MISSOURI CITY, TEXAS — Stream Realty Partners has negotiated a 68,342-square-foot industrial lease in Missouri City, a southwestern suburb of Houston. According to LoopNet Inc., the building at 411 Cravens Road was built in 2020 and totals 290,373 square feet. Jeremy Lumbreras and Woody Hillyer of Stream represented the landlord, a partnership between New York-based Clarion Partners and 4M Investments, in the lease negotiations. Hunter Johnston of Bridge Commercial Real Estate represented the tenant, Jelly Comb Corp., a provider of computer keyboards and other office communications devices.

HOUSTON — Hanwha Power Systems Americas, which serves the oil and gas industry, has signed a 27,500-square-foot industrial lease in northwest Houston. The space is located at 8810 Wendigo Place. Ryan Hartsell and Austen Buckalew of locally based brokerage firm Oxford Partners represented the tenant in the lease negotiations. Travis Land and Braedon Emde of Partners Real Estate represented the landlord, United Equities.

CLINTON TOWNSHIP, MICH. — Dr. Joseph Allamat, an oral surgeon who operates his business under the company name Oral Surgery Partners, has signed an 11-year lease for 4,930 square feet at 15870 19 Mile Road in Clinton Township. The lease marks the doctor’s second oral surgery center in Macomb County. Andrew Boncore Sr. of Dominion Real Estate Advisors LLC represented the undisclosed landlord. Emil Cherkasov of Forward Commercial represented the tenant.

NEW YORK CITY — TileBar has signed a 34,000-square-foot office lease in Manhattan’s Flatiron District. The provider of bathroom, kitchen and flooring products will occupy the entire third and fourth floors at 53 West 23rd Street, bringing the building to full occupancy. Locally based brokerage firm Adams & Co. represented both TileBar and the undisclosed landlord in the lease negotiations.

BROOKSHIRE, TEXAS — Cotton Commercial USA, a division of Houston-based Cotton Holdings Inc. that provides home restoration and similar services, has signed a 124,000-square-foot industrial lease in Brookshire, a western suburb of Houston. The space is located within Empire West Business Park, a 2.3 million-square-foot development. Jeremy Lumbreras, Matteson Hamilton and Justin Robinson of Stream Realty Partners internally represented the landlord in the lease negotiations. David Buescher and Jeff Cairns of JLL represented the tenant.

TUSTIN, CALIF. — Five new tenants have signed leases to join The District at Tustin Legacy, a 1 million-square-foot retail center located in the Orange County city of Tustin. Jini Mini, Café 86 and The District Eatery have already opened at the property. Activate Games is scheduled to open in July, while French bakery Le Macaron is expected to open later this year. Additional tenants at the center include Whole Foods Market, Costco, Target, Lowe’s, Nothing Bundt Cakes, Ben & Jerry’s, The Winery Restaurant & Wine Bar and Pinot’s Palette.The District at Tustin Legacy is owned by a partnership between Kimco Realty Corp. and Vestar Development Co.

ST. LOUIS — Baker Sterchi Cowden & Rice LLC, a civil litigation defense and trial law firm, has signed a 22,800-square-foot office lease to occupy the entire ninth floor of the Deloitte Building in downtown St. Louis. The firm is relocating from 100 North Broadway. Owner Stanton Road Capital (SRC) is delivering The Outpost, its tenant amenity package, at the Deloitte Building. Scheduled for completion by the end of the year, The Outpost will include a fully modernized fitness center, 100-person conference facility, Wi-Fi-enabled tenant lounge and fresh grab-and-go food-and-beverage options. With the new lease, there has been 72,800 square feet of leasing activity at the Deloitte Building in the last six months. Brandon Wappelhorst, Nick Fiquette and Tom Bajardi of Sansone Group represented SRC in the lease with Baker Sterchi Cowden & Rice. Rick Messey and Rollie Fors of CBRE represented the tenant.

WAPPINGERS FALLS, N.Y. — Kaplan Career Academy has signed a 15-year, 38,500-square-foot lease in Wappingers Falls, about 85 miles north of New York City. The school, which is part of the Greenburgh North-Castle Union Free School District, will relocate from nearby New Windsor to the building at 29 Marshall Road. The new space will serve as the new home for the Special Act School, which serves students with disabilities. Stephen Powers, Alexander Smith and Kate Whitman of OPEN Impact Real Estate represented Kaplan Career Academy in the lease negotiations. Thylan Associates represented the undisclosed landlord.

SALEM, N.H. — Three new retailers will join the tenant roster at Tuscan Village, a 170-acre mixed-use development in Salem that is a redevelopment of the former Rockingham Park horseracing complex. Grocer Whole Foods Market, eyewear provider Warby Parker and ice cream maker Salt & Straw will all open new stores at Tuscan Village in 2025. Square footages of spaces were not disclosed.

The tenant is Foundation Energy Management LLC, and the space is located within Liberty Plaza II. Chase Stone and Hayden Parker of Holt Lunsford represented the landlord, Massachusetts-based Franklin Street Properties, in the lease negotiations.
