LAKE GENEVA, WIS. — Anderson Manufacturing LLC has signed a 19,370-square-foot industrial lease in Lake Geneva. The manufacturer of screws, rivets and other fastener solutions will occupy the space at 999 S. Wells St. Nick Keys of the Dickman Co. Inc./CORFAC International brokered the lease transaction. The landlord is 999 Wells LLC.

HOUSTON — T-Mobile has signed a 29,142-square-foot office lease at the 17-story River Oaks Tower in the Greenway area of Houston. As the anchor tenant, the telecommunications giant will occupy three and a half floors and install signage atop the building. The owner of the property, Medistar Corp., will rename it “T-Mobile Tower” and will welcome the company into its new space in early 2019. Tami Pearson of Waterman Steele represented T-Mobile in the lease negotiations. Doug Pack and Sam Hansen of Avison Young represented Medistar.
CHICAGO — Snap36 has expanded and relocated its headquarters to more than 42,000 square feet at 219 N. Paulina St. in Chicago’s Fulton Market district. Snap36 specializes in product photography. The company’s new space is six times the size of its previous office in a different corner of Fulton Market. Adam McCostlin and Jordan Decker of Cushman & Wakefield represented Snap36 in the lease transaction. Mitch Adams of CBRE represented the undisclosed landlord.
HOUSTON — The Houston Astros have extended their lease at Minute Maid Park, where the professional baseball team has played since 2000, through 2050 following a positive vote by the Houston Sports Authority. The stadium, formerly known as Enron Field, was built in the late 1990s and seats about 41,000 people. The original lease was set to expire in 2030. The terms of the extension call for a $1 million increase in rent beginning this year and running through the remainder of the original lease period, and an additional $1 million increase for the 20-year period ending in 2050. The Astros beat the Los Angeles Dodgers in seven games to win the 2017 World Series.
FORT WAYNE, IND. — Cushman & Wakefield has negotiated a 282,550-square-foot, seven-year industrial lease renewal on behalf of Essex and Essex Brownell in Fort Wayne. The property is located at 3405 Meyer Road. Essex is a magnet wire product manufacturer while Essex Brownell is a North American distributor of a wide variety of industrial service and repair parts. The building will also continue to be a home for Essex Active, an industrial material conversion and fabrication service offered by Essex Brownell. Kirk Diamond, Greg Dickerson and Fritz Kauffman of Cushman & Wakefield represented Essex in the lease negotiation. Steve Zacher and John Adams of The Zacher Company represented the landlords, Indiana Acquisitions and Continental Hastings. The 862,450-square-foot warehouse is part of the Coastal Commerce Center. Both Essex and the landlord plan to invest capital to upgrade the space. Five other tenants also occupy space at the property.
DALLAS — Nokia has signed a 350,000-square-foot office lease at Cypress Waters, a mixed-use development by Billingsley Co. in northwest Dallas. The move will allow the Finnish telecommunications giant to consolidate its operations in the metroplex and move its North American headquarters to Cypress Waters. Nokia is aiming for the consolidation, which is expected to bring about 2,300 jobs to the area, to be complete by the third quarter of 2019. DALLAS — Holt Lunsford Commercial (HLC) has negotiated a 98,489-square-foot industrial lease at 7601 Ambassador Row in Dallas. The distribution-oriented property was built in 1958 and totals 185,220 square feet. Canon Shoults and Josh Barnes of HLC represented the landlord, Frontier Equity, in the lease negotiations. Craig Jones of JLL represented the undisclosed tenant.
Fisher Brothers Signs Evercore to 350,000 SF Lease Renewal and Expansion in Manhattan

NEW YORK CITY — Fisher Brothers has signed Evercore to a lease expansion at Park Avenue Plaza in Manhattan. Evercore, a global independent investment banking advisory firm, will expand its lease from 150,000 square feet to 350,000 square feet at the 45-story, 1.2 million-square-foot tower. The lease runs through 2034. Alan J. Desino of Colliers International represented Evercore in the transaction. Designed by Skidmore, Owings & Merrill and completed in 1981, Park Avenue Plaza recently underwent a $40 million renovation and redesign.
YONKERS, N.Y. — Lee & Associates has arranged a 16,000-square-foot lease at RXR Realty’s Larkin Plaza developmentin Yonkers for Fitness Factory Health Club. Larkin Plaza is a three-building, mixed-use residential and retail project, which will feature 439 residential units. Steve Lorenzo, Mitchell Salmon and Chris Ventura of Lee & Associates represented both the tenant and the landlord, RXR Realty, in the transaction. Fitness Factory Health Club signed a 15-year lease. The health club, which offers strength and cardio equipment, group classes, personal training, and nutrition is scheduled to open in early 2019.
MINNEAPOLIS — Cushman & Wakefield has negotiated a 134,000-square-foot industrial lease on behalf of Canteen, a food service company. The property is located at 700 24th Ave. SE in Minneapolis. The landlord, Interstate Development, plans to demolish part of the property and reposition the remainder in order to meet Canteen’s needs. Significant landscaping and parking improvements will also be made to the property. Canteen, a division of Compass Group, is a vending, office coffee and refreshments services company.
