HOUSTON — Stream Realty Partners has negotiated a 411,460-square-foot industrial lease at Northwest Logistics Center in Houston with Goodman Manufacturing Co. LP, a producer of heating and air conditioning systems. The transaction is the final step in Stream Realty Partners’ “three-step” process, whereby the company develops, leases and sells a project. The company had a sale agreement with the undisclosed buyer before construction commenced. Northwest Logistics Center property features a cross-dock configuration, 32-foot clear heights and ample trailer storage. Seth Koschak of Stream Realty Partners represented Goodman in the lease negotiations. The Houston-based manufacturer plans to move into the building during the fourth quarter.

FREEHOLD, N.J. — Sheldon Gross Realty has secured five leases totaling 21,000 square feet at the Fairfield Corporate Park in Freehold. The 165,000-square-foot office park is located at 920-922 Route 33. The five companies that signed leases are Declarations Inc. (7,425 square feet); 1-800 Junk (3,600 square feet); Utiliquest LLC (3,600 square feet); Garcia Sequeira LLC (3,209 square feet); and Stylecare Salon Services LLC (3,209 square feet). Glenn Jaffe, Jonathan Glick, and Matthew Leonelli of Sheldon Gross Realty represented the undisclosed landlord in the lease transactions.
COLUMBUS, OHIO — EFL Expo Freight and TwinMed LLC have signed new leases at CreekSide Industrial Center in Columbus. The Pizzuti Companies and USAA Real Estate own the property. EFL Expo Freight has leased an additional 84,916 square feet at CreekSide XVI for a total lease of 155,871 square feet. TwinMed has leased 101,000 square feet at CreekSide XVI and XVIII. With warehouses in nine states throughout the country, TwinMed is a distributor of medical supplies. Mike Spencer of Lee & Associates represented EFL Expo Freight in the lease transaction, while Joel Yakovac of Colliers International represented TwinMed. Phil Rasey of Pizzuti represented ownership in both lease transactions.
OVERLAND PARK, KAN. — Parisi Café and Evolve Juicery & Kitchen have signed leases to occupy a combined 4,135 square feet of ground-level retail space at The Vue in Overland Park. Hunt Midwest is developing the $49 million apartment project. Parisi will occupy 2,293 square feet, including a 400-square-foot outdoor patio. Upon opening in early 2019, the café will serve espresso and coffee drinks, pastries, sandwiches and soups. This is the brand’s second location in metro Kansas City. Evolve will offer a selection of freshly prepared meals, side dishes and organic juices in its 1,842-square-foot space. The Vue will include 219 apartment units above 8,650 square feet. Residents are scheduled to begin moving into the property in December.
SHAFTER, CALIF. — Ross Stores has signed a lease for 1 million square feet of industrial space at 4100 Express Ave. within Wonderful Industrial Park in Shafter. Ross has been an occupant of Wonderful Industrial Park, developed by Wonderful Real Estate Development, since 2014 and currently owns a 1.7 million-square-foot distribution center located near the newly leased property. The fully entitled, 1,625-acre Wonderful Industrial Park is a rail-served industrial development entitled for 26 million square feet. The property currently offers 7.6 million square feet of completed buildings. Additional tenants at Wonderful Industrial Park include Target, American Tire Distributors, Essendant, DMSI, MRC Global and Formica. The park features an on-site rail yard with more than 17,000 feet of track with direct access to Burlington Northern Santa Fe Railway’s mainline.
CARROLLTON, TEXAS — Holt Lunsford Commercial has negotiated a 64,249-square-foot industrial lease within Crosby Business Park in Carrollton, a northern suburb of Dallas. Josh Barnes and Canon Shoults of Holt Lunsford represented the landlord, Frontier Equity, in the lease negotiations. Brian Pafford and Jason Finch of Bradford Commercial represented the tenant, Cowtown Materials Inc., a provider of tools and building supplies for the construction industry.
ABERDEEN AND PERRYMAN, MD. — MRP Industrial has signed leases with three tenants in northern Maryland totaling more than 1.5 million square feet. Two of the leases were signed at Eastgate 95, a 250-acre logistics park located along Woodley Road in Aberdeen. Kuehne + Nagel, a logistics provider, signed a full-building lease for 656,880 square feet of warehousing and distribution space at the center. The facility will be operational in September and will create approximately 225 jobs. Kuehne + Nagel provides seafreight, airfreight, contract logistics and overland transportation solutions across sectors including retail, automotive and aerospace, among others. On the adjacent 67-acre site at Eastgate 95, MRP will construct a 600,000-square-foot building for The Container Store, a retail chain devoted solely to storage and organizational products. The new facility will serve as the retailer’s East Coast distribution hub. The third tenant, PrimeSource, a building materials distributor, signed a 250,000-square-foot lease for a new building to be constructed at 505 Advantage Ave. in Perryman. ATLANTA — Braves Development Co. (BDC) has signed four new tenants to The Battery Atlanta in Cobb County. The 1.5 million-square-foot mixed-use development surrounds SunTrust Park, home ballpark of the Atlanta Braves that opened in April 2017. The VOID, a social activity that combines virtual reality technology, physical stages and multi-sensory effects, will open a 9,000-square-foot space adjacent to the Coca-Cola Roxy music venue. Scheduled to open in 2019, the space will mark The VOID’s first location in Georgia. Chattanooga, Tenn.-based Rock/Creek, an outdoor industry retailer, will open a 17,000-square-foot store that carries gear for sports such as kayaking, rock climbing, camping and hiking. Rock/Creek is scheduled to open at the development in 2019. Escape room concept The Escape Game will open a 5,000-square-foot space along Battery Avenue in 2019. The fourth tenant, Allure Nail Bar, will open a 3,100-square-foot location next to Select Shades. STREAMWOOD, ILL. — Expeditors International has signed a 423,726-square-foot industrial lease to fully occupy a warehouse in Streamwood, a northwest suburb of Chicago. A joint venture between Opus Development Co. LLC and USAA Real Estate own the property, which is situated on 35 acres near the Elgin O’Hare Expressway. Building features include a clear height of 32 feet, 48 exterior truck docks, 55 trailer parking stalls and 193 car parking spaces. The build-out for Expeditors International, a logistics company that specializes in warehousing and distribution services, is slated for completion this fall. Doug Pilcher, Jason West and Sean Henrick represented the tenant in the lease transaction. David Prell and Kevin Segerson of CBRE represented the landlord.
MESQUITE, TEXAS — Kids Empire, an entertainment concept that provides indoor playgrounds for children, will open a 15,000-square-foot venue within Towne Crossing Shopping Center in Mesquite, an eastern suburb of Dallas.
