NEW YORK CITY — Fisher Brothers has signed GoldPoint Partners to a 29,768-square-foot lease at 299 Park Ave. in Midtown Manhattan. The property is one of Fisher Brothers’ signature buildings. GoldPoint Partners, a global financial firm, signed a 15-year lease to occupy the entire 37th floor of the 42-story building. The tower was constructed in 1967 and occupies the full block between 48th and 49th streets. Richard Bernstein, Steve Braun and Christine Colley of Cushman & Wakefield represented GoldPoint Partners in the transaction. Fisher Brothers was represented in-house by Marc Packman and Clark Briffel, as well as by Andrew Sachs and Pete Shimkin of Newmark Knight Frank.

MILWAUKEE — Sellars Absorbent Materials Inc. has signed a 134,000-square-foot lease at the former Lowe’s Home Improvement store located at 5800 W. Hope Ave. in Milwaukee. Built in 2004, the property has been vacant since Lowe’s closed the store in 2009. Phoenix Investors, which purchased the building in July 2016, plans to make structural and cosmetic upgrades to the property for Sellars’ distribution operations. Sellars is a Milwaukee-based manufacturer of paper towels, wipes and other absorbent materials. Samuel Dickman Jr., Samuel Dickman Sr. and Zach Noble of the Dickman Co. Inc. brokered the lease transaction.
HOUSTON — Cypressbrook Co. has negotiated a 40,716-square-foot industrial lease at 11850 Hempstead Road in Houston. George Montes of Cypressbrook represented the tenant, flooring and cabinetry firm Horizon Forest Products LP, in the lease negotiations. Darryl Noon of Transwestern represented the landlord, Teachers Insurance and Annuity Association of America (TIAA).
HOUSTON — Colliers International has secured a 113,152-square-foot industrial lease at 5301 Polk St. in southeast Houston. The tenant is CustomSpace, a provider of full-service industrial space for tenants looking for footprints in the 250- to-10,000-square-foot range. Barkley Peschel and Mike Davis of Colliers International, along with Trey Erwin of Lee & Associates, represented CustomSpace, which now has eight locations nationwide.
HSA Commercial Negotiates 49,977 SF Industrial Lease for Pelican BioThermal in Suburban Indianapolis
PLAINFIELD, IND. — HSA Commercial Real Estate has negotiated a 49,977-square-foot industrial lease for Pelican BioThermal at Gateway Business Park in Plainfield, a suburb of Indianapolis. The company provides thermal packaging solutions for the safe transportation of pharmaceutical and medical materials. Pelican BioThermal will begin occupying space at Gateway II, a 121,800-square-foot building, in July. HSA Commercial has developed five buildings totaling approximately 630,000 square feet at the 55-acre Gateway Business Park. Terry Busch and Jared Scaringe of CBRE represented ownership in the lease transaction with Pelican BioThermal. Bryan Augustin of Alliance Commercial Group represented the tenant.
NEW YORK CITY — Fisher Brothers has signed the Turkish Consulate General in New York to a nearly 20,000-square-foot lease at 605 Third Ave., a 1.1 million square-foot office tower in Manhattan. The Turkish Consulate will occupy the entire 30th floor of the building. Louis D’Avanzo and Maria Travlos of Cushman & Wakefield represented the Turkish Consulate in the transaction. Since completing a $25 million capital improvement program at 605 Third Avenue, Fisher Brothers has executed 260,000 square feet of leases at the tower. Originally built by Fisher Brothers in 1963, the 44-story building is certified LEED Gold by the U.S. Green Building Council with a tenant roster that includes Univision, AECOM, David Hutcher & Citron LLP and the United Nations Population Fund.
CHICAGO — Strive Logistics has signed a 20,033-square-foot office lease for its headquarters at 1457 N. Halsted St. in Chicago. The third-party logistics provider will move into its space in the NEWCITY development in November. The company will relocate from 3008 N. Lincoln Ave. Kevin McLennan and David Saad of CBRE represented Strive in the lease transaction. Jake Ehrenberg and Scott Brandwein of CBRE represented the landlord, Bucksbaum Retail Management. NEWCITY is a mixed-use development located at the intersection of Halsted Street and Clybourn Avenue in the Lincoln Park neighborhood.
CAMBRIDGE, MASS. — Urban Spaces has signed online automotive marketplace CarGurus to a 50,000-square-foot office lease at 121 First, a 60,000-square-foot mixed-use development in Cambridge. The building also includes 50 parking spaces. CarGurus was represented in the transaction by Nat Kessler and Adam Brinch of CBRE. Designed by architectural firm Perkins Eastman and built by Nauset Construction, 121 First is part of a $200 million development by Urban Spaces. The development will include 50,000 square feet of office space, 50,000 square feet of retail space and 250 apartments as well as a half-acre of green space in Cambridge. The building is currently under construction and is slated to be completed this summer.
Rockefeller Group Secures 49,000 SF Lease Expansion at 50-Story Office Tower in Manhattan

NEW YORK CITY — Rockefeller Group has signed Mayer Brown LLP to a 49,000-square-foot lease at 1221 Avenue of the Americas, a 50-story office tower in Manhattan. The global legal services firm now occupies five floors and 235,000 square feet at the building. Mayer Brown was represented by Bob Flippin, Andrew Sussman, Lauren Crowley Corrinet and Anthony Dattoma of CBRE in the transaction. Rockefeller Group was represented by an in-house team led by Ed Guiltinan. Following the transaction, the office space at the 2.6 million-square-foot building is now 97 percent occupied.
BEDFORD, TEXAS — Lucky Penny Cycles, a seller of pre-owned motorcycles, will open five new dealerships in Texas by 2019, including locations in Dallas-Fort Worth, Houston, Austin and San Antonio. The company’s first store, which opened in the Fort Worth suburb of Bedford in 2016, features an 18,000-square-foot showroom and offers brands including Harley-Davidson, Honda, Suzuki and Yamaha. The store also sells clothing and other biker-themed merchandise.
