FAIRLESS HILLS, PA. — CBRE has arranged a 65,000-square-foot lease for indoor entertainment center Funzilla at the Fairless Hills Shopping Center in Fairless Hills, located about six miles southwest of Trenton, New Jersey. The adventure park offers a range of activities that include multi-level indoor go-karts, wall-to-wall trampolines, arcade games, climbing walls, ninja obstacles, dodgeball and a three-level playground. Jay Miller and Jim Creed of CBRE represented the property owner, The Klein Group, and the tenant, in the transaction. Funzilla is slated to open for business this winter. The indoor facility will be open seven days a week. Other tenants at the shopping center include Big Lots! and Retro Fitness.

CARROLLTON, TEXAS — Product Innovations Research, a Texas-based consumer goods company, has signed a 98,257-square-foot industrial lease at 1103-1215 Trend Drive in Carrollton, a northern suburb of Dallas. According to LoopNet Inc., the property was built in 1979 and is tailored to distribution users. Josh Barnes, Andrew Gilbert and Ben Wallace of Holt Lunsford Commercial represented the landlord, Stonelake Capital, in the lease negotiations.

TAYLOR, MICH. — Crunch Fitness has signed a lease to occupy a 29,200-square-foot building for its fourth Michigan location. The property is located at 21592 Ecorse Road in Taylor, a southwest suburb of Detroit. Michele Rosenblum of Dominion Real Estate Advisors and Alan Stern of Friedman Real Estate negotiated the lease on behalf of Crunch. The landlord was not disclosed. Crunch expects to expand to additional Michigan locations in the coming months, according to Dominion.

WHEELING, ILL. — Two new restaurants have signed leases at Wheeling Town Center, which is slated to open in early 2019. Meat and Potato Eatery and Eggsperience will occupy 4,000 square feet each and provide outdoor seating for patrons. Both restaurants have other locations in the Chicagoland area. The retail portion of Wheeling Town Center is now 83 percent leased. Previously signed tenants include City Works Eatery and Pour House, Mia’s Cantina, Starbucks, Inland Bank, CMX Cinemas, 312 Nails & Spa and The Learning Experience. The Lynmark Group is the developer for the mixed-use project.

HUMBLE, TEXAS — Forward Air Solutions, a division of Tennessee-based distribution and logistics firm Forward Air Corp., has signed a 289,200-square-foot industrial lease in metro Houston. The company will occupy freestanding distribution space at 18727 Kenswick Drive in Humble, a northern suburb of Houston. The property was built in 2015 and currently totals 132,000 square feet, but is in the process of being expanded. Robert McGee and Chase Cribbs of Lee & Associates represented the landlord, Adkisson Group Inc., in the lease negotiations. Mike Bauer of Fischer Co. represented Forward Air.

EL PASO, TEXAS — CBRE has negotiated an 80,269-square-foot industrial lease renewal at 14 Butterfield Trail Blvd. in El Paso. The warehouse/distribution facility services the Ciudad Juarez manufacturing operations of the tenant, Key Tronic Corp., a Washington-based provider of fully assembled computers and their parts. Chad McCleskey and Christian Giese of CBRE represented the landlord, Elp Butterfield 14 LLC, in the lease negotiations.

MCCOOK, ILL. — Assemblers Inc. has renewed its lease for 353,322 square feet of industrial space in McCook, a southwestern suburb of Chicago. The private assembly and contract packaging company fully leases the building at 8601 W. 47th St. The company has occupied the space since 2016. Built in 2015, the property features a clear height of 32 feet. Geoffrey Kasselman of Newmark Knight Frank negotiated the lease transaction, which included tenant improvements such as more power to support additional cooler and freezer areas, on behalf of Assemblers. Heitman Capital Management is the landlord.

SHEPHERDSVILLE, KY. — Walmart will invest $41 million to open a new distribution facility in Shepherdsville, a city roughly 20 miles south of Louisville in Bullitt County. The Arkansas-based retailer will lease a 720,000-square-foot building within Velocity 65 Trade Center, an industrial park located off Interstate 65 along Velocity Way. The center will create 400 full-time jobs upon opening later this fall, and will eventually employ several hundred temporary workers, including seasonal employees. The Kentucky Economic Development Finance Authority has preliminarily approved Walmart for tax incentives up to $3 million through the Kentucky Business Investment program. The performance-based incentive allows the company to keep a portion of its investment over the agreement term through corporate income tax credits and wage assessments by meeting job and investment targets. Indianapolis-based Browning Investments is the developer and owner of Velocity 65 Trade Center.

CHARLESTON, S.C. — Serendipity Labs Coworking will open two office coworking locations in Charleston totaling 63,200 square feet. A 30,200-square-foot, corporate-owned location will anchor Holder Properties’ Portside-Ferry Wharf Development at the base of the Mount Pleasant Ravenel Bridge. The second, a 33,000-square-foot franchised location owned by hotel industry veteran Trey Scott, will be part of the Garco Mill mixed-use redevelopment project in North Charleston at 4854 O’Hear St. WECCO Development is developing the project. Both Serendipity Labs locations will feature a Lab Café, event space, wellness rooms, private rooms, studios with full A/V capabilities and complimentary tech support. In addition, the locations will feature art shows from local artists and member-only events. Lee Allen and Michael Berman of JLL represented Serendipity Labs in the lease transactions.

RICHMOND, VA. — Cushman & Wakefield | Thalhimer has arranged leases with two tenants at Regency Mall in Richmond as part of the property’s ongoing redevelopment. Surge Trampoline, a Louisiana-based trampoline park concept, will open a 40,000-square-foot location on the top floors of the former Macy’s. The venue will be located along the newly redesigned and signalized Quioccasin Road entrance, and will be close to other recently announced tenants including Starbucks Coffee, Chipotle Mexican Grill and MOD Pizza. Connie Jordan Nielsen, Nicki Jassy and Pam Strieffler of Cushman & Wakefield | Thalhimer arranged the lease on behalf of the landlord. In addition, Panera Bread signed a lease for 4,500 square feet at one of the property’s outparcels. Nielsen represented both Panera and the landlord in the lease negotiations, and Jassy and Strieffler represented the landlord. The name of the owner was not disclosed, but according to the Richmond Times-Dispatch, The Rebkee Co. and Thalhimer Realty Partners acquired Regency Mall in 2015. The local outlet reports that construction on Surge Trampoline is expected to begin in the fall, and the Panera Bread is scheduled to open in late spring or early summer 2019.
