PLEASANT PRAIRIE, WIS. — Colliers International has negotiated a 534,384-square-foot industrial lease renewal on behalf of Arvato Digital Services in Pleasant Prairie, approximately 37 miles south of Milwaukee. Located at 11500 80th Ave., the property features 20,000 square feet of office space, 40 exterior docks, four drive-in doors and a clear height of 32 feet. CenterPoint has owned the property since 2009. Fred Regnery and Jack Rosenberg of the Chicago office of Colliers represented Arvato in the lease transaction. Arvato distributes consumer products to retail store distribution centers as well as directly to consumers.

AUSTIN, TEXAS — Taiwanese bakery 85°C Bakery Café has signed leases to open two new stores in Austin, one in the Highland area on the city’s north side and one on Lakeline Boulevard on the city’s northwest side. John Nguyen of NewQuest Properties represented the bakery in its lease negotiations. Bryan McMurrey of CBRE represented the landlord in the lease for the Highland location, which will have a soft open on June 25.
LOS ANGELES — ARUP Engineering has inked a deal to occupy 66,000 square feet of space at Wilshire Grand Building, a newly constructed office building in downtown Los Angeles. The value of the transaction is $57 million with an initial lease term of 15 years. The company plans to relocate from to the new location from Playa Vista, Calif., at year’s end. ARUP will occupy three floors of the 73-story building, which also include a five-star hotel, conference facilitates, a full gymnasium and a variety of restaurants. Nathan Pellow and Terence Kirk of Colliers represented the Los Angeles office of the London-based engineering firm in the lease negotiations, while Steve Marcussen and John Cushman III of Cushman & Wakefield represented the landlord, Hanjin/Korean Air.
AmerisourceBergen Signs 400,000 SF Office Lease for New Corporate Headquarters in Conshohocken, Pennsylvania

CONSHOHOCKEN, PA.— AmerisourceBergen has signed a 400,000-square-foot office lease at Keystone Property Group’s SORA West site in Conshohocken for its new global headquarters. The site includes a 400,000-square-foot office building, 125-room hotel, 1,500-space parking garage, public spaces and restaurants. Binswanger represented AmerisourceBergen in the lease transaction. Currently headquartered in Chesterbrook, Pa., the company is ranked No. 12 on the Fortune 500 and serves as a partner in the pharmaceutical supply chain for thousands of healthcare providers, veterinary practices, livestock producers and global manufacturers. The new headquarters is expected to house around 1,500 employees.
OKLAHOMA CITY — CBRE has negotiated a 41,936-square-foot industrial lease at 3228 N. Santa Fe Ave. in Oklahoma City on behalf of Spiers New Technologies Inc. a manufacturer of batteries for electric and hybrid cars. Jason Hammock, Caitlin Mazaheri and John Lenochan of CBRE represented Spiers in the lease negotiations. Brett Price of Newmark Grubb Levy Strange Beffort represented the landlord, a private trust.
EL PASO, TEXAS — CBRE has negotiated a 100,483-square-foot industrial lease at 1270 Don Haskins Drive in El Paso on behalf of Redwood Logistics, a Chicago-based freight company. Arturo De la Mora, Christian Perez Giese and David Saad of CBRE represented Redwood Logistics in the lease negotiations. The name and representative of the landlord were not disclosed.
Mack-Cali Realty Signs Plymouth Rock to 12-Year, 130,000 SF Lease in Woodbridge, New Jersey

WOODBRIDGE, N.J. — Mack-Cali Realty Corp. has signed Plymouth Rock Insurance to a 12-year, 130,000-square-foot lease at Mack-Cali’s office complex in Woodbridge, located at 581 Main St. After the transaction, the eight-story, 200,000-square-foot property is now fully leased. Mack-Cali recently completed a capital improvements program at the property, which included upgrades to the entryway, lobby, fitness center, café, conference room and exterior landscaping. As an additional amenity, Mack-Cali recently partnered with Uber and will pay $10 towards rides for tenants to and from the complex during commuting hours. Toni Casiano of Mack-Cali represented the company in lease negotiations while Sam Horowitz of Colliers International represented Plymouth Rock. Cushman & Wakefield served as the exclusive leasing agent for the property.
OWINGS MILLS, MD. — Kimco Realty Corp. has signed five new tenants to Mill Station, a $108 million open-air retail development in Owings Mills, located roughly 20 miles northwest of Baltimore. Lowe’s Home Improvement, Marshalls, HomeSense, Burlington and Five Below will join the anchor lineup at the development, located at the site of the former Owings Mills Mall. With the addition of the new retailers, the project is 75 percent preleased. Previously announced tenants include AMC Theatre and Costco, which is expected to open later this year. The other announced tenants are scheduled to open throughout the first half of 2019. At full build-out, Mill Station will total 620,000 square feet and will house up to 30 retailers and restaurants.
LEWISVILLE, TEXAS — Toyota Motor Sales USA LLC, the North American sales and marketing arm of the Japanese automaker, has signed a 121,188-square-foot industrial lease at 121 Riverview Crossing in Lewisville, a northern suburb of Dallas. The developer, ML Realty Partners, recently completed the Class A, freestanding distribution center, which features a rear-load configuration. Dan Spika and Jim Breitenfeld of Henry S. Miller Brokerage Co. (HSM) represented ML Realty Partners in the lease negotiations.
MOORESVILLE, IND. — Midland Atlantic Properties has completed the lease-up of a former 55,000-square-foot grocery store in Mooresville, about 20 miles southwest of Indianapolis. The property is located at 435 Town Center Drive. Tracey Holtzman of Midland Atlantic Properties represented the landlord, Grenadier Indiana LLC, in the lease transactions. Tractor Supply Co. leased 23,556 square feet while Ollie’s Bargain Outlet leased 31,444 square feet.
