WEST PALM BEACH, FLA. — JLL Capital Markets has arranged the $40 million sale-leaseback of 1100 Banyan, a 70,131-square-foot office and TV studio building in West Palm Beach. Simon Banke, Matt McCormack, Joe Judge and Anna Schaffer of JLL represented the seller, The E.W. Scripps Co., and procured the buyer, a joint venture between Related Ross, Wexford Real Estate Investors and Key International. Cincinnati-based Scripps is leasing the entire property from the new ownership for a minimum of 2.5 years. Completed in 2000, 1100 Banyan is a two-story building that houses Scripps’ WPTV news studio and office space. The fully leased property also includes a 170-space parking garage and 33 surface parking spaces.

NEW BRAUNFELS, TEXAS — Sprouts Farmers Market will open a 23,434-square-foot store in New Braunfels, a northeastern suburb of San Antonio. The space is located within Creekside Town Center, a 400-acre mixed-use development by Houston-based NewQuest. The store will be among the first in the region for the Phoenix-based grocer. Construction is underway, and the opening is slated for the first quarter of next year.
NEW YORK CITY — Coworking concept ElevatedNY has signed a 26,000-square-foot lease expansion at The Hippodrome, a 620,000-square-foot building located at 1102 Avenue of the Americas in Midtown Manhattan. Designed by LB Architects, the expanded space features 18 fully furnished “team suites” that are designed to accommodate organizations of up to 12 people. ElevatedNY’s footprint within the 21-story building now encompasses 130,000 square feet across four floors. Edison Properties owns The Hippodrome.
LAKE FOREST, ILL. — Offshore Marine, a provider of marine equipment and services, has signed a 12,000-square-foot industrial lease at 28041 N. Bradley Road in the Chicago suburb of Lake Forest. The tenant will utilize the building as its main headquarters for distribution and a retail showroom. The building totals 23,482 square feet, which includes full access to the property’s outside storage area, and remains available for lease. The property is also for sale. Elisabeth Lazzara, Denise Chaimovitz and Brian Bocci of Entre Commercial Realty negotiated the lease.
HOUSTON — Locally based brokerage firm Finial Group has negotiated a 50,600-square-foot industrial lease renewal in northwest Houston. The tenant is Book Trolls Management Inc., and the space is located at 9600 Bamboo Road. According to LoopNet Inc., the single-tenant property was built on 3.3 acres in 1977. Chase Tucker of Finial Group represented the undisclosed landlord in the lease negotiations.
First National Realty Signs OneLife Fitness to Anchor Shopping Center in Bessemer, Alabama

BESSEMER, ALA. — First National Realty Partners (FNRP) has signed a lease with OneLife Fitness to bring Tannehill Promenade, a 347,151-square-foot shopping center located at 4889 Promenade Parkway in Bessemer, to 98 percent occupancy. OneLife Fitness will occupy the former 57,455-square-foot JC Penney space — which has been vacant at the shopping center since 2017. The regional fitness operator offers group fitness classes, personal training, spa-like recovery areas and upscale gym equipment. The new club is slated to open in December, marking the brand’s first location in the Birmingham market. Earlier this year, FNRP also signed a lease with Aqua Dermatology for over 2,300 square feet at Tannehill Promenade. Other tenants at the property include Publix, Target, Ross Dress for Less, T.J. Maxx and Burlington.
CHERRY HILL, N.J. — Dick’s Sporting Goods will open an approximately 120,000-square-foot store under its “House of Sport” brand at Cherry Hill Mall in metro Philadelphia. The store will feature a climbing wall, multiple golf bays with TrackMan simulators, an outdoor track and field and a multi-sport cage that can be used for baseball, softball, lacrosse and soccer. The opening is slated for some time next year. PREIT owns Cherry Hill Mall.
FORT WORTH, TEXAS — Locally based brokerage firm Holt Lunsford Commercial has negotiated a 27,000-square-foot industrial lease in North Fort Worth. The tenant is lithium-ion battery provider NuEnergy Storage Technologies, and the space is located within Northern Crossing, a four-building development that features 24-foot clear heights. Matt Carthey with Holt Lunsford represented the landlord, GID, in the lease negotiations. Jeff Jackson of NAI Robert Lynn represented the tenant.
HOUSTON — Locally based commercial developer Braun Enterprises has opened a 12,000-square-foot coworking space in Houston under its Urban Office brand. Designed by BwCollier Interior Design and built by Yellow Crown Construction, the space is located at 1500 Waugh Drive and offers private office suites ranging from 100 to 400 square feet. Additional features include conference rooms, complimentary beverages, a podcast studio, mother’s room and lounge space.

PALM BEACH GARDENS, FLA. — Edens has added a new wave of retailers to join the roster at Downtown Palm Beach Gardens, a 403,000-square-foot open-air retail center in Palm Beach Gardens. Recently opened concepts include Skin Laundry, MeTime Salon, TINA Stephens, ZOE Boutique and Vagabond Kids Apparel. Committed tenants that will open soon include Pura Vida Miami, Crew Factory, Sweathouz, Tweeds Custom Suits, Humanaut Health, Van Leeuwen Ice Cream, Muse Paint Bar and Laser Away. Existing tenants include Whole Foods Market, REI, CMX Cinemas, Life Time Fitness, The Cheesecake Factory, Sweetgreen and Yard House, among others. In addition to the new retail concepts, Edens has revitalized Downtown Palm Beach Gardens with facade work, new decorative elements, landscaping, signage and outdoor furniture at the development’s “Northern Strand” area near the REI and CMX Cinemas.
