AUSTIN, TEXAS — Coworking firm Spaces will open a 53,000-square-foot space at 501 Congress Ave. in downtown Austin. Kelly Woodruff and Mike Cleary of CBRE represented Spaces in the lease negotiations. Brent Powdrill of JLL represented the landlord, AFIAA U.S. Investment Inc. The space, which is the company’s first in Austin, will officially open during the third quarter of 2019. Spaces is a brand owned by Regus PLC, a Luxembourg-based coworking office operator with more than 3,000 business centers in 120 countries.

NASHVILLE, TENN. — AllianceBernstein (AB), a global investment firm with approximately $500 billion in assets under management, has selected Fifth + Broadway, a 6.2-acre mixed-use project in downtown Nashville, as its global headquarters. AB has leased 205,000 square feet at 501 Commerce, Fifth + Broadway’s Class A office tower. The company will occupy floors 18 to 25, the top floors of the tower. AB’s staff will have 360-degree views of Nashville’s Central Business District, Lower Broadway and the Cumberland River. AB announced in May 2018 that it would relocate its global headquarters to Nashville. The company expects to complete all phases of its move by 2024, bringing approximately 1,050 corporate office jobs. OliverMcMillan Spectrum | Emery LLC (OM-SE) is developing Fifth + Broadway, which is slated to open by mid-year 2020. The project also includes the 55,000-square-foot National Museum of African American Music; 200,000 square feet of entertainment and retail space, including a flagship H&M, multi-story food hall from The Food Hall Co. and Shake Shack; and 386 residential units. WINDSOR, CANADA — Detroit-based Quicken Loans and its family of affiliated companies has unveiled plans to open a new office location in the historic Old Fish Market Building in downtown Windsor, Ontario. The expansion into Canada will enable Quicken Loans to recruit top talent from Windsor, Toronto and Waterloo to support the growing need for additional technology talent, according to the company. Quicken Loans will lease more than 9,000 square feet of office space at the building, which is undergoing renovations that are expected to be completed in the first half of 2019. The company plans to grow the office to more than 100 tech workers.
CHICAGO — Concept Laboratories Inc. has signed a 119,388-square-foot industrial lease at 4920 S. Central Ave. in Chicago. The designer and manufacturer of personal care and household products will relocate from 83,091 square feet at 4404 W. Ann Lurie Place when the lease commences in February 2019. The property on Central Avenue spans 461,750 square feet and includes 20 exterior docks, 12 interior docks and direct access to I-55. MINNEAPOLIS — Merchant & Gould, a full-service intellectual property law firm, has unveiled plans to relocate its Minneapolis office from the IDS Center to Fifth Street Towers. The firm will occupy 40,246 square feet on the 21st and 22nd floors beginning in August 2019. Paul Donovan, Jaclyn May and Jeremy Striffler of Cushman & Wakefield represented the tenant in the lease transaction. Jennifer Stumm of Cushman & Wakefield will oversee the buildout of the space on the client’s behalf.
GREENVILLE, TEXAS — JLL has negotiated a 130,816-square-foot industrial lease at 1001 Ed Rutherford Drive in Greenville, a city located about 50 miles northeast of Dallas. Chris Stout and Craig Phelps of JLL represented the tenant, Pennsylvania-based Chelsea Building Products, and the undisclosed landlord in the lease negotiations. The property, which previously housed a plastic injection molding company, will be Chelsea’s second production facility in the U.S.
SCHAUMBURG, ILL. — Assurance Agency Ltd. has signed a 75,000-square-foot office lease to relocate its headquarters to Woodfield Preserve Office Center in Schaumburg. Bill Elwood and Rob Graham of CBRE represented the landlord, Zeller Realty Group (ZRG), in the lease transaction. Jesse Van Dyke of JLL represented Assurance, which will relocate to the property in 2019. The independent insurance brokerage firm will occupy a portion of the first floor and the entire sixth floor. ZRG has significantly upgraded the property with new amenities such as two fitness centers, game rooms, conference centers, Wi-Fi lounges, full-service delis, community yoga classes and an outdoor courtyard.
HORN LAKE, MISS. — Atlanta-based Core5 Industrial Partners has completed its first two inventory buildings at DeSoto 55 Logistics Center, a business park in Horn Lake, a Mississippi town within the greater Memphis market. Situated along the Interstate 55 corridor, the 175-acre business park will feature more than 2.5 million square feet of Class A space once fully developed. The first phase included Building A1, a 581,475-square-foot cross-dock facility that is expandable to more than 1 million square feet, and Building B, a 300,000-square-foot, rear-loading building. Core5 has preleased 200,000 square feet of space within Building B to DSV Solutions, a global provider of supply chain solutions to customers across multiple industries. DSV will utilize the entire 200,000 square feet of an existing client’s distribution facility serving the Eastern United States. IRVING, TEXAS — Canadian paper manufacturer Domtar has renewed its 69,577-square-foot industrial lease at 9001-9015 Sterling St. in Irving. According to LoopNet Inc., the Class B property was built in 1985 and totals 200,666 square feet. Canon Shoults of Holt Lunsford Commercial represented the landlord, Brookfield, in the lease negotiations.
DALLAS — Dallas-based Common Desk will open Common Desk — Factory Six03, an 18,085-square-foot coworking office space in the West End area of Dallas. The opening is set for early next year. The space will be the company’s second location with Plano-based investment and development firm Granite Properties and its sixth location in North Texas. Tenants at the new space will have access to a rooftop lounge and a food hall.
