YORKTOWN, N.Y. — Sportime Pickleball will open a 30,000-square-foot facility in Yorktown, about 50 miles north of New York City. Set to open next fall, the facility will be located within Yorktown Green Shopping Center and will comprise 12 dedicated indoor courts, two party rooms, a lounge and a fully stocked pro shop. Curtis Nassau of RIPCO Real Estate represented the landlord, Oster Properties, in the lease negotiations. Brian Ripka, also with RIPCO, along with internal agent Daren Hornig, represented the tenant.

FARMERS BRANCH, TEXAS — United Fine Arts Services has signed a 63,858-square-foot industrial lease in the northern Dallas metro of Farmers Branch. According to LoopNet Inc., the building at 4335 N. Beltwood Parkway was originally built in 1976 and renovated in 1981. Sarah Ozanne and Mac Hall of Stream Realty Partners represented the landlord, Boston-based Longpoint, in the lease negotiations. Rich Young of Rich Young Co. represented the tenant.
Toro Development Signs Six New Tenants at 43-Acre Medley Mixed-Use Project in Metro Atlanta

JOHNS CREEK, GA. — Six new tenants have signed leases at Medley, a 43-acre mixed-use property currently underway in the north Atlanta suburb of Johns Creek. Locally based Toro Development Co. is the master developer of the project and plans to break ground in January. The newly signed tenants include Sephora, Rena’s Italian Fishery & Grill, High Country Outfitters, BODYROK, Petfolk and an undisclosed grocer. Previously announced tenants for the development, which is now roughly 75 percent leased, include Ford Fry’s Little Rey, CRÚ Food & Wine Bar, Fadó Irish Pub, Summit Coffee, Lily Sushi Bar, Knuckies Hoagies, Cookie Fix, Sugarcoat Beauty, BODY20, AYA Medical Spa, 26 Thai Kitchen and Bar, Five Daughters Bakery, Drybar Shops, Minnie Olivia, Burdlife, AMorino, Pause Studio, Fogón and Lions and Clean Your Dirty Face. Medley is currently about 75 percent leased. Upon completion in late 2026, Medley will comprise 150,000 square feet of retail, restaurant and entertainment space; a 175-room boutique hotel; 110,000 square feet of office space; 750 multifamily residences and 133 townhomes; and a 25,000-square-foot plaza. NEW YORK CITY — Fitness operator HAPIK has signed a lease to open a 15,000-square-foot indoor climbing gym in the Sunset Park area of Brooklyn. The gym will be located within Building 6 at the 35-acre Industry City mixed-use development and will feature 50 climbing walls, two rope courses and private event spaces. Chase Welles of TSCG represented the landlord, a partnership between Belvedere Capital, Jamestown and Angelo Gordon & Co., in the lease negotiations. The tenant representative was not disclosed.
GOODLETTSVILLE, TENN. — Dollar General plans to open approximately 575 new stores in the United States in its fiscal year 2025, which ends Jan. 30, 2026. The Goodlettsville-based discount retailer will also debut 15 new stores in Mexico in that time frame. The new store count is in addition to Dollar General’s expected 730 new store openings in fiscal 2024, which will end on Jan. 31, 2025. Overall, the company expects to execute nearly 5,000 real estate projects in fiscal year 2025, including 4,250 store remodels and relocating 45 stores.
Trammell Crow Co. Signs 68,000 SF Healthcare Lease with Johns Hopkins in Falls Church, Virginia

FALLS CHURCH, VA. — Trammell Crow Co. (TCC) has signed a 68,000-square-foot lease with The Johns Hopkins Health System Corp. at The Wellness Center at West Falls in Falls Church. The nonprofit will occupy the fourth, fifth and sixth floors of the 126,000-square-foot property. Andy Thau, Conn Curry and Yorke Allen of JLL are leasing and marketing the remainder of The Wellness Center. The LEED Gold-certified, Class A medical office building that has been open and operating since February. Located at 7171 Cardinal Lane, the property offers curbside patient pick-up and drop-off, locker rooms with showers, an amenity bar, bike storage and covered parking. The Wellness Center is part of the larger West Falls mixed-use development by Hoffman & Associates.
MESQUITE, TEXAS — Penguin Packaging Solutions, which serves the food industry, has signed a 102,497-square-foot industrial lease in the eastern Dallas suburb of Mesquite. The space is located within Town East Logistics, a 193,800-square-foot development that was completed in 2023. James Mantzuranis and Adam Jones of Stream Realty Partners represented the landlord, Dallas-based Leon Capital, in the lease negotiations. Chase Miller with NAI Robert Lynn represented the tenant.
DALLAS — Weitzman has negotiated a 47,518-square-foot industrial lease near Dallas Love Field Airport on the city’s northwest side. The property at 7611 John Carpenter Freeway features 16-foot clear heights, four dock doors and 13,547 square feet of office space. Eddie Liebman of Weitzman represented the undisclosed landlord in the lease negotiations. Chase Miller of NAI Robert Lynn represented the tenant, Sun Commercial Roofing.
HOUSTON — Sable Offshore Co. will open a 46,500-square-foot office in downtown Houston. The space spans the 28th and 29th floors of the 47-story Texas Tower building, and the upstream energy provider plans to take occupancy in the third quarter of next year. Kevin Kushner, William Padon and Sydnee Hilburn of CBRE represented the tenant in the lease negotiations. Michael Anderson of Cushman & Wakefield represented the landlord, a partnership between Hines, Ivanhoé Cambridge and an affiliate of global investor CDPQ.
WATCHUNG AND MIDDLESEX, N.J. — Planet Fitness will open two new gyms totaling 37,350 square feet in Central New Jersey. The New Hampshire-based chain has committed to a 21,850-square-foot space at the 420,000-square-foot Blue Star Shopping Center in Watchung and a 15,500-square-foot space formerly occupied by ACME Supermarket at Middlesex Corner. E.J. Moawad of Levin Management Corp. represented the landlord in the Watchung deal, and Jack Chera of RIPCO Real Estate represented the tenant. Levin’s Ed Vasconcellos III acted as the landlord representative in the Middlesex deal, with Raymond Villafana of Franchise Realty representing Planet Fitness.
