ARLINGTON, VA. — HNTB Corp., an infrastructure solutions firm, has relocated and expanded its office footprint in Arlington, a Northern Virginia suburb of Washington, D.C. The company will now occupy 48,046 square feet across two full floors at 1812 North Moore, a 35-story office tower spanning 537,000 square feet. HNTB will move from its current space at the nearby Shirlington Tower in spring 2026. The move represents a 13,000-square-foot expansion for HNTB. Savills represented the tenant in the lease negotiations. Yorke Allen, Herbert Mansinne and Lee Brinkman of JLL represented the undisclosed landlord.

Foundry Commercial Negotiates 14,000 SF Office Lease at Savona Mill Project in Charlotte

CHARLOTTE, N.C. — Foundry Commercial has negotiated a 14,000-square-foot office lease at Savona Mill, an adaptive reuse of a historic textile mill in Charlotte’s FreeMoreWest neighborhood. John Ball and Claiborne Mulhern of Foundry Commercial represented the owners, Portman Holdings and institutional investors advised by J.P. Morgan Asset Management, in the lease negotiations. Patrick McCoy and Mike Hopper of Newmark represented the tenant, BGW CPA PLLC, a business advisory and accounting firm. Construction is underway on two speculative office suites at Savona Mill totaling 15,000 square feet. Redline designed the suites and Enbloc is overseeing the build-out, which is expected to wrap up this summer. In addition to offices, Savona Mill comprises retail space and amenities including a fitness center, bike storage, conference facilities, an outdoor amphitheater, green spaces, a rooftop deck and a community-centric plaza. Portman Residential also recently delivered Vera at Savona Mill, a 319-unit multifamily development situated adjacent to Savona Mill.
NEW YORK CITY — Intuit has signed a 77,000-square-foot office lease expansion at 51 Astor Place in Manhattan’s East Village. The financial technology platform currently occupies the entire third floor at the 400,000-square-foot building. The expansion is for three additional full floors of space, as well as ground-floor retail space, for a total footprint of 115,000 square feet. Paul Glickman, Mitchell Konsker, Benjamin Bass and Cynthia Wasserberger of JLL, along with internal agents Jeffrey Sussman and Matt Pynn, represented the landlord, Edward J. Minskoff Equities, in the lease negotiations. Bart Lammersen, Justin Haber and Kyle Riker, also with JLL, represented Intuit.
Hoffman & Associates Signs Four New Restaurants to Join West Falls Mixed-Use Project in Metro D.C.

FALLS CHURCH, VA. — Hoffman & Associates has signed four new restaurant concepts to join the tenant roster at West Falls, a 10-acre mixed-use development in Falls Church, roughly 10 miles west of Washington, D.C. The new eateries include Ice Cream Jubilee, BurgerFi, Honoo Ramen Bar and Dok Khao. These restaurants will join other West Falls tenants that are now open, including Mason’s Famous Lobster Rolls, Chase Bank, Tierra Encantada, Perspire Sauna Studios, CityDance Studios and Levine Music. In addition to shops and restaurants, West Falls will include The Oaks (condominiums), The Reserve at Falls Church (seniors housing) and The Alder (market-rate apartments), as well as a central greenspace called The Commons.
MOUNT COMFORT, IND. — Simply Good Foods has signed an 805,000-square-foot industrial lease for seven years in Mount Comfort, an eastern suburb of Indianapolis. The tenant is known for its Quest protein bars and shakes. The Class A building features a clear height of 40 feet, an abundance of trailer and auto parking and accessibility to major transportation routes. The Mount Comfort project is now fully leased. The landlord, CT Realty, has also leased its adjacent 250,000-square-foot facility to Schlage Lock.
LITTLE CANADA, MINN. — Kids in Need Foundation has signed a long-term, 74,364-square-foot industrial lease at 200 S. Owasso Blvd. in Little Canada. The nonprofit organization, which is dedicated to providing suppliers and resources to teachers and students in underserved schools, plans to relocate and occupy the entire building later this spring. The new lease represents an expansion from the organization’s previous home in St. Paul. The new facility will feature a resource center where teachers can access donated school supplies at no cost. The property features nearly 20,000 square feet of office space and 55,000 square feet of warehouse space as well as 54 surface parking spaces and outdoor storage options. PROVIDENCE, R.I. — Marsella Development Corp. has opened Track 15, a $25 million, 18,000-square-foot food hall that is situated within the historic Union Station building in downtown Providence. Vendors include Little Chaska, Tolia, Dune Brothers, Dolores, There There, Giusto PVD and Mother Pizzeria PVD. The development also features indoor and outdoor seating for roughly 600 people, an entertainment venue and a 10,000-square-foot plaza. Rhode Island-based architecture firm Vision3 designed the food hall.
DEDHAM, MASS. — Local owner-operator WS Development has welcomed five new tenants to Legacy Place, a 580,000-square-foot retail power center located in the southwestern Boston suburb of Dedham that was recently recapitalized. The new tenants are Mexican restaurant Anna’s Taqueria, permanent jewelry brand Brave Daughters, women’s apparel retailer Aritzia, Asian restaurant Mecha Noodle Bar and fitness concept [solidcore]. All openings are slated for various points in 2025.
ATLANTA — Business law firm Bradley Arant Boult Cummings LLP has signed a 61,470-square-foot lease to officially move its Atlanta office to a newly renovated office suite in Promenade Tower, which is located at 1230 Peachtree St. NE in Midtown. The firm will occupy floors 19-21. Owned by Cousins Properties, the 777,050-square-foot office tower offers conference facilities, enhanced technology, flexible workspaces and a range of amenities including a fitness center, onsite dining options and direct access to public transit. Bradley has grown from 20 attorneys to 58 attorneys since launching its Atlanta office in May 2023.
ROANOKE, TEXAS — Gruns Nutrition has signed a 37,581-square-foot industrial lease in the North Texas city of Roanoke. The provider of dietary supplements will occupy about half the space at the building at 215 Fairway Circle, which was completed last fall for its California-based owner-occupant, Aircraft Spruce. Todd Lambeth and Luke Clardy of Bradford Commercial Real Estate Services represented the landlord in the lease negotiations. George Curry of JLL represented the tenant.
