GRAPEVINE, TEXAS — Lee & Associates has negotiated an 88,200-square-foot industrial lease at 2520 Esters Blvd. in Grapevine, located near Dallas-Fort Worth (DFW) International Airport. Ken Wesson of Lee & Associates represented the tenant, engineering and logistics firm Communications Test Design Inc., in the lease negotiations. Nathan Lawrence of CBRE represented the landlord, Valeo North America.

NEW YORK CITY — Flexible workspace provider Knotel has signed a 10-year, 23,800-square-foot lease at 6 West 48th St. in Midtown Manhattan. Knotel will occupy the entire second floor through the fourth floor at the 12-story office building as well as the top floor and penthouse. Amanda Bokman and Lloyd Desatnick of JLL represented the building owner in the transaction. Knotel was represented by Elie Reiss of Skylight Leasing. Constructed in 1919, the boutique office building features a recently renovated lobby and is located between Fifth Avenue and Rockefeller Plaza.

ATLANTA — The Allen Morris Co. has signed Spaces to a 56,121-square-foot lease at Star Metals Offices, the commercial component of the mixed-use Star Metals Atlanta development in Atlanta’s West Midtown district. The coworking company will occupy the seventh and eighth floors of the building, located at 1055 Howell Mill Road. The space will include a 5,642-square-foot ground-floor reception area, private business club and 8,000 square feet of outdoor amenity space for Spaces’ tenants. Benjamin Moss of JLL represented Regus, Spaces’ parent company, in the lease transaction, and JLL’s Jeff Bellamy, Brooke Dewey and Elizabeth Koteles represented Allen Morris Co. Star Metals Offices will offer approximately 230,000 square feet of office space, 25,000 square feet of ground-floor retail and a 5,000-square-foot rooftop restaurant and bar. Amenities will include landscaped outdoor terraces, tenant collaboration areas, a fitness center and a bike rack. Oppenheim Architecture and Warner Summers Architecture are designing the building, which is slated for completion in spring 2020.

COLUMBUS, OHIO — Shake Shack has unveiled plans to open at Easton Town Center in Columbus in early 2019. The burger restaurant, which also serves chicken sandwiches, fries and shakes, will occupy 3,523 square feet. The space will feature an outdoor patio and seating for more than 100 people. Tabletops will be made from reclaimed bowling alley lanes in keeping with Shake Shack’s commitment to green architecture and eco-friendly construction. Easton Town Center is a $225 million mixed-use complex from Steiner + Associates.

HUTCHINS, TEXAS — VMInnovations, an online retailer of brand-name sports products, electronics and home goods, has signed an industrial lease in Hutchins, a southern suburb of Dallas. The company will occupy 416,891 square feet at Core5 Logistics Center at Wintergreen, a 43-acre development. Mark Collins and Adam Campbell of Cushman & Wakefield represented VMInnovations in the lease negotiations. Matt Elliot of NAI Robert Lynn represented the landlord, Atlanta-based Core5 Industrial Partners.

LENEXA, KAN. — Rudy’s Tenampa Taqueria has signed a lease to open its second location at 8710 Lackman Road in Lenexa. The Mexican restaurant will occupy 4,678 square feet at Country Hill Shopping Center. Other tenants at the property include Rimann Liquors, Ace Hardware, Panera Bread and Sherwin Williams. The original Rudy’s opened in Kansas City in 1993. The opening for the new restaurant is scheduled for mid-August. David Block and Rob Epstein of Block & Co. Inc. Realtors negotiated the lease transaction. Block & Co. is the leasing and property management company for the shopping center.

SECAUCUS, N.J. — CBRE has brokered the sale of 425 Meadowlands Parkway, a 111,106-square-foot office building in Secaucus, as well as the leaseback of approximately 45,000 square feet of office space currently occupied by the seller. CBRE represented the seller, Meadowlands Parkway Associates, in the transaction. The buyer was CPR Meadowlands Parkway LLC. The deal also involved a lease buyout of tenant Capital One.

BEAUMONT, TEXAS — Houston-based Baker Katz has signed Republic Chicken, a family-style restaurant serving Southern comfort food, to a new lease in Beaumont. Located at the corner of Interstate 10 and U.S. Highway 96, the new 5,443-square-foot location sits on nearly 1.3 acres. Republic Chicken will move from its current location at 797 N. 5th St. in Beaumont. Lunden McGill represented Baker Katz internally in the lease transaction.

ITASCA, ILL. — United Business Mail (UBM) has signed a 203,000-square-foot industrial lease in Itasca. The company will fully occupy the space at 801 Bryn Mawr Ave. UBM’s former facility in Bensenville is under contract to an undisclosed buyer. The new Itasca property will serve as UBM’s Midwest hub and features a clear height of 24 feet, 15 exterior docks, one drive-in door and 6,100 square feet of office space. At 2,500 amps, the building has more than five times the power typically found in these types of properties. UBM will use the increased power capacity to run dozens of mail sorting machines and air conditioning systems. Steve Kohn of Colliers International represented UBM in the lease transaction. The landlord was not disclosed. UBM provides commingle services, which involves presorting mail to maximize savings on postage.

WEST CHICAGO, ILL. — Lee & Associates has negotiated a 75,539-square-foot industrial lease on behalf of MAPEI Corp. in West Chicago. The property is located at 1701 W. Hawthorne Lane. Wise Plastics occupies the remaining portion of the 150,000-square-foot facility. Michael Androwich Jr. and Nick Eboli of Lee & Associates represented MAPEI, an international manufacturer of adhesives, sealants and other chemical products for the building industry. Michael Magliano of Cushman & Wakefield represented the owners, Cabot Properties and Blackstone Group.
