CRANBURY, N.J. — Duke Realty has signed RAB Lighting to a 264,085-square-foot industrial lease in Cranbury. RAB Lighting will relocate and expand its distribution center operations in the Northeast at the newly developed building, which was acquired by Duke Realty in October. RAB Lighting is a manufacturer of indoor and outdoor LED lighting and controls. The facility, located at 10 Broadway Road, features a 36-foot clear height, 42 dock doors and two drive-in doors. The property also includes a 130-foot trailer court and parking for 89 automobiles and 11 trailers. Chuck Fern of Cushman & Wakefield represented both parties in the transaction.

ATLANTA — Silverspot Cinema has unveiled plans to open a 38,000-square-foot theater with multiple screens at The Battery Atlanta, a 1.5 million-square-foot mixed-use development in Cobb County. Braves Development Co. (BDC) owns and operates the development, which is home to retail, restaurants, an Omni Hotel, The Coca-Cola Roxy concert venue, multifamily residences and a Comcast office tower. The mixed-use village surrounds SunTrust Park, the new home ballpark of the Atlanta Braves. Silverspot Cinema will feature a full bar, in-theater dining and a range of programming and events, including The MET Opera Series; Broadway musicals and plays; rock concerts and symphonic orchestras; and Flashback Cinema, a film series that brings classic films back to the big screen. Gary Lewis of Gary Lewis & Associates Real Estate represented BDC in the lease negotiations. Naples, Fla.-based Silverspot will open the new theater at The Battery in 2019.
SANDY SPRINGS, GA. — Atlanta-based developer Selig Enterprises has unveiled the retail tenant lineup at City Springs, a $229 million mixed-use development in Sandy Springs, about 14 miles north of downtown Atlanta. Serving as the downtown district of Sandy Springs at the corner of Roswell Road and Mount Vernon Highway, City Springs will soon be home to four new restaurants and three health and wellness concepts totaling roughly 20,000 square feet. The new eateries will include Café Vendome, a bread and sandwich bistro with an existing location in Sandy Springs; Flower Child, a health-conscious restaurant chain serving vegetables, fruit, grains and healthy proteins; Nam Kitchen, a Vietnamese restaurant headed by Alex Kinjo of MF Sushi, executive chef Thuy Bich and Ahn Hoang from Nam Midtown; and The Select, an American comfort food concept that will feature an extensive wine list. The health and wellness outfits coming to City Springs will include Turn, the first indoor cycling and boot camp fitness studio from owner Ashley Francis; SculptHouse, a high-intensity, low-impact fitness concept with existing locations in Buckhead and Nashville; and Vida-Flo, a hydration treatment center staffed by licensed medical professionals. GRAPEVINE, TEXAS — Stream Realty Partners has negotiated a 66,052-square-foot industrial lease at International Airport Center, a 356,530-square-foot distribution warehouse located in the Dallas metro of Grapevine. Built in 2001, the building is situated adjacent to Dallas-Fort Worth (DFW) International Airport. Ryan Boozer of Stream Realty represented the tenant, Hanes Industries, in the lease negotiations. NORTH RICHLAND HILLS, TEXAS — Secondhand retailer Dirt Cheap has opened a 27,941-square-foot store at Rufe Snow Village, a 100,000-square-foot retail center in North Richland Hills, a northern suburb of Fort Worth. Beginning in May, Dirt Cheap will occupy an anchor space at the center, which is now 78 percent leased. Taylor Marks and Taylor Stinnett internally represented the landlord, Woodcrest Capital, in the lease negotiations.
ALTOONA, IOWA — Four national retailers are opening at Outlets of Des Moines this spring. American Eagle and Christopher & Banks are slated to open this month, followed by Michael Kors Outlet and Lucky Brand in May. The open-air outlet center, developed by New England Development and located at 801 Bass Pro Drive, opened last fall. The property will be home to approximately 42 retailers after these new additions.
FLORENCE, S.C. — An 8,500-square-foot Five Below and a 20,000-square-foot HomeGoods will join the tenant mix at PREIT’s Magnolia Mall in Florence. The first-to-region retailers join Burlington, which opened in 2017, backfilling the space formerly occupied by Sears. In addition to these openings, H&M will open later this year, Chick-fil-A is expanding its location to include indoor seating and Texas Roadhouse will lease an outparcel location at the mall. PREIT has also renewed a 10-year lease with Belk, which will undergo a store remodel. Philadelphia-based real estate investment trust PREIT owns and operates more than 22.5 million square feet of retail space located primarily in the eastern United States.
HOUSTON — United General Hospital has signed a 44,569-square-foot medical office lease within the Texas Medical Center in Houston. The healthcare provider will operate out of 7501 Fannin, a 195,000-square-foot, Class A building that was completed in 2004. Zach Leger, Jacob Aldridge and Rani Jones of NAI Partners represented the landlord, Cambridge Properties, in the lease negotiations. ATLANTA —Vero Biotech has opened a new 15,585-square-foot headquarters at the Georgia Institute of Technology’s Technology Enterprise Park in Atlanta. The biopharmaceutical company, formerly known as GeNO LLC, designs, develops and commercializes products for patients with pulmonary and cardiac diseases. Vero Biotech will move its administrative, research & development and manufacturing departments from its current office in Cocoa, Fla., to the new space over the next six to 12 months. The company plans to double its operations, hiring up to 40 new employees over the next year. In addition, Vero Biotech will partner with Georgia Tech to provide hands-on experience and internship opportunities for students. FORT WORTH, TEXAS — Pinstripes, a Chicago-based food and entertainment concept, will open a 30,000-square-foot, two-story bowling alley and restaurant in Fort Worth. Located within The Shops at Clearfork on the city’s southwestern side, the venue will feature 12 bowling lanes, six bocce ball courts and private event space. Larry Leon of Venture Commercial represented Pinstripes in the lease negotiations. This location will be the company’s ninth in the country and first in Texas.
