CHICAGO — Mondelez International, a global snacks company, has leased 905 West Fulton Market in Chicago for its new headquarters. The company will relocate from Deerfield, Ill. Mondelez will occupy all 77,100 square feet of office space within the five-story building as well as 6,150 square feet of retail space. Thor Equities Group is the landlord for the property, which is still under construction. The building has three distinct facades, contiguous floor plates, a landscaped terrace and green roof, and 300 square feet of retail frontage. Approximately 10,000 square feet of retail space remains available for lease. The building is scheduled for completion in summer 2019, and Mondelez is planning to relocate in April 2020.

BIRMINGHAM, ALA. — Shipt, a same-day delivery marketplace based in Birmingham that was purchased by Target Corp. in December 2017, will become the anchor tenant of Shipt Tower, currently known as Wells Fargo Tower. The 30-story, 514,893-square-foot building is located at 420 20th St. North in Birmingham’s central business district. According to local media outlets, Shipt signed a 60,000-square-foot lease with building owner Hertz Investment Group, and Philip Currie of J.H. Berry Commercial Real Estate represented Shipt in the lease negotiations. The tallest skyscraper in Birmingham will undergo renovations in Shipt’s space, the lobby and common areas, and will bear the Shipt logo in 2020. Bill Smith launched Shipt in 2014 in his hometown of Birmingham and has expanded its service to cover 250 markets across the country. Last summer, Shipt announced its intentions to keep its headquarters in Birmingham and create an additional 881 jobs. The company will maintain its headquarters in the nearby John Hand Building.

PLYMOUTH, MICH. — Anderson Process Inc. has signed a nine-year lease to occupy 35,400 square feet of industrial space within the Metro-Plymouth Business Park in Plymouth. Anderson Process is a manufacturer and distributor of fluid process equipment, including industrial pumps, hose assemblies and filter technologies. The light industrial facility will enable the Wisconsin-based company to consolidate multiple locations into a single headquarters for the light manufacturing, testing and distribution of its products. Eric Banks of Dominion Real Estate Advisors represented the landlord, Skins-Plyfield LLC. Phil Konopitski of Friedman Real Estate Solutions represented the tenant.

BRISTOL TOWNSHIP, PA. — Urban Outfitters has signed a 309,000-square-foot industrial lease at the Bristol Commerce Center in Bristol Township. The clothing retailer will occupy a new industrial facility on 20 of the industrial park’s 81 acres. Construction on the fabric warehouse began in December and is expected to be ready for occupancy by mid-year. Current tenants at the Bristol Commerce Center include XPO Logistics, AirGas Corp., Goodyear and PetValu.

TAMPA, FLA. — Franklin Street has negotiated the 61,598-square-foot, long-term lease for Baldwin Krystyn Sherman Partners (BKS) to relocate its corporate headquarters to Tampa. The independent insurance firm will occupy two floors at Corporate Center II at International Plaza, a 10-story office building located about five miles west of downtown Tampa. The firm will be moving from the city’s Westshore district. Chris Bulter and Ryan McCurdy of Franklin Street represented the tenant in the lease transaction. Ron Ruffner and Clay Sovich of JLL represented the landlord, Atlanta-based Cousins Properties Inc.

SUGAR LAND, TEXAS — Sprouts Farmers Market, a specialty grocer based in Phoenix, plans to open a new store in Sugar Land on Wednesday, Jan. 16. The 30,000-square-foot store will be located at 13550 University Blvd. and will staff roughly 140 employees. According to the Houston Chronicle, the grocery store will anchor Phase II of University Commons, a shopping center owned by Houston-based Vista Properties. Other tenants coming to the 109,000-square-foot second phase include Ulta Beauty, Luna Grill, U’Maki and Tropical Smoothie. Phase I of University Commons spans 150,000 square feet and is leased to tenants including Burlington, Michaels, CVS/pharmacy and The Tile Shop. University Commons’ design team includes O’Brien Architects and Arch-Con Construction. The new Sugar Land store will donate unsold and edible groceries to Houston Food Bank through the grocer’s Food Rescue program. Sprouts employs more than 28,000 team members and operates more than 300 stores in 19 states.

PLANO, TEXAS — CityCentral, a coworking office space provider based in Dallas, has leased 30,616 square feet within Atrium at Collin Ridge in east Plano. The 281,315-square-foot office building is located at 500 N. Central Expressway at the northeast corner of President George Bush Turnpike and North Central Expressway. CityCentral’s new location will provide more than 100 private offices, as well as coworking spaces, meeting rooms and event spaces. Matthew Hickey and Kristin Grammar of TIG Real Estate Services Inc. represented CityCentral in the lease negotiations, while Paladin Partners represented the undisclosed landlord. This will be CityCentral’s third location in the Dallas market, with a fourth location opening in Frisco later this year.

FORT WORTH, TEXAS — Mallory Alexander, a third-party logistics provider, has leased 155,038 square feet at 35/20 Crossroads Distribution Center in Fort Worth. The rail-served property features 32-foot clear heights, 190-foot truck court depths and access to Interstates 35 and 20. Donnie Rohde and Thomas Grafton of Holt Lunsford Commercial represented the landlord, Sealy Oak Grove, in the lease negotiations.

HOUSTON — Houston-based Finial Group has negotiated an 18,471-square-foot industrial lease renewal at Four Seasons Business Park in Houston. Jack Gaffney of Finial Group represented the landlord in the lease negotiations. The representative of the tenant, Interwell US LLC, which services the upstream side of the oil and gas industry, was not disclosed.
