KANSAS CITY, KAN. — Overstock.com, an online home goods and furniture retailer, has leased 517,000 square feet at a new distribution center in Kansas City. The building, owned by Los Angeles-based BH Properties, is located at 5300 Kansas Ave. Luke Burbank and Kyle Roberts of Newmark Grubb Acres led the national site search for Overstock.com. Mark Long and John Hassler of Newmark Grubb Zimmer worked with Burbank and Roberts to provide assistance with lease negotiations in the Kansas City region. Chris Guiterez with Kansas City Smartport assisted in the coordination of all state and local economic development experts that assisted in this project, including the State of Kansas Department of Commerce and the Wyandotte Economic Development Council. Overstock.com will begin operations at the facility in October and will employ up to 200 people. The Kansas city location enables Overstock.com to offer two-day shipping options for 99 percent of its U.S. customers, according to Carroll Morale, vice president of supply chain at Overstock.com.

IRVING, TEXAS — Lee & Associates has secured a 117,072-square-foot industrial lease at 8701 Sterling St. in Irving. Reid Bassinger and Trey Fricke of Lee & Associates represented the tenant, Builders First Source Inc., a Dallas-based provider of construction materials and supplies, in the lease negotiations. Brett Owens of Transwestern represented the landlord, Colony NorthStar.
Voit Real Estate Secures $33M Lease for 750,000 SF Industrial Property in Inland Empire

ONTARIO, CALIF. — Voit Real Estate Services has arranged the lease of an industrial warehouse located within Shea Center Ontario, a five-building business park located at 5400 Shea Center Drive in Ontario. The lease is valued at $33 million. Canada-based Dorel Home Furnishings, a global manufacturer and distributor of products in the juvenile, sports and home furnishings sectors, will occupy the 750,000-square-foot space and utilize it as a distribution center for the company’s home furnishings division. Aliso Viejo, Calif.-based Shea Properties owns the business park, which is fully occupied. Other tenants include Emser Tile, Trek Bicycle, Restoration Hardware and Neovia Logistics. Frank Geraci, Juan Gutierrez and Adam Geiger of Voit’s Inland Empire office represented the landlord, while Chuck Belden and Kyle Kehner of Cushman & Wakefield represented the tenant in the transaction.
MADISON, WIS. — Spaces, a coworking company, has leased 34,000 square feet at the Gebhardt Building at 811 E. Washington Ave. in Madison. The newly constructed building is now fully leased. The eight-story property spans nearly 170,000 square feet. Scheduled to take occupancy in early 2019, Spaces will join Google as an anchor tenant at the property. Spaces will be located on the third through fifth floors. The property also features a 45,000-square-foot music venue and a 7,300-square-foot brewpub. JLL represented Spaces in the lease transaction. Key Commercial Real Estate represented the owner, Gebhardt Development.
HOUSTON — NAI Partners has negotiated a 122,200-square-foot industrial lease at 11833 Cutten Road in Houston for e-commerce firm Western Post USA. The property was built in 2018. Chris Caudill and John Ferruzzo of NAI Partners represented the tenant in the lease negotiations. Allison Bergmann and Jim Foreman of Cushman & Wakefield represented the landlord, Industrial Property Trust.
NEW YORK CITY — Workspace provider Knotel has signed a 19,563-square-foot lease in the Hudson Square neighborhood of Manhattan. The lease will encompass a large portion of the 3rd floor of the property, which is located at 250 Hudson St. The 15-story, 400,000-square-foot building is owned by Jack Resnick & Sons. Tenants at the building include Daniel J. Edelman, Bed Bath & Beyond, Gluckman Tang Architects, Sopexa, Lieff Cabraser Heinmann & Bernstein and Writers Guild of America East. Knotel, which was founded in 2016, designs, builds and operates custom spaces for companies of 50 employees or more. The company currently has more than 70 locations worldwide. Michael Morris and Greg DiGioia of Newmark Knight Frank represented Knotel in the leasing transaction.
UVALDE, TEXAS — Hobby Lobby will open a 50,000-square-foot store at Uvalde Plaza Shopping Center in Uvalde, a city with a population of about 17,000 located roughly 80 miles west of San Antonio. Other tenants at the center include Hibbett Sports, Spectrum Communications and Rent-A-Center. Paul Burkhart and Ron White of Concordia Equity represented Hobby Lobby in the lease negotiations. Rob Holliday of Holliday Interests represented the landlord.
FAIRLESS HILLS, PA. — CBRE has arranged a 65,000-square-foot lease for indoor entertainment center Funzilla at the Fairless Hills Shopping Center in Fairless Hills, located about six miles southwest of Trenton, New Jersey. The adventure park offers a range of activities that include multi-level indoor go-karts, wall-to-wall trampolines, arcade games, climbing walls, ninja obstacles, dodgeball and a three-level playground. Jay Miller and Jim Creed of CBRE represented the property owner, The Klein Group, and the tenant, in the transaction. Funzilla is slated to open for business this winter. The indoor facility will be open seven days a week. Other tenants at the shopping center include Big Lots! and Retro Fitness.
CARROLLTON, TEXAS — Product Innovations Research, a Texas-based consumer goods company, has signed a 98,257-square-foot industrial lease at 1103-1215 Trend Drive in Carrollton, a northern suburb of Dallas. According to LoopNet Inc., the property was built in 1979 and is tailored to distribution users. Josh Barnes, Andrew Gilbert and Ben Wallace of Holt Lunsford Commercial represented the landlord, Stonelake Capital, in the lease negotiations.
TAYLOR, MICH. — Crunch Fitness has signed a lease to occupy a 29,200-square-foot building for its fourth Michigan location. The property is located at 21592 Ecorse Road in Taylor, a southwest suburb of Detroit. Michele Rosenblum of Dominion Real Estate Advisors and Alan Stern of Friedman Real Estate negotiated the lease on behalf of Crunch. The landlord was not disclosed. Crunch expects to expand to additional Michigan locations in the coming months, according to Dominion.
