opened an 23,000-square-foot store in Middletown, located north of Dover near the Maryland-Delaware border. The store is located at 431 Middletown Warwick Road and is the second in Delaware for the Phoenix-based grocer. About 80 people are expected to work at the store on full- and part-time bases.

CARY, N.C. — Hines and Columbia Development Group, in partnership with Affinius Capital, are announcing a nearly 19,000-square-foot wave of retail leases at Fenton, including The Salty Donut, which plans to open its newest location in 2025. Located in the Raleigh suburb of Cary, the 92-acre mixed-use development is located along Cary Towne Boulevard near I-40 and the Research Triangle Park. Other retailers and restaurants that have opened recently at Fenton, or will in 2025, include Brewery Bhavana, Kendra Scott, Vega Vitality, Crawford Brothers Steakhouse and Doc B’s. Full construction of the property will feature 2.5 million square feet of residential, retail, office and entertainment spaces, as well as a seven-story hotel announced earlier this year. The Salty Donut was founded as a pop-up in Miami in 2015 and has since grown to multiple locations in Florida and Texas, as well as restaurants in Charlotte, Denver, Nashville and metropolitan Washington, D.C.
BENBROOK, TEXAS — Aaron’s has signed a 170,509-square-foot industrial lease in Benbrook, located southwest of Fort Worth. The home appliances, furniture and electronics retailer relocated and expanded from Grand Prairie to Building 2 of Chisholm 20, a four-building, 917,374-square-foot development. Steve Koldyke, Kacy Jones and Brian Gilcrest of CBRE represented the landlord, locally based developer Jackson-Shaw, in the lease negotiations. David Eseke and Andrew DeLamielleure with Cushman Wakefield represented Atlanta-based Aaron’s, which operates 144 stores in Texas.
CONROE, TEXAS — Avison Young has negotiated a 57,120-square-foot industrial lease in Conroe, about 40 miles north of Houston. The tenant is industrial machinery provider Unimacts, and the space is located within NorthStar Industrial Park, a five-building, 79-acre development. Drew Coupe and Dawson Smith of Avison Young represented the landlord, BAUER Group, in the lease negotiations. The tenant was self-represented.
BENBROOK, TEXAS — Mooring, a provider of disaster recovery and commercial restoration services, has signed a 62,391-square-foot industrial lease in Benbrook, located southwest of Fort Worth. The space is located within Building 1 of Chisholm 20, a four-building, 917,374-square-foot development. Steve Koldyke, Kacy Jones and Brian Gilcrest of CBRE represented the landlord, locally based developer Jackson-Shaw, in the lease negotiations. Jeff Rein and Charles Brewer of Stream Realty Partners represented the tenant, which is relocating and expanding from Grand Prairie and will move in during the first half of 2025.
HOUSTON — Sheppard Mullin will open a 29,800-square-foot office in downtown Houston. The space is located on the 25th floor of the 47-story Texas Tower building, and the law firm plans to take occupancy in the fourth quarter of next year. Kevin Kushner, William Padon and Sydnee Hilburn of CBRE represented the tenant in the lease negotiations. Michael Anderson of Cushman & Wakefield represented the landlord, a partnership between Hines, Ivanhoé Cambridge and an affiliate of global investor CDPQ.
NEW YORK CITY — The Federative Republic of Brazil has renewed and expanded its office space at 220 E. 42nd Street, a 37-story building in Midtown Manhattan, by 65,331 square feet. The consulate general has renewed and extended its existing 30,030-square-foot lease. In addition, the Brazilian Mission to the United States will occupy 23,066 square feet, and the Brazilian Financial Office will occupy 12,235 square feet. Harry Blair, Tara Stacom, Barry Zeller and Pierce Hance of Cushman and Wakefield represented the landlord, SL Green, in the lease negotiations. Peter Trivelas and Justin Royce, also with Cushman & Wakefield, represented the tenant.
CHICAGO — The Chicago Department of Aviation (CDA) has signed a 99,421-square-foot office lease at U.S. Cellular Plaza in Chicago. Jonathon Connor, Francis Prock and Jason Simon of Colliers represented the landlord, FCA Partners. The office property totals 637,000 square feet across three buildings. The CDA will occupy floors five through nine in the 8420 building and is relocating from a facility on the O’Hare airport grounds effective immediately. FCA has owned the property debt-free since 2011 and recently completed a $15 million capital improvement campaign. Fred Ishler of Avison Young represented CDA.
OVERLAND PARK, KAN. — Chase Bank and 7 Brew are slated to open at the Oslo Marketplace in South Overland Park, a suburb of Kansas City. The lease signings represent the first announcements in the new development. Mark McConahay and David Block of Block & Co. Inc. Realtors represented the owner, Frey Development, in the negotiations. Oslo Marketplace is the retail component to the redevelopment of the former Frey and Frey Mission Gardens Nursery site, which had been in business since 1972. Also part of the project is Oslo Living, which is nearly complete with 413 luxury apartment units developed by Ryan Cos. Four pad sites remain available.
LANCASTER, PA. — South County Brewing will open a 22,000-square-foot venue in Lancaster, about 80 miles west of Philadelphia. The space at 26 W. King St. in the downtown area formerly housed the Pressroom restaurant. The new brewery will have 17,644 square feet dedicated to a restaurant, bar, dining room, private event space and kitchen, as well as 4,356 square feet for outdoor bar and courtyard space.
