DETROIT — PEA Inc. has opened a new 2,400-square-foot office in downtown Detroit. The site development design firm will occupy the space at the 45 West Grand River building, which is owned by Bedrock. Renovations were recently made to the office, which is now open. PEA, which specializes in civil engineering, land surveying and landscape architecture, operates four offices in southeast Michigan.

BOSTON — Amazon has announced plans to expand its Boston Tech Hub with a 430,000-square-foot office lease at WS Development’s Seaport project. Amazon plans to open a new office inside the 7.6 million-square-foot Seaport development in 2021. Boston’s Seaport district has been transformed in recent decades into a technology center. Amazon’s teams based in the Boston metropolitan area primarily focus on Alexa, Amazon Web Services, and Audible. The expansion is expected to create an additional 2,000 technology jobs in fields including machine learning, speech science, cloud computing and robotics engineering. To date, the company has created around 3,500 jobs in Massachusetts.
GLENDALE HEIGHTS, ILL. — King Solutions Inc. has signed a 160,669-square-foot industrial lease in Glendale Heights, about 30 miles west of Chicago. The property is located at 500 Regency Drive. This is the first location in the Chicago area for the asset-based 3PL provider of freight transportation management, retail project logistics, order fulfillment and warehousing services. Built on 9.4 acres in 1989, the warehouse features a clear height of 25 feet, seven exterior docks, one interior dock and two drive-in doors. The property can accommodate parking for 200 cars. ROSELAND, N.J. — CBRE has secured a 20,000-square-foot lease at 5 Becker Farm Road in Roseland for Comodo CA, a global leader in cyber security. The company will move its U.S. headquarters to the location. Daniel F. Casey and Joseph A. Sarno of CBRE represented the building owner, a joint venture between Soma Capital Partners and Northlight Capital Partners, in the lease negotiations. Remy deVarenne and Kadeem Goodall-Reid of CBRE acted on behalf of Comodo CA.
ST. LOUIS PARK, MINN. — Three tenants have signed office leases totaling 120,000 square feet at West End Center, a 200,000-square-foot building within West End Office Park in St. Louis Park, about five miles west of Minneapolis. nVent, a company related to Pentair’s electrical business, will occupy the sixth and seventh floors totaling approximately 60,000 square feet. CoBank, a national cooperative bank, will relocate its Minneapolis office from Metropoint and occupy the fourth floor for a total of 30,000 square feet. Magnet 360, an engagement strategy and Salesforce expertise company, will occupy the fifth floor with a 30,000-square-foot lease. West End Office Park, now 90 percent leased, spans six buildings and 560,000 square feet. The property recently underwent a renovation. Peter Fitzgerald, Bill Rothstein and Tom Sampair of Cushman & Wakefield represented an investor group in the lease transactions with nVent, CoBank and Mindtree Limited, parent company of Magnet 360. The investment group includes The Excelsior Group, its affiliate investment fund Opportunity Partners Fund IV and Goldman Sachs Asset Management Private Real Estate.
KANSAS CITY, MO. — Functional 45 (F45) is opening its first Missouri location at Corrigan Station in Kansas City. The new fitness center will be located in the Corrigan Station Garage and occupy 2,319 square feet of street-level space. Set to open this summer, the center will offer F45 Training, a method of group circuit exercises that focuses on variety, high intensity and functionality. The name stands for Functional 45-minute class durations, according to F45. Molly Crawford Munninghoff and Erin Johnston of Copaken Brooks brokered the lease transaction. Corrigan Station is a mixed-use development owned by Copaken Brooks and located within the Crossroads Arts District.
NEW YORK CITY — Rockefeller Group has signed Latham & Watkins LLP to a 407,000-square-foot office lease at 1271 Avenue of the Americas. The law firm will occupy floors 25-34 in the 48-story building with an anticipated move-in during the second half of 2020. Built in 1959, the building was originally designed by Harrison & Abramovitz & Harris, the architects for all of Rockefeller Center. Scott Gamber and Craig Reicher of CBRE represented Latham & Watkins in the transaction. 1271 Avenue of the Americas is currently undergoing extensive renovations designed by the architectural firm Pei Cobb Freed & Partners. The project began in 2016 and is slated to be complete by the end of 2019. Major League Baseball and Mizuho Americas have also recently signed leases at the building.
COPPELL, TEXAS — Stream Realty Partners has negotiated a 63,911-square-foot industrial lease at Park West Crossing, a 74-acre, eight-building business park located in the northern Dallas metro of Coppell. Jeremy Kelly and Ryan Boozer of Stream Realty represented the landlord, MLRP Park West Crossing F LLC. Bryan Graham of BLG Commercial RE represented the tenant, Black Horse Carriers Inc., an Illinois-based freight company.
BETHESDA, MD. — Cushman & Wakefield has secured a 168,000-square-foot lease for the Henry M. Jackson Foundation, a nonprofit organization dedicated to the advancement of military medicine, at SkyBridge Towers in Bethesda. The two-building property totals 427,000 square feet and is located at 6720 Rockledge Drive. Ben Powell and Gwen Fraker of Cushman & Wakefield arranged the lease on behalf of the building owner, an affiliate of Bridge Investment Group, which recently acquired the building. The lease represents a 22,000-square-foot expansion for the foundation, which also signed a long-term lease extension. Bridge is renovating SkyBridge Towers with modernized coworking space, conference centers and a 9,000-square-foot tenant amenity center with a lounge, coffee bar, gaming area, indoor/outdoor bar and an entertainment concept.
DETROIT — LinkedIn has signed a 74,500-square-foot office lease at the historic Sanders building in Detroit. The property, owned by Bedrock, is located at 1523 Woodward Ave. and dates back to the early 1900s. Renovations are underway and the job networking site plans to move into the new space within the next year. LinkedIn currently has 40 employees at its Detroit office.
